Rohini Sector 13 locality guide

Rohini Sector 13 at a glance

Rohini Sector 13 is an established residential sector in North West Delhi. This guide pulls together what could be verified in October 2026. Where a fact could not be confirmed, it says so.

Where it is and how it is laid out

Rohini is a sub-city that the Delhi Development Authority (DDA) began developing in the 1980s. It falls under the Municipal Corporation of Delhi. Sector 13 is surrounded by Sectors 12, 14 and 8, plus Rithala and Prashant Vihar. Property portals describe a mix of DDA flats, cooperative group-housing societies, builder floors and independent houses on a planned grid with wide roads.

On ADiHomes as of October 2026, there are 21 live projects in the sector, and all 21 are ready to move. You can browse them on the new projects in Rohini Sector 13 page or the flats for sale in Rohini Sector 13 page.

Connectivity

Metro

Sector 13 sits between two lines. The Red Line stations of Rohini West and Rohini East are the closest by a yardstick one aggregator uses. It puts them at roughly 1.5 km and 1.6 km, about a 15 to 16 minute walk. Treat these as straight-line estimates and check your own building's walking route.

The Magenta Line is newer. The Deepali Chowk to Majlis Park section opened on 8 March 2026. Haiderpur Village station lists Sector 13 in its address. Uttari Pitampura-Prashant Vihar station is also on this stretch, and one portal puts it at about 1.7 km. Madhuban Chowk is where the Red and Magenta lines meet. Passengers there currently have to exit one station and enter the other, because the interchange walkway is not yet open. Wikipedia says it is expected by the end of 2026, so this may change.

Roads, expressways and airports

The Outer Ring Road runs along the sector's southern edge, and the Haiderpur Village station sits on it. Bhagwan Mahavir Marg is the main road along the Red Line. One portal puts Netaji Subhash Place about 6 km away via the Ring Road. I could not verify road distances to any expressway or to the airport, so check these on a live map at peak hours. Traffic and parking are common complaints in resident reviews on portals.

Schools, hospitals and shopping

Schools. Names listed in or near the sector include Sachdeva Public School (about 0.3 km), VSPK International School (about 0.4 km) and Venkateshwar Global School. GD Goenka Public School and Himalaya International School are in Sector 9. Distances come from portals, not surveys.

Hospitals. Bhagwati Hospital is about 0.3 km away, and Prashant Nursing Home is about 1.2 km. Portals also list ESI Hospital and Saroj Super Speciality Hospital nearby. Dr. Baba Saheb Ambedkar Hospital has its own Red Line station.

Shopping. The sector has its own DDA market. Portals also name North Ex Mall and PVR Prashant Vihar, and one lists City Centre, Ambience and Unity One malls within about 2 to 3 km.

Civic matters buyers should check

Water. Delhi Jal Board supplies water. Sector 13 was among the Rohini sectors named in a planned shutdown in November 2023, when supply was cut or ran at low pressure. Supply hours vary by area, so ask current residents about pressure and tanker use. I did not find a published supply timetable for Sector 13 itself.

Power. I could not verify which distribution company serves each pocket. Check the name on an existing electricity bill and ask about sanctioned load and outage history.

Approvals and title. Much of the sector's stock sits on DDA land, in cooperative societies, or in flats with a DDA lease. Ask for the allotment or lease papers, the society's registration, the sanctioned plan, and any no-dues letter. Delhi High Court has dealt with disputes between DDA and cooperative housing societies, and with allotment cancellations under the Rohini Residential Scheme. None of the cases I found was specific to Sector 13. I also found no reports of stalled projects in the sector. That is not proof there are none, so run a court-records search on the seller and society.

Infrastructure underway or planned

  • Magenta Line, Krishna Park Extension to Deepali Chowk: under construction, with Wikipedia listing late 2026 as the expected date (April 2026 status).
  • Magenta Line, Majlis Park to R K Ashram Marg: under construction, expected late 2027 per the same source.
  • Madhuban Chowk interchange walkway: expected by the end of 2026. Dates may slip.
  • Red Line, Rithala to Kundli: the Cabinet approved this 26.463 km, 21-station corridor in December 2024, with completion targeted within four years of sanction. It serves outer Rohini, Bawana and Narela rather than Sector 13 directly.

Who it suits and what to check before buying

Sector 13 suits families and commuters who want an established neighbourhood with schools, clinics and two metro lines nearby. It is less suited to anyone wanting new-launch amenities or very quiet streets. Most stock is ready to move, so there is little construction-delay risk, but resale paperwork matters more.

  • Verify the lease or title chain and the society's transfer rules.
  • Check the building's age, structural condition and any extension or FAR work.
  • Test the water pressure, parking and noise at your own time of day.
  • Walk to the metro and measure the real time.
  • Compare unit sizes and floors across projects, such as The Ekta Apartment, Kewal Kunj Apartment, Ayodhya Enclave and Vijeta Vihar Apartment.

This guide gives no price figures. Check each listing for its price, and ask for the registered agreement value.
