Rohini Sector 14 locality guide
Rohini Sector 14 at a glance
Rohini Sector 14 is a built-up residential sector in North West Delhi, within the Rohini sub-city. It is a mature locality, not a new launch area. On ADiHomes as of October 2026, there are 9 live projects here, and all 9 are ready to move. You can browse them on the new projects in Rohini Sector 14 page or the flats for sale in Rohini Sector 14 page. This guide does not quote prices. Check each listing for current figures.
Where it is and how it is laid out
Rohini was planned by the Delhi Development Authority (DDA) as a sub-city from the 1980s. It is now one of the 12 zones run by the Municipal Corporation of Delhi (MCD). Sector 14 sits on the southern edge of Rohini, next to the Outer Ring Road and the Pitampura side of the city. Property portals describe it as bordered by the Outer Ring Road and as mostly DDA and CGHS (cooperative group housing) apartment complexes. DDA's layout-plan list also includes a typical pocket plan for Sector 14, Pocket 1, which shows the sector is laid out in numbered pockets.
Housing here is mostly apartments in group-housing societies. Examples on ADiHomes include Rose Apartment, Starlite Apartment, DDA Maheshwari Apartment and Sanskrit Nagar CGHS.
Connectivity
Metro and rail
- Rohini East (Red Line): The station sits on Bhagwan Mahavir Marg and serves Sectors 8 and 14. It opened in 2004. Distance from the sector depends on the exact society. Map-based sites give figures from about 0.4 km to about 1 km. One portal lists DDA Maheshwari Apartment at about 1.1 km.
- Uttari Pitampura–Prashant Vihar (Magenta Line): This station is on the Outer Ring Road and opened on 8 March 2026, as part of the Deepali Chowk–Majlis Park section. It gives the area a second line.
- Other stations: Rohini West (Red Line) is roughly 1 km away. Madhuban Chowk and Deepali Chowk are about 1.2–1.3 km away on map estimates. Netaji Subhash Place (Pink Line) is a few kilometres off.
- Interchange: A Wikipedia station list marked the Red–Magenta interchange at Madhuban Chowk as not operational. Confirm the current status with DMRC before relying on it.
- Railway: Shakurbasti station is about 4 km away. New Delhi Railway Station is about 14 km away, per a property portal.
Roads and airport
The Outer Ring Road runs along the sector. Bhagwan Mahavir Marg links Rohini to the Outer Ring Road and the Inner Ring Road. Kanjhawala Road is another route out of the wider Rohini area. I did not find a sourced distance to any expressway entry point, so check travel times on your own route. Indira Gandhi International Airport is about 24 km away by one portal's figure, and about 20 km by another's for Rohini generally. Treat both as rough, and allow for traffic.
Schools, hospitals and shopping nearby
Schools: Lancer's Convent, CRPF Public School and Bal Bharati Public School are listed in or around Sector 14. DAV Public School is in Sector 7. Delhi Public School, Rohini is in Sector 24, which is further away. Tecnia Institute of Advanced Studies is also in Sector 14. Fees change each year, so ask the schools directly.
Hospitals: One portal lists Saroj Hospital about 0.4 km away, Bhagwan Mahavir Hospital about 0.6 km, Prashant Nursing Home about 1 km and Santom Hospital about 1.4 km. Larger public and specialist facilities in Rohini include Dr. B.R. Ambedkar Hospital (Sector 6) and Rajiv Gandhi Cancer Institute (Sector 5).
Shopping: DDA Market and other local markets are in the sector. Metro Walk and DT City Centre are described as within about 3 km. Rohini District Court is also in Sector 14.
Civic matters buyers should check
- Water: The Delhi Jal Board supplies water. Rohini is fed from the Haiderpur water works. Planned shutdowns do happen. One in September 2025 hit several Rohini sectors for about 18 hours, and Sector 14 was not on that list. The Jal Board has also reported a large pile of unpaid bills, which is a funding concern. Ask residents about pressure and timings.
- Power: Tata Power-DDL distributes electricity in North and North West Delhi and has a Rohini district office in Sector 9. Ask the seller for recent bills and check the meter is in the owner's name.
- Approvals: Land here was developed by DDA and the area is under MCD. For DDA flats, ask for the allotment or transfer papers and conveyance or freehold status. For CGHS flats, ask for the society's registration and its member and transfer records.
- Litigation and stalled projects: I did not find a sourced report of a stalled project or a major dispute specific to Sector 14. That does not mean none exists. Get a title search and check court records for any flat you shortlist.
Infrastructure underway or planned
- Magenta Line: The Deepali Chowk–Majlis Park section opened on 8 March 2026. As of April 2026, Wikipedia listed Krishna Park Extension–Deepali Chowk as under construction, expected late 2026. It listed Majlis Park–RK Ashram Marg as expected in late 2027. These dates are expectations and may slip.
- Red Line: It is approved to extend from Rithala to Kundli under Phase IV, with new stations in outer Rohini sectors. These are well north of Sector 14, so the direct effect on this sector is limited.
Who it suits and what to check before buying
Sector 14 suits buyers who want a settled locality with metro access, schools and hospitals close by, and who prefer a ready flat to waiting on construction. It also suits those who want to see the building and neighbours before committing. It is less suited to buyers who want new amenities, large open spaces or a new-build, since the stock is mostly older group-housing.
- Visit at peak hours to judge Outer Ring Road traffic, parking and noise.
- Check the type of ownership: DDA, CGHS society or other, and the transfer rules that go with it.
- Check maintenance dues, building condition, lifts and the water tank.
- Compare walking distance to the metro for the specific building, not the sector.
- Ask about the plot, the sanctioned plan and any unauthorised additions.
- Use only the price shown on the listing, and verify it with the seller.
You can also compare Rose Apartment and Starlite Apartment side by side before arranging visits.
