Terms of Use
Last updated
Effective 25 October 2026
These Terms of Use (“Terms”) apply to everyone who uses www.adihomes.com, its Hindi version at www.adihomes.com/hi/, and the project websites ADiHomes runs for builders (together, “ADiHomes”, “the site”, “we”, “us”). By using the site, signing in or posting a property, you agree to these Terms, our Privacy Policy and our Disclaimer. If you do not agree, please do not use the site. If a Hindi translation of these Terms differs from the English, the English version prevails.
1. Who can use ADiHomes
You must be 18 or older and able to enter into a binding contract under Indian law. If you use ADiHomes for a business, such as an agency or a builder, you confirm that you are authorised to accept these Terms for it.
2. Your account and sign-in
- You sign in with your email address and a one-time code we email to you. There is no password. Each code works once and only for a short time.
- Keep access to your email secure and never share a code. Nobody from ADiHomes will ever ask you for it. You are responsible for what is done through your account.
- The details in your account must be true and your own. Tell us at once at info@adihomes.com if you think someone else has used your account.
3. What ADiHomes is, and is not
- ADiHomes is an information platform. It publishes property information that we compile, and listings that owners, agents and builders post, so that buyers and tenants can find property and contact sellers.
- ADiHomes is not a party to any sale, purchase, lease or rental. Any agreement is made directly between you and the other person. ADiHomes does not charge brokerage on the site.
- Nothing on ADiHomes is legal, financial, tax or investment advice. Before you pay any money, check the title, approvals, RERA registration, price and charges yourself and take independent professional advice.
4. Content compiled by ADiHomes
We compile builder project pages, locality guides, builder profiles, articles and buyer notices. We take care with them, but:
- Project pages show the RERA status as it appeared on the state RERA website when we checked it, with a link to that website, and asking prices from builders and other public sources with the date we checked them. Where a project has no price, we may show an “indicative market rate” for the area: an estimate worked out from listed asking prices, labelled as such. It is not a valuation or an offer.
- Buyer notices report matters such as insolvency or NCLT proceedings, court-supervised completion or a missing occupancy certificate. Each notice is based on public sources, which we cite and date. The position may have changed since.
- Locality guides are researched from cited public sources and drafted with the help of AI, then published by us.
- Hindi pages are translated from English by machine (AI). If they differ, the English version prevails.
Information may be incomplete, out of date or wrong. Always check it with the original source before you rely on it. More detail is in our Disclaimer.
Corrections and right of reply
If you think a project page, builder profile or buyer notice is wrong, or you are a builder or other person named in a buyer notice and want to respond, email info@adihomes.com with “Correction” in the subject. Tell us the page, what is wrong and the documents or public records that show it. We will acknowledge within 24 hours and review it within 30 days. If the information is wrong, we will correct or remove it. If it is accurate but you dispute it, we may publish a short, factual statement of your position on the page. Each buyer notice shows the date it was last checked.
5. Posting a property
Owners, agents and builders can post properties. Owners can keep up to 2 listings live free of charge and agents up to 5. Agents must give their RERA agent registration number.
What you confirm when you post
- You own the property or are authorised by the owner to advertise it.
- All details, including price, area, location, approvals and availability, are true and up to date, and you will update or remove the listing when they change.
- The photos and other material are yours or you have permission to use them, and they show the actual property unless clearly marked otherwise.
- Any RERA registration number you give, for yourself as an agent or for the project, is your own or the project’s, and is valid where the law requires registration.
- The property may lawfully be sold or let, and advertising it does not break any law, court order or agreement.
Permission to use your listing
You keep ownership of your listing content. You give ADiHomes a non-exclusive, royalty-free, worldwide licence, for as long as the listing is on ADiHomes and for the retention period in our Privacy Policy, to host, display, format, resize, translate (including by machine into Hindi), and share your listing content in search results, alerts, social media and on other websites, in order to promote the listing and ADiHomes. We do not show your phone number or email address in the listing text.
Checks, removal and suspension
- Every listing is checked before it goes live. Automatic checks look for phone numbers, email addresses and links in descriptions, unrealistic prices, duplicates and reused photos. A person reviews listings the checks flag as doubtful.
- The “Phone verified” badge means only that the poster verified their WhatsApp number with us. It does not mean we have checked ownership, documents or the property itself.
- We may refuse, edit for format, hide or remove any listing, and suspend or close an account, if we reasonably believe it breaks these Terms or the law, or if we receive a valid complaint or a lawful order. We will tell you why unless the law or an authority prevents us.
6. What you must not post or do
You must not post, share or send anything that:
- belongs to someone else and you have no right to use;
- is obscene, pornographic or paedophilic, invades someone’s privacy (including bodily privacy), insults or harasses anyone because of their gender, is racially or ethnically objectionable, promotes money laundering or gambling, or promotes hatred or violence between groups on grounds of religion or caste;
- is harmful to children;
- infringes a copyright, trade mark, patent or other intellectual property right;
- deceives or misleads about where it comes from, or that you know is false or misleading;
- impersonates another person;
- threatens the unity, integrity, defence, security or sovereignty of India, its friendly relations with other countries or public order, incites an offence, obstructs the investigation of an offence, or insults another nation;
- contains a virus or other harmful code; or
- breaks any law in force in India.
For property listings in particular, you must not post:
- fake listings, or a property that is not available;
- duplicate listings of the same property;
- misleading prices, areas or bait offers;
- phone numbers, email addresses or links in the description;
- photos that are not of the property or not yours to use, or AI-generated or altered images presented as real photos;
- conditions that exclude people because of religion, caste, community, gender or similar grounds;
- a project that is not registered with RERA, where registration is required, described as registered; or a false RERA number.
You must also not scrape, copy or collect personal data from the site (such as sellers’ or enquirers’ details), send spam through it, get around our checks or bot protection, or interfere with how the site works.
7. Sponsored placements and how results are ordered
In the default “Relevance” order, results are ordered by how well they match your search, then by the checks completed, then by how recent the information is. Some placements are paid for by builders, owners or agents: these are always labelled “Sponsored” and, while the paid period lasts, are shown first in the “Relevance” order. Choosing another order (such as price or newest) applies that order to all results. A Sponsored label means the placement was paid for; it is not a recommendation or a sign that we have checked the property.
8. Enquiries and sellers’ duties
- When you send an enquiry, we pass your details to the seller of that property, as explained in our Privacy Policy. The seller may call, WhatsApp or email you about it.
- If you receive enquiries, use enquirers’ details only to respond about that property. Do not sell or share them, add them to unrelated marketing lists, or contact anyone who asks you to stop. You are responsible for handling their personal data lawfully.
- ADiHomes does not check what buyers, tenants or sellers say to each other and is not responsible for any deal between them.
9. Fees
Searching, saving, alerts and enquiries are free. Posting within the limits in section 5 is free. If we offer a paid service, such as a Sponsored placement, we will show its price and terms before you buy it.
10. Our content and permitted use
- The site, its design and the content we compile belong to ADiHomes or are used with permission. Map data is © OpenStreetMap contributors.
- You may view, share links to and print pages for your own use. You may quote short extracts with a link to the source page and credit to ADiHomes. You may not copy substantial parts of the site, or republish our content as your own, without our written permission.
- Search engines and AI crawlers may index and use our public pages, as set out in our robots.txt and llms.txt files. This does not allow anyone to collect personal data from the site.
11. Copyright and takedown notices
If you believe content on ADiHomes infringes your copyright, send a written notice to info@adihomes.com with “Copyright notice” in the subject, as provided in rule 75 of the Copyright Rules, 2013. Include:
- a description of the work, with proof that you own the copyright or are authorised by the owner;
- the link to each page where the infringing copy appears;
- a statement that the copy is not licensed by you and is not otherwise permitted by law;
- your undertaking to file a suit for infringement and obtain a court order within 21 days; and
- your name, address and contact details.
On a valid notice we will disable access to the content within 36 hours and tell the person who posted it. If we do not receive a court order within 21 days of the notice, we may restore the content. Complaints about other rights, such as trade marks, can be sent the same way.
12. Complaints and the Grievance Officer
Our Grievance Officer handles complaints about content on ADiHomes, about these Terms, and about personal data.
- Email: info@adihomes.com (write “Grievance” in the subject)
- WhatsApp or phone: +91 98108 44840
You can also use “Report this listing” on any listing. Our timelines, following the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021 as amended:
- We acknowledge every complaint within 24 hours.
- We resolve complaints about listings or other content within 7 days.
- Where a complaint asks us to remove content that is unlawful under section 6, we act within 36 hours.
- Where content shows a person’s private areas, nudity or a sexual act, or is a morphed or artificially generated image of a person, and is reported by that person or someone on their behalf, we remove or disable it within 2 hours.
- We resolve privacy complaints within 90 days, as set out in our Privacy Policy.
- We act on orders from a court or an authorised government agency within the time the law requires.
If you are not satisfied with the Grievance Officer’s decision on a content complaint, you may appeal to the Grievance Appellate Committee set up by the Government of India within 30 days of the decision.
13. Reminders of these Terms
At least once every three months, we remind users, by email or a notice on the site, of these Terms and our Privacy Policy, and that breaking them can lead to removal of content and suspension or closure of the account.
14. Other websites and services
ADiHomes links to other websites, such as state RERA websites and builders’ websites, and uses third-party services such as Google ads, Cloudflare, WhatsApp and maps. We do not control them and are not responsible for their content or how they work. Their own terms apply.
15. Disclaimers and limits on our liability
- The site and its content are provided “as is”. To the extent the law permits, we do not promise that the information is complete, accurate or current, or that the site will always be available or free of errors.
- To the extent the law permits, ADiHomes is not liable for any loss arising from a transaction or dealing between users, from content posted by users, from reliance on information on the site without checking it, or for any indirect or consequential loss.
- To the extent the law permits, our total liability to you for all claims about the site is limited to the higher of (a) the amount you paid ADiHomes for the service concerned in the 12 months before the claim and (b) ₹10,000.
- Nothing in these Terms limits liability that cannot be limited by law, including for fraud.
16. Your responsibility for what you post
If you post a listing or other content, you will compensate ADiHomes for any loss, claim, penalty or reasonable legal costs that arise because your content, or your conduct, breaks these Terms, the law or someone else’s rights.
17. Suspension and closing your account
You can close your account at any time by emailing info@adihomes.com from the address on your account. We may suspend or close an account that breaks these Terms or the law, or to comply with a lawful order. After closure we keep data only as set out in our Privacy Policy. Sections 10, 15, 16 and 19 continue to apply after closure.
18. Changes to these Terms
We may change these Terms. We will post the new version here with a new effective date and email account holders about significant changes. If you keep using the site after a change takes effect, the new Terms apply.
19. Governing law and courts
These Terms are governed by the laws of India. Disputes will be decided by the courts in India that have jurisdiction.
