About Central Government Employees Welfare Housing Organisation
Who is behind the name
The Central Government Employees Welfare Housing Organisation (CGEWHO) is a government welfare body, not a private developer. It is an autonomous organisation under the Ministry of Housing and Urban Affairs, Government of India, and is registered under the Societies Registration Act, 1860. Its website gives 17 July 1990 as its date of incorporation. CGEWHO builds flats for central government employees on a self-financing, no-profit-no-loss basis. Some of its recent demand surveys have also been open to wider groups, such as PSU and state government staff.
Track record
A CGEWHO notice from 2025 said it had finished 34 housing projects since 1990, with about 17,796 flats in several cities. Its current schemes include Kolkata Phase III and Visakhapatnam, and it has run demand surveys for Meerut Phase II and other cities.
Presence in NCR
CGEWHO has built schemes in Gurugram and Greater Noida. In a February 2014 Lok Sabha answer, the government listed two finished Gurgaon projects: Phase I, with 1,088 flats, completed in 1999, and Phase II, with 852 flats, completed in 2002. CGEWHO's website also has notices for Kendriya Vihar Sector 56 Gurgaon. ADiHomes lists Kendriya Vihar on Golf Course Extension Road, Sector 56, as ready to move. We could not confirm which of the two phases sits at Sector 56.
We found no insolvency proceedings or RERA orders against CGEWHO about its Gurugram schemes. Our checks were limited, though, and this is not a full legal search.
What a resale buyer should check
- Title: get the original allotment letter and the registered conveyance or sale deed from CGEWHO to the first allottee, plus every later registered sale deed.
- Maintenance body: find out whether CGEWHO has handed the complex to an apartment owners' association, and get a no-dues certificate from that association.
- Records: ask the local association and the Gurugram sub-registrar's office whether the flat has any mutation entries or encumbrances.
- Building condition: these blocks are more than two decades old, so look at repair history and any structural audit.
