Noida locality guide

Noida at a glance

Noida is a planned city in Gautam Buddh Nagar district, Uttar Pradesh, on the Delhi border. Property here is described by sector number, such as Sector 75 or Sector 108. Registration of a sale deed happens at the Sub-Registrar Office in Gautam Buddh Nagar, according to Square Yards.

Two authorities matter. Noida Authority runs the main city. Greater Noida Authority runs Greater Noida and Greater Noida West, the area many people still call Noida Extension. Check which authority governs your sector, because dues, approvals and water supply sit with them.

Buyers usually talk about three belts. Older sectors include 12, 22 and 62. Central Noida covers sectors such as 75 to 78 and 120 to 121. The Noida-Greater Noida Expressway belt covers sectors such as 104, 108, 137, 142 and 150. Our guides to Central Noida and the Noida Expressway go deeper on two of them.

What is listed on ADiHomes

On ADiHomes as of October 2026, there are 140 live projects in Noida. The median asking price is ₹12,400 per sq ft, based on 107 properties. By status, 118 are ready to move, 17 are under construction and 5 are new launches. You can browse flats for sale in Noida or the new projects in Noida. A median hides wide differences between sectors, so compare like with like.

Connectivity

Roads

The Noida-Greater Noida Expressway is the main spine for the expressway sectors. The Yamuna Expressway links the area to Agra, as noted in a Business Standard report. I could not verify current traffic conditions, so test your own commute at peak hour.

Metro

The Aqua Line runs through Noida. Stations such as Sector 137, Sector 142 and Sector 143 are on it, and Sectors 142 and 143 opened on 25 January 2019 (Wikipedia). Today the Aqua Line does not reach the Delhi Metro's Blue Line directly. Commuters get off at Sector 52 and walk to Sector 51 to change, according to Nativeplanet. Distances from a specific project to its nearest station vary by sector, so measure them yourself.

Airport

Noida International Airport at Jewar was inaugurated on 28 March 2026 (All India Radio). Commercial flights began on 15 June 2026, with IndiGo's first service from Lucknow (FTN News). Routes and schedules are still growing, so check current airline timetables. Delhi's Indira Gandhi International Airport remains the other option. I did not verify drive times from individual sectors.

Schools, hospitals and shopping

I could not verify named schools or hospitals, or their distances, so I have not listed any. Check board affiliation, admission rules and the road route to each school and hospital you care about.

For shopping and offices, reports on the planned metro extension mention Advant Business Park in Sector 142, Skymark One Mall in Sector 98 and Mall of Noida in Sector 93 (Square Yards).

Civic matters to check

Water

Noida depends on Ganga water plus groundwater. A 2021 report put demand at about 330 million litres a day, of which about 240 million litres came from the Ganga (Hindustan Times). When a Ganga supply line was damaged in June 2025, societies in sectors 75 to 78 ran short, and older sectors reported low pressure (Jagran). In Greater Noida, a report from around early 2025 said Ganga water reached 52 of 58 sectors, including eight in Greater Noida West (Water Digest). Ask residents about summer supply and tanker use.

Power

I did not find current, reliable data on outages by sector. Ask the society about its sanctioned load, generator backup and maintenance charges.

Approvals, dues and registry

A ready flat needs a completion or occupancy certificate. Ambr Homes lists both as required for ready-to-move property (Ambr Homes). Square Yards advises asking for the transfer permission, the latest dues certificate and the occupancy status before signing. Builder dues to the authority have blocked registries in some projects. A 2025 ThePrint report quoted a buyers' group claiming about 75,000 flats in Noida and Greater Noida were awaiting registration (ThePrint). That is a group's claim, not an official count.

Stalled projects

In July 2019 the Supreme Court cancelled Amrapali Group's RERA registration and told NBCC to finish its stalled projects (Inventiva). NBCC was tasked with completing 38,000 flats, and in August 2026 it sold a 111-unit tower at Aspire Silicon City in Sector 76 by e-auction (BusinessToday). If you look at an Amrapali-named listing such as Amrapali Zodiac, confirm whether that exact project is under the court-supervised process, and who is responsible for delivery and registry.

Infrastructure underway or planned

  • Aqua Line extension: The Union Cabinet approved an 11.56 km extension from Sector 142 to Botanical Garden on 14 February 2026. It has eight elevated stations, an estimated cost of ₹2,254 crore and a four-year timeline (India TV). Named stations include Sectors 44, 93, 97, 105 and 108 (The Realty Today). It is approved, not built, and I found no verified construction milestones. Sector 108 is where Elixir Divine Meadows is listed.
  • New Noida: The Master Plan 2041 covers about 80 villages, with a first phase of 3,165 hectares targeted for 2027 (UP government document). That date is a target from late 2024, and I could not confirm progress.

Who it suits, and what to check

Noida suits buyers who want a planned, sector-based city close to Delhi, and who are happy to compare several belts. Ready-to-move stock dominates on ADiHomes, so buyers who need to move soon have more to choose from than buyers waiting on new launches.

  • Confirm RERA registration, the occupancy certificate and a no-dues certificate from the authority.
  • Check whether the builder owes land dues and whether registry is happening.
  • Budget for stamp duty and registration, about 8 percent for a man and 7 percent for a woman (Square Yards).
  • Visit at peak hours and in summer to test traffic and water.
  • Treat metro extensions and the airport as upside that is not yet fully delivered.
