Dwarka Sector 7 is a residential sector in southwest Delhi, pincode 110075. 99acres places it near Sector 6, Mahavir Vihar and Palam Extension. The same portal says most homes are cooperative group housing (CGHS) society flats and DDA flats, and that the market is mostly resale. Three-bedroom layouts are common.

Main reference roads are Dabri-Gurgaon Road, Mall Road and Ramphal Chowk. Comments about parks and wide roads come from resident reviews on listing portals, so treat them as opinion. Visit on a weekday evening and judge for yourself.

• Palam (Magenta Line): about 2.6 km, per NoBroker.
• Dwarka Sector 9 (Blue Line): a 99acres article names it, with Sector 10, as the metro access for Sector 7. I did not find a distance for it.
• Dwarka Sector 21: this is the Blue Line and Airport Express interchange. Wikipedia says it sits next to Dwarka ISBT and Bijwasan railway station. I could not verify its distance from Sector 7.

These distances come from listing portals and are approximate. Check the walking or auto route on a map.

Roads and airport

99acres puts the Dwarka Expressway about 4 km away. That figure comes from an undated listing page, so please re-check it. Portals say the sector has easy access to Indira Gandhi International Airport. I found no verified distance or drive time, so test it at your usual travel hours.

Distances below are from Square Yards and 99acres. They are rough, and they can differ between sources.

• स्कूल: Maxfort School (about 0.5 km), New Delhi Convent Senior Secondary School and Indraprastha International School (both about 0.9 km), and Kennedy Public School (about 1 km). Delhi Public School Dwarka is listed at about 2.8 km.
• कॉलेज: Bhaskaracharya College of Applied Sciences (about 1.1 km) and Delhi Skill and Entrepreneurship University (about 1.4 km).
• अस्पताल: Manipal Hospitals Dwarka, listed at roughly 0.7 to 1.2 km depending on the source. Others are Ayushman Hospital (about 1.2 km) and an ESI dispensary very close by. A 99acres article also names Maharaja Agrasen Hospital at about 3 km.

Water is the most repeated complaint across Dwarka. A local news site, Dwarka City, reported on 28 June 2026 that supply had become erratic in several sectors. It included a submission from the RWA of the DDA Flats Society, Pocket-1, Sector 7. A July 2025 piece from the same site described short early-morning supply in DDA flats. These are local reports, not official data. Ask the society how many hours of supply it gets, whether it relies on tankers or borewells, and what the water quality is.

In October 2023, the National Green Tribunal asked the Delhi Pollution Control Committee for a report on contamination in rainwater harvesting systems at Dwarka housing societies. The Delhi government's report said eight of 54 societies refused entry to inspection teams. Ask any society you are considering whether it was inspected.

I did not find a reliable, sector-specific source on power cuts or load. Ask for recent electricity bills, the sanctioned load, and any record of outages.

Approvals, ownership and litigation

Many flats here are on DDA-leased land, so freehold conversion matters. As of August 2026, the Rajya Sabha was told that DDA had put pending leasehold-to-freehold conversion requests on hold while it reviews its policy. On 30 September 2026, the Delhi High Court directed DDA to process the pending applications within two months, with about 1,373 applications pending. This is still changing, so check the current position before you pay. Also ask for the society's membership records, the allotment or conveyance papers, and the lease details. A Delhi High Court ruling of February 2026 described long delays in flat allotment and conversion in cooperative society cases, though that case was not about Sector 7.

I found no stalled-project reports specific to Sector 7. All seven ADiHomes projects here are listed as ready to move, so construction delay is less of a concern. Title and society paperwork still need checking.

• Airport Express extension (done): the line was extended from Dwarka Sector 21 to Yashobhoomi Dwarka Sector 25 and opened to passengers on 17 September 2023.
• Dwarka Expressway, Delhi section (opened): the 10.1 km Delhi stretch was inaugurated in August 2025. It links to UER-II and the Yashobhoomi area. It is part of a 29 km expressway that includes a Haryana section.
• Bijwasan railway station (status uncertain): this is a large redevelopment near Sector 21. Wikipedia says construction began in 2022, after years of delay over land, height clearances and tree-cutting permissions. A 2025 Dwarka Expressway report still called the station 'upcoming'. I could not confirm a current completion date, so check with Indian Railways.

Sector 7 may suit families who want an established area with schools, a large hospital and markets within a few kilometres. It may also suit people who want a metro station within a short auto ride. If you prefer a new township with modern amenities, it may feel older than newer parts of Dwarka.

• Visit at peak hours to judge traffic, water pressure and parking.
• Ask for the society's latest water and maintenance records.
• Verify title, lease terms, society membership and whether a no-objection certificate exists.
• Ask whether freehold conversion has been applied for or is allowed for that flat.
• Confirm the walking route to the nearest metro station.
• Have a lawyer check the papers before you pay any token amount.
