Rohini Sector 18 locality guide
Where Rohini Sector 18 is and how it is laid out
Sector 18 is in the northern part of Rohini, a planned sub-city in North West Delhi. Square Yards describes Rohini as the Delhi Development Authority's (DDA) first sub-city project, launched around 1980. Civic services here fall under the Municipal Corporation of Delhi (MCD).
The sector is divided into blocks and pockets. DDA layout-plan records name Block F, Block H (including Pocket 1) and vacant DDA land near Suraj Park. Those records also mention a proposed rehabilitation of a JJ cluster in Block F. I could not confirm whether that has been carried out.
Property portals describe the housing as mostly DDA flats and cooperative group-housing societies, mainly apartments. You can browse current options on the flats for sale in Rohini Sector 18 page. There are 0 live projects on ADiHomes as of October 2026. Examples on the site include Dataram Apartment, DDA Platinum Enclave and Green Valley Apartment. The new projects in Rohini Sector 18 page shows what is listed. I have no price figures to quote here.
Connectivity
Roads and buses
The Samaypur Badli metro station is on Bawana Road, which is the sector's main road link. A portal listing puts the Outer Ring Road about 2 km away and UER-II about 8 km away. Treat both as rough figures and check them on a map. DTC bus routes including 107, 116, 119, 123, 130 and 140 serve the metro station from the Rohini Sector 18 bus stop. Routes change, so confirm them before relying on a bus.
Metro and rail
The Rohini Sector 18, 19 station is on the Yellow Line. It is elevated and opened on 10 November 2015. The same line runs to Millennium City Centre in Gurugram.
- Rohini Sector 18, 19: sources give anything from about 0.1 km to 1.3 km, depending on the pocket.
- Samaypur Badli (Yellow Line terminus): about 0.7 km.
- Haiderpur Badli Mor: roughly 1.4 to 3.8 km, depending on the source.
- Pitampura North: about 1.7 km.
- Red Line (Rohini West, Rithala): roughly 3.5 to 5.4 km.
These figures vary by source and by where in the sector you stand, so measure from the actual flat. Badli railway station is about 2 km away, and New Delhi Railway Station is about 23 km away. Indira Gandhi International Airport is about 24 to 25 km by road, according to portal estimates.
Schools, hospitals and shopping nearby
Schools
Portals mention an MCD school and a Mount Abu junior branch school in the locality. Delhi Public School, Rohini is in Sector 24, Phase III, which is in a different part of the sub-city. Delhi Technological University is roughly 3 km away, per a portal listing. Check school distances and admission rules directly with each school.
Hospitals
- DGD Rohini Sector 18: about 1.0 km
- ESI TB Hospital: about 1.2 km
- Delhi Global Hospital and Ishan Hospital: about 1.3 km
For larger facilities, Jaipur Golden Hospital is in Rohini Sector 3. It is a 242-bed, NABH-accredited multispecialty hospital with 24-hour emergency services. I could not source a road distance from Sector 18.
Shopping
Everyday needs are covered by DDA Market and a Mother Dairy outlet, both about 0.7 km away. Portals also list malls such as Metro Walk and North Ex within about 5 km. The Unity market is about 5 km away.
Civic matters to check
Water: I found no Sector 18-specific water notice. Delhi Jal Board has announced planned shutdowns for other Rohini sectors, for example 18 hours in September 2024 for work on the Rohini water main. A news report on tap-water testing also flagged quality concerns in parts of Rohini. Ask residents of the exact pocket about pressure, timings and quality.
Power: I found no reliable sector-level data on outages. DDA layout records do mention a proposal for three 11 kV electric sub-stations in Block H, Pocket 1. Ask the society or owner about the electricity provider, sanctioned load and any outage history.
Approvals: The land here is DDA-planned. For any flat, ask for the allotment or conveyance papers, the title chain, and the current ownership and transfer status with DDA or the society.
Litigation and stalled projects: I found no reported court case or stalled project specific to Sector 18. Disputes elsewhere in Rohini show why checking matters. One is a Delhi High Court case over a Sector 7 plot, and another is a set of complaints from DDA 2014-scheme allottees, mostly in Rohini. Run a court-records search on the specific flat or society before you commit.
Infrastructure underway or planned
The Union Cabinet approved the Rithala-Kundli corridor of Delhi Metro Phase IV on 6 December 2024. It covers 26.463 km and 21 elevated stations, with a stated cost of Rs 6,230 crore. It is meant to finish within four years of sanction, which points to around late 2028. The Red Line would be extended from Rithala through Rohini Sectors 25, 26, 31, 32, 35 and 36 towards Bawana and Kundli.
This corridor does not pass through Sector 18. Its benefit would reach outer Rohini first. One secondary source says construction has begun, but I did not find an official progress update. Check the Delhi Metro Rail Corporation (DMRC) website for the current status and dates.
Who it suits and what to check before buying
Sector 18 may suit buyers who want a Yellow Line metro station close by and are comfortable with older DDA-style apartment stock. It may also suit people commuting towards central Delhi or Gurugram on that line. Buyers who want new-build supply should note the live-project count above. Nearby options on ADiHomes include Aastha Kunj Apartments in neighbouring Sector 19.
- Measure the walking distance to the metro station and to the bus stop from the exact flat.
- Verify title, allotment or conveyance papers, and any pending dues or dispute.
- Ask the resident welfare association about water, power and parking.
- Check the building's age, structural condition and repair history.
- Visit at peak hours to judge traffic on Bawana Road.
- Ask for current local prices from several sources. This guide does not estimate prices or future appreciation.
