Effective 18 October 2026

This notice explains how ADiHomes (“ADiHomes”, “we”), which runs www.adihomes.com, its project websites and apps, handles your personal data: what we collect, why, who receives it, how long we keep it, and the rights you have under India’s Digital Personal Data Protection Act, 2023 and the rules made under it. We are the Data Fiduciary for the personal data described here.

We do not ask for passwords, bank or card details, Aadhaar or other government ID numbers. Do not include such details in listings or messages.

2. Consent and other lawful bases

We process your personal data with your consent, which you give when you sign in, post a property, verify a number or tick the box on an enquiry form. Each consent covers the purposes listed above. You may withdraw consent at any time (see section 7); this stops further processing for that purpose but does not undo what was lawfully done before, such as an enquiry already passed to a seller. We may also process data without consent where the law allows it, for example data you provide voluntarily for a specific purpose, to comply with law or a court order, or to respond to a medical emergency or threat to safety.

3. Who receives your personal data

  • The seller you contact. When you send an enquiry, the owner, agent or builder of that property receives your name, phone, email and message. From then on they handle that information for their own purposes and are responsible for it. Nobody else receives your enquiry, and we never sell or rent personal data.
  • Data Processors working for us, under contract and only for our purposes:
    • Google Workspace (sending email) and Google Analytics (aggregated usage statistics);
    • our WhatsApp Business messaging provider and Meta’s WhatsApp service (receiving your verification message and replying);
    • our AI service provider and the AI model providers it uses (automated checks of listing text and photos for contact details, misleading claims and other sites’ watermarks, and translating page text into Hindi);
    • Cloudflare (security, bot protection and delivering the site) and our hosting provider (servers in India);
    • OpenFreeMap (map images your browser loads when you view a map).
  • Authorities, when required by law, regulation, court order or a lawful request.
  • A successor, if ADiHomes is merged or sold, who must continue to protect your data as this notice says.

4. Transfers outside India

Some processors above may store or process data outside India. We transfer personal data only to countries not restricted by the Government of India under the DPDP Act, and only under contracts that require it to be protected.

5. How long we keep it

  • Account data: while your account is open. You can ask us to delete it at any time.
  • Listings and enquiries: up to 3 years after the listing closes or the enquiry is made, so we can handle disputes and complaints.
  • Sign-in codes, number-verification records and hashed security logs: up to 1 year.
  • Longer only where a law requires it. When we no longer need personal data we erase it, and we ask our processors to do the same.

6. How we protect it

We use reasonable security safeguards: encrypted connections (HTTPS), access limited to staff who need it, one-time codes instead of passwords, hashed identifiers in logs, and checks on every listing before it goes live. If a personal data breach occurs, we will inform the Data Protection Board of India and the people affected as the DPDP Act and Rules require, with what happened, its likely impact and the steps we are taking.

7. Your rights

  • Access: a summary of your personal data we process, what we do with it, and who we have shared it with.
  • Correction and completion: fix inaccurate or incomplete data; most of it you can edit in your account.
  • Erasure: delete your account and personal data, except what the law requires us to keep.
  • Withdraw consent for any purpose, as easily as you gave it.
  • Nominate another person to exercise these rights if you die or become unable to.
  • Grievance redressal (section 8).

Email [email protected] from the email address on your account. We may ask you to confirm your identity. We reply within 30 days.

8. Grievance Officer

For any concern about how we handle personal data, write to our Grievance Officer at [email protected] with “Privacy” in the subject. We acknowledge within 7 days and resolve within 30 days. If you are not satisfied, you may complain to the Data Protection Board of India after using this process.

9. Cookies

  • Essential: a sign-in cookie that keeps you signed in, and security cookies that protect forms and block bots (including Cloudflare’s).
  • Analytics: Google Analytics cookies that count visits and pages viewed, in aggregate.

You can block or delete cookies in your browser. The site works without analytics cookies; signing in needs the sign-in cookie.

10. Messages we send

We send sign-in codes, replies about your listings and enquiries, and the alerts and reminders you set up. We do not send promotional messages without your consent, and every alert email has a way to stop it.

11. Children

ADiHomes is meant for adults. We do not knowingly process personal data of anyone under 18. If you believe a child has given us personal data, email us and we will delete it.

12. Your duties

Please give accurate information, post only properties you are entitled to advertise, do not impersonate anyone, and do not file false or frivolous complaints.

13. Changes

We will post any change to this notice here with a new effective date, and tell account holders by email about changes that affect their rights.
