Dwarka Sector 12: where it is and how it is laid out

Dwarka Sector 12 is a residential sector in the middle of the Dwarka sub-city in South West Delhi, with the postcode 110078. New projects in Dwarka Sector 12 lists what is currently on ADiHomes. Its neighbours include Sectors 11, 13, 4 and 5.

Housing here is mostly cooperative group housing societies, with some DDA residential pockets. The sector also has schools, clinics and a commercial hub called City Centre. Azad Hind Fauj Marg runs through the sector.

मेट्रो और रेल

Dwarka Sector 12 metro station is on the Blue Line, in Block B of the sector. It is described as the busiest station in Dwarka, and City Centre sits right in front of it. Trains run one way towards Noida Electronic City and Vaishali, and the other way towards Dwarka Sector 21.

Sector 21 is five stops west, and it is where the Blue Line meets the Airport Express line. Vegas Mall and Eros Metro Mall are at Sector 14 station, two stops the other way. Nearest metro station for most addresses: Sector 12 itself, usually a short e-rickshaw ride or a walk. Check the exact distance from the flat you like.

The Bijwasan railway station, near Sector 21, is still listed as upcoming. Until it opens, treat the metro as your main rail link.

Roads and expressway

The Delhi section of the Dwarka Expressway is 10.1 km long. It was inaugurated on 17 August 2025, and it runs from Shiv Murti to the Delhi–Haryana border. Official material says it links to Yashobhoomi, the Blue and Orange metro lines and the upcoming Bijwasan station. The Haryana section opened in March 2024. Sector 12 is not on the expressway itself, so allow time for the drive to the entry points.

Indira Gandhi International Airport is the nearest airport. The simplest route is the Airport Express from Sector 21, and one booking site puts the metro trip at about 18 minutes. Road distance estimates vary by source, roughly 12 to 15 km depending on terminal and route. Test the drive at your own commute hour.

Schools

Schools listed in or around the sector include Bal Bharati Public School, PM SHRI Kendriya Vidyalaya, SAM International School and Dwarka International School. Confirm admission rules and catchment preferences directly with each school.

Hospitals

BENSUPS Hospital is in the sector. Other hospitals nearby, with approximate distances from one local guide, are:

• Ayushman Hospital: about 1.5 km (another directory lists it inside Sector 12)
• Manipal Hospital, Sector 6: about 2.5 km
• Aakash Healthcare, Sector 3: about 3 km

Treat these as rough figures, not measured routes.

Shopping

City Centre is the main commercial hub, opposite the metro station. There is also a sector market for daily needs. Vegas Mall is a short metro ride away at Sector 14.

Water is the issue to ask about first. In June 2026, residents of Vidyut Apartments, Sector 12, said supply from the Delhi Jal Board had been short and low-pressure for a month, and that the society was hiring private tankers. That is one resident's account, but Dwarka-wide shortages are reported most summers. In May 2026 the Delhi Chief Minister directed officials to speed up commissioning of a second 50 MGD treatment plant in Dwarka. I could not confirm whether it has been commissioned. Ask any society for its water bills, tanker spending and borewell or storage arrangements.

I could not verify any sector-specific power-cut record. Ask for recent electricity bills, the sanctioned load and the generator backup arrangements.

All 6 ADiHomes projects here are ready to move, so completion risk is lower. The risk shifts to the paperwork. Buyers in cooperative societies should check the society's registration, the DDA lease or conveyance position, and whether the flat is as per the sanctioned plan. Residents in some Dwarka societies, including one in Sector 12, have complained about unauthorised extra construction. These are allegations, not findings, but they show why you should check the sanctioned plan against the actual flat. I found no sector-wide stalled project or major court case for Sector 12 in my searches. That is not proof that none exists, so ask a lawyer to run a title and litigation check on the specific flat.

• Dwarka Expressway extension: a May 2026 master-plan proposal by the airport operator would extend it towards Mayapuri. It is not confirmed, and funding and approvals were still under discussion.
• Blue Line extension from Sector 21 towards Kherki Daula: one broker blog says 2026–27. I could not confirm this from an official source, so do not rely on it.
• Bijwasan railway station: official material still calls it upcoming. No opening date was found.
• Dwarka Baoli: a stepwell in Sector 12, described as under restoration by the state archaeology department with INTACH Delhi. No completion date was found.

The sector suits people who want a walk-to-metro, established neighbourhood with schools and hospitals close by. It is a mature, built-up area, so expect resale or ready flats rather than new-launch inventory.

Before buying, check these:

• Visit in May or June and ask neighbours about water.
• Review the title, society registration, DDA lease or conveyance and sanctioned plan.
• Check for dues, maintenance charges and any pending notices.
• Compare the flat's actual area with the paper area.
• Look at New Rajput Apartment, DDA Indraprastha Apartment और Vidyut apartments side by side, and visit more than once.
