Where Ghaziabad is and how it is laid out

Ghaziabad is a city in Uttar Pradesh on the eastern edge of Delhi. For buyers it is better read as a set of separate pockets than as one market.

The Hindon River runs through the area. Vaishali station is described as being in the Trans-Hindon part of the city, and it serves Vaishali, Vasundhara, Maharajpur, Indirapuram and Khora. The Red Line runs through the Sahibabad Industrial Area and Mohan Nagar towards the New Bus Adda.

One RERA-tracking site describes Vaishali and Kaushambi as mostly resale, with much of the stock two to three decades old. It describes Siddharth Vihar and Madhuban Bapudham as GDA-developed, and Loni and Mohan Nagar as the affordable end. Treat that as one outside view, not a ranking.

On ADiHomes as of October 2026, there are 136 live projects in Ghaziabad. The median asking price is ₹8,000 per sq ft from 59 properties. By status, 108 are ready to move and 28 are under construction. Examples include Ramprastha Platinum Height, SG Oasis, Sarena Iris Prime, Metro Suites Glitz, Metro Suites Bellavie, Express Greens, Ekdant Dronagiri and Apex The Florus. Connectivity

Metro

• Blue Line branch: Kaushambi and Vaishali opened on 14 July 2011. Vaishali is the terminus. The two stations are roughly 1.5 km apart, a straight-line figure I worked out from published coordinates.
• Blue Line main line: Noida Electronic City has an exit signed for Indirapuram, Ghaziabad. It is roughly 4 km in a straight line from Vaishali, again worked out from published coordinates.
• Red Line: The extension to Shaheed Sthal (New Bus Adda) opened on 8 March 2019. Its stations in Ghaziabad include Shaheed Nagar, Raj Bagh, Shyam Park, Mohan Nagar, Arthala, Hindon River and Shaheed Sthal.

The Vaishali branch and the Red Line do not join inside Ghaziabad. A link between Mohan Nagar and Vaishali is only proposed (see below).

Regional rail

The Delhi–Ghaziabad–Meerut Namo Bharat (RRTS) corridor is now fully open. Ghaziabad-side stations include Sahibabad, Ghaziabad and Guldhar. The Ghaziabad station is listed as connecting with the Red Line's Shaheed Sthal station, and it opened in October 2023.

Roads

Shaheed Sthal sits on a link road joining NH-58, the Meerut–Delhi route, and NH-24. For the NH-24 belt, see our NH-24 guide. I could not verify expressway details or drive times in this check, so test your own commute at peak hours.

Airports

Hindon Airport is a civil enclave inside an Indian Air Force station in Ghaziabad. It is roughly 6 km in a straight line from Vaishali metro, worked out from published coordinates. As of September 2026, IndiGo and Star Air are listed as operating from it. It handles domestic flights only, and routes change often, so check current schedules. I did not verify the distance to Delhi's main airport.

Schools, hospitals and shopping

I could not verify distances to specific schools, hospitals or malls, so I am not giving numbers. Two landmarks are documented. The Mohan Nagar metro station is described as sitting next to WSM Mall, a hospital and colleges. The Shaheed Sthal station is described as being close to Red Mall (Cinepolis). Delhi Public School Indirapuram is also used as a landmark on a proposed metro route in Indirapuram. Check the walking or driving time from any flat you shortlist, at school-run hours.

Civic matters to check

Water

Ganga water supply in the Trans-Hindon area has had interruptions. One news report, which appears to date from October 2024, said supply to Noida and Trans-Hindon would stop for about 20 days after a breakdown at the Siddharth Vihar plant. The authorities planned tube wells and tankers as a stopgap. Ask the resident welfare association (RWA) about daily supply hours, borewell dependence and tanker use.

Power

I did not find reliable current information on outages or backup, so I am not making claims. Ask for the sanctioned load, the generator backup arrangements and the maintenance charges.

Approvals, stalled projects and litigation

Check every project's UP RERA registration number, its sanctioned plan and its completion and occupancy papers. One RERA-tracking site says Crossings Republik has a long history of stalled and revived projects. It also says Loni and Mohan Nagar have a weaker compliance record, with more title issues. These are third-party views, not court findings. About a year ago, UP RERA lifted abeyance status on 22 projects across the state. Several of them were in Ghaziabad, including Officer City-2 Phase-2, Shalimar City Phase-2 and Delhi-99. I did not find a verified list of live court cases for specific projects, so ask the seller for litigation and title documents.

Infrastructure underway or planned

• Delhi–Meerut Namo Bharat: The remaining sections opened in February 2026, completing the corridor. It reported about 108,000 daily riders in September 2026.
• Jewar airport link: NCRTC describes a 72.44 km corridor from the Ghaziabad RRTS station to Noida International Airport at Jewar. I found no construction or opening date, so treat it as planned.
• Metro extensions: DMRC asked the Ghaziabad Development Authority (GDA) to approve project reports for four routes. They are Mohan Nagar–Vaishali, Sahibabad–Noida Sector 62, New Bus Adda–Ghaziabad Railway Station, and Gokulpuri–Arthala. The GDA said it was reviewing them, and it had earlier chosen to go ahead only with the Sahibabad route. I found no sanction or start date, so these are proposals only.
• Hindon Airport: In May 2026, plans began for terminal expansion on about 6.8 acres at Sikandarpur. Night landing and more slots were still under discussion, with no confirmed date.

Who it suits and what to check before buying

Ghaziabad can suit commuters to east Delhi or Noida who want a metro station nearby. The Indirapuram and Vaishali belt is the usual starting point (see the Indirapuram guide). Buyers who prefer newer layouts may also look at the Raj Nagar Extension guide. Ready-to-move homes let you inspect the flat, while under-construction homes depend on the builder delivering.

• Confirm the UP RERA number and the completion date, and match the carpet area to the paperwork.
• Ask for the water source, supply hours and generator backup.
• Test the real walking distance to the metro, and the peak-hour drive to work.
• Check the title chain, any loans on the property and dues owed to the authority or society.
• Do not buy on the strength of proposed metro lines or airport plans, because none of these has a confirmed date.
