Mayur Vihar Phase 1 locality guide

Mayur Vihar Phase 1 is an established, planned neighbourhood on the east bank of the Yamuna. It is mostly flats, with two metro lines nearby. This guide covers what we could verify as of 18 October 2026 and flags what we could not.

Where it is and how it is laid out

Mayur Vihar is in East Delhi, close to the Noida border. According to Wikipedia, the wider area lies between Pandav Nagar and Old Patparganj to the north and Trilokpuri to the east, with the Yamuna to the west. The residential area dates from around 1979–80.

Phase 1 has two kinds of housing. DDA flats are grouped into Pockets I to V. There are also many cooperative group housing society buildings. Phase 1 Extension lies to the south. A source on the area says many societies sit in the first few rows along the Noida Link Road.

Listings often blur Phase 1 and Phase 1 Extension. One local guide places Parwana and Vigyapan Lok under the Extension, while ADiHomes lists them under Phase 1. Check the exact address and pocket before comparing homes.

On ADiHomes as of October 2026, there are 10 live projects in this locality, and all 10 are ready to move. They include CGHS Aashiana Apartments, Parwana Apartments, Vigyapan Lok Apartments and Shekhar Apartments. Others include Sahyog Apartments, Manu Apartment, Bhagyawan Apartment and Supreme Enclave. You can browse them on the new projects page or the flats for sale page.

Connectivity

Metro

  • Mayur Vihar-I is an interchange between the Blue Line and the Pink Line. The Blue Line opened here on 12 November 2009 and the Pink Line on 31 December 2018. Wikipedia says it is within walking distance of Pockets I and IV.
  • Shree Ram Mandir Mayur Vihar (also called Mayur Vihar Pocket-1) is on the Pink Line, on Trilokpuri Road.
  • Mayur Vihar Extension is the next Blue Line stop towards Noida. Akshardham is the next stop towards Dwarka.

Walking distance depends on your society. One portal lists about 2.2 km to Pocket-1 station and about 1.2 km to East Vinod Nagar–Mayur Vihar-II on the Pink Line. These figures vary by source, so measure from the actual building.

Roads and rail

The Noida Link Road and Trilokpuri Road are the main local roads, according to a DDA planning document. We could not verify current details for the DND, NH-24 or other expressways, so check travel times at peak hours yourself.

One portal places the New Ashok Nagar RRTS station about 2 km away. The Delhi–Meerut RRTS and Meerut Metro corridors were reported as fully inaugurated on 22 February 2026. Confirm the exact access route before relying on it.

Airports

Indira Gandhi International Airport is roughly 23 to 24 km away, according to two property portals. Noida International Airport at Jewar began commercial flights on 15 June 2026. We could not verify the road distance or travel time from Mayur Vihar.

Schools, hospitals and shopping

Schools. Names often cited include Ahlcon Public School, Ahlcon International School and ASN International Senior Secondary School. St. John's Model School is near Pocket-1 station. Portals give very different distances for the same school, from a few hundred metres to over 2 km. Visit and check admission rules, including any catchment or sibling norms.

Hospitals. Kukreja Hospital and Jeevan Anmol Hospital are within about 0.2 to 0.6 km of the locality centre, according to one portal. Another portal lists Max Super Specialty Hospital at about 3 km. Check emergency and specialist services directly.

Shopping. Everyday needs are met by the DDA Market, the Pocket 3 market and Acharya Niketan Market. Malls such as Star City, DLF Galleria and PVR EDM are described as within about 6 km.

Civic matters buyers should check

  • Land and approvals. DDA publishes layout plans for group housing in Mayur Vihar Phase I. For a society flat, ask for the DDA allotment or lease papers, the society's registration, and the sanctioned building plan.
  • Local body. Wikipedia lists MCD as the civic agency. One portal article says NDMC. Your property tax receipt will show which body applies.
  • Water and power. We found no current area-wide data. Ask for recent Delhi Jal Board and electricity bills, and ask residents about supply and water quality.
  • Litigation and stalled projects. We found no reported stalled projects in Phase 1 in our searches, but that does not prove there are none. Old problems exist in the wider history. Samachar Apartments' own site says a DDA land allotment was cancelled in 1983 because of litigation. In 2005 the CBI told the Delhi High Court that only 19 of 135 housing societies reviewed were genuine. Both are historical and not specific to today's Phase 1. They are reasons to verify the society's papers, and a lawyer should search court records.

Infrastructure underway or planned

  • Shastri Park–Mayur Vihar Phase III metro corridor. It is a proposed 13.197 km line with eight stations, with an interchange planned at Trilokpuri on the Pink Line. It is part of Delhi Metro Phase V(B), which the Delhi government approved on 2 May 2026. The proposal was to go to the Central government for approval. Reports say four corridors are priorities for completion by 2029, but it is not specified whether this line is one of them. It ends at Phase III, so it would not directly serve Phase 1.
  • Delhi–Meerut RRTS. Reported as fully operational from 22 February 2026.

Treat any planned metro line as uncertain until it is sanctioned, funded and under construction.

Who it suits and what to check before buying

The area suits buyers who want a settled, planned neighbourhood with metro access, and those who commute towards Noida or central Delhi. Wikipedia notes a large retiree population in the apartment complexes towards the metro side. Buyers wanting new construction will find mostly ready-to-move resale flats here.

  • Confirm the pocket and society name, and whether it is Phase 1 or the Extension.
  • Check the title chain, DDA or society transfer permissions and any outstanding dues.
  • Ask the society about maintenance charges, parking and pending repairs.
  • Walk the route to the metro at rush hour.
  • Check the price on the project page, since this guide gives none.
