Who is behind the name

Adel Landmarks Limited, formerly Era Landmarks Limited, was the real estate arm of the Era group. According to the NCLT, it was incorporated on 24 March 2005 in Delhi (CIN U45203DL2005PLC134375). Projects sold under the Era brand, such as Cosmo City and Skyville, belong to this company.

Where it builds in NCR

The company's current website lists 13 licensed projects in five locations, including Faridabad and Palwal. In Gurugram it lists Cosmo City-1 and Cosmo City-3 in Sector 103, Cosmo Court in Sector 86 and Skyville in Sector 68. ADiHomes lists 2 projects under it (2 under construction), including:

• ERA Cosmo City, Sector 103, Dwarka Expressway
• Era Skyville Crest, Sector 68, Sohna Road

Insolvency and resolution

On 5 December 2018 the NCLT New Delhi admitted the company into insolvency on a petition by Edelweiss Asset Reconstruction Company. In 2019 the NCLAT allowed five wholly owned subsidiaries to be brought into the same process. Art Constructions Private Limited was the only resolution applicant. Its plan won 82.66% of creditor votes in a vote concluded on 6 December 2022.

In February 2026 the NCLT sent the plan back to creditors to reconsider. The NCLAT set that order aside in April 2026. The NCLT then approved the plan on 19 May 2026. Under the order:

• an implementation agency and monitoring committee oversee completion;
• units must be handed over on the plan's schedule;
• agreed prices and unit specifications stay as in the original buyer agreements;
• homebuyers who did not file claims are treated in the same way as those who did.

The website shows implementation meetings from June 2026 and an NCLT order of 15 July 2026 on late homebuyer claims. As of October 2026, actual construction progress could not be checked independently.

What a buyer should check

• How the approved plan treats your unit, and any commitment amount you must pay.
• Current HRERA registration and the completion timeline for the specific tower.
• The licence position: Skyville's land is licensed to other companies.
• Updates from the project's elected homebuyer representative.
• Whether any appeal against the approval order is pending.
