Rohini Sector 9: where it is and how it is laid out

Rohini Sector 9 is in the Rohini sub-city of North West Delhi (PIN 110085). The Delhi Development Authority (DDA) began the Rohini sub-city project in the 1980s. It was meant to house people from all income groups, and Rohini now has roughly 860,000 residents.

Sector 9 is mostly residential. Locality listings name Sectors 7, 8, 10, 13 and 14 as its neighbours. They describe the housing as mainly DDA flats and cooperative group-housing societies. Daily shopping centres on DC Chowk and the Sector 9 Community Centre, and the large Japanese Park (Swarn Jayanti Park) is close by.

The nearest stations are Rohini West and Rohini East on the Red Line. Both opened on 31 March 2004. Rohini West is in front of Unity One Mall and linked to it by a skywalk. Portals disagree on distance. Square Yards gives about 0.6 to 0.7 km, while 99acres gives about 1.6 to 1.7 km. Your walking distance will depend on which society you buy in, so measure it yourself.

Other stations listed within about 3 km include Pitampura (roughly 1.5 to 2.3 km) and Rithala (roughly 1.6 to 2.8 km). Rithala is the Red Line's western terminus. A Magenta Line station at Deepali Chowk, on the Sector 3/8 edge of Rohini, opened on 8 March 2026. I could not verify its distance from Sector 9.

Roads, rail and airport

Listings say the area connects to the Outer Ring Road and Pitampura Road. Square Yards lists DTC bus routes 114C, 988, 997 and DW3, but bus routes change, so confirm them locally. I could not verify any distance to an expressway, so I have not given one.

The nearest railway station is Shakurbasti, about 5 km away per 99acres. New Delhi Railway Station is quoted at 15.6 to 18 km. Square Yards puts Indira Gandhi International Airport at about 25 km. Treat all of these as approximate road distances.

Two well-known private schools have Sector 9 addresses: N.K. Bagrodia Public School on Ahinsa Marg, and GD Goenka Public School near Japanese Park. 99acres also lists Delhi International Public School at about 3 km.

For hospitals, Rajiv Gandhi Cancer Institute & Research Centre is in Sector 5 and has 24-hour emergency services. Bhagwan Mahavir Hospital is near Madhuban Chowk in Sector 14, and Saroj Super Speciality Hospital is also commonly listed for the area. The portals I checked did not give reliable distances for these, so check the travel time at the hours you would actually use them.

Shopping options include Unity One Mall at Rohini West station and Metro Walk in Sector 10 beside Rithala station. Metro Walk also has the Adventure Island amusement park, which one portal places within about 2 km of Sector 9.

Water and power. I found no reliable, sector-specific information on water pressure, supply hours or outages in Sector 9. Ask residents and the society office, and look at recent Delhi Jal Board and electricity bills. Also ask about power backup, water storage and lift maintenance.

Freehold conversion. Many older flats here are DDA or cooperative-society flats on DDA-leased land. The Tribune reported on 12 August 2026 that DDA had put freehold conversions on hold. It also said conversion is not automatic and needs a property with no title dispute. A law-news summary says the Delhi High Court, on 10 September 2026, told DDA and other agencies to file a conversion policy before a 28 September hearing. It also says the online portal had not worked since February 2026. I could not confirm what happened at that hearing, so ask a property lawyer for the current position before you buy a leasehold flat.

Litigation and stalled projects. I found no Sector 9-specific court case or stalled project. That is not a clearance. Run your own title and litigation search on any flat you consider.

The Rithala–Narela–Nathupur (Kundli) Red Line extension is the main project nearby. The Union Cabinet approved it in December 2024. It is 26.463 km long with 21 elevated stations, a cost of Rs 6,230 crore, and a four-year completion period from sanction. The planned stations include Rithala and Rohini Sectors 25, 26, 31, 32, 36, 35 and 34, so it serves outer Rohini and not Sector 9 itself.

Metro Rail News reported on 31 August 2026 that DMRC had floated a civil tender covering a viaduct and 10 stations. A separate tender listing shows bids closing on 12 October 2026. The same news site describes the project as in early construction as of October 2026, and its table implies completion around December 2028. No opening date has been officially announced, so treat that as uncertain.

Sector 9 may suit buyers who want a planned, established area. It has metro access, schools and markets close by, and ready-to-move flats. It is less likely to suit anyone looking for new, large, amenity-heavy towers. One locality profile says the area has few large-scale developments.

• Confirm the ownership type: DDA allotment, cooperative society share or registered title. Ask about freehold status and the conversion position above.
• Check the society's no-dues certificate, maintenance charges and any pending repair work in older buildings.
• Ask for sanction and completion documents, and check for unauthorised additions.
• Check parking, water and power backup in person, on a weekday evening.
• Walk the route to Rohini West or Rohini East yourself.
• Compare a few listings, such as Vinobha Kunj Apartment और Lal Jyoti Apartment, and ask each seller for documents. This is not an endorsement of any project.
