Where Sector 25 is and how it is laid out

Sector 25 is in the Yamuna Expressway Industrial Development Authority (YEIDA) region of Greater Noida, in Gautam Buddha Nagar district. YEIDA is developing about 25,000 hectares along the expressway.

Most listed projects here are inside Jaypee Greens Sports City. One project's address is plot GH-A6 in the Sector 25 special development zone (SDZ). It faces the Buddh International Circuit. The area is a township of large plots rather than a classic numbered-sector grid, so check each project's exact plot boundary.

On ADiHomes as of October 2026, there are 7 live projects in Sector 25. The median asking price is ₹9,000 per sq ft, based on 4 properties. Six projects are under construction and one is ready to move. Examples include Jaypee Greens Kove, Aurum Alumni Accord, F Premiere, Circuit Heights, Imperia The Sephyra, Imperia Prideville and Le Solitairian City. Connectivity

Roads

The Yamuna Expressway is the main road. It is a six-lane, access-controlled expressway of about 165.5 km, running from Pari Chowk in Greater Noida to Agra. It opened in August 2012. Jaypee Infratech maintains it on YEIDA's behalf until 2048. I could not verify the driving distance from Sector 25 to the nearest interchange, so measure it on a map at your usual travel hour.

Metro and rail

The nearest metro is the Noida Metro Aqua Line. It is 29.7 km long with 21 elevated stations, and it runs from Sector 51 in Noida to Depot station in Greater Noida. Pari Chowk station, on the same line, has been open since January 2019. Trains run roughly every 10 to 15 minutes, and service hours are about 6am to 10pm. I could not confirm station-to-Sector 25 distances, so check them before you rely on the metro for commuting.

I found no verified rail-station information for the sector.

Airport

Noida International Airport at Jewar was inaugurated on 28 March 2026. Commercial flights began on 15 June 2026, with IndiGo operating the first service. It is described as about 70 km from central Delhi. I could not verify the exact distance from Sector 25, so ask for a drive-time test on the day of your site visit.

Schools, hospitals and shopping

I could not verify named schools, hospitals or malls, or their distances from Sector 25. Rather than guess, I have left them out. Visit in person and check what is open and operating, not just announced. The area's best-known facilities are sports-related: the Buddh International Circuit and the Jaypee sports complex.

Civic matters buyers should check

Land dispute. YEIDA cancelled Jaiprakash Associates' allotment of the Sports City land in early 2025. The Allahabad High Court upheld the cancellation, and the case went to the Supreme Court. I could not confirm its current status. Ask any seller for the project's land title and its YEIDA allotment or lease papers.

Developer insolvency. Jaiprakash Associates was admitted to insolvency in June 2024. The tribunal approved the Adani Group's resolution plan on 17 March 2026, and the appellate tribunal dismissed Vedanta's challenge on 4 May 2026. An earlier report said Vedanta had also approached the Supreme Court, so confirm that nothing remains pending. Other builders' projects here are separate legal entities, but the land chain still matters.

Approvals. Check each project's UP RERA registration and its approved plans. Portals list Aurum Alumni Accord's possession as July 2028, but verify that against the RERA record. Portal dates for Jaypee Kove's possession vary between 2019 and 2022. For a ready-to-move flat, ask for the occupancy certificate.

Water and power. I found no reliable public information on water supply or power. Ask the builder and YEIDA for the water source, the sanctioned electricity load and who maintains the lines.

Infrastructure underway or planned

• Noida International Airport: Phase 1 opened in 2026. One travel guide cites 12 million passengers a year at first, growing to 70 million by 2040. I could not confirm the dates for the later phases.
• Metro to the airport: A Greater Noida Knowledge Park II to Jewar Airport line is shown as proposed. One source says it is under construction, and the sources conflict. Check the Noida Metro Rail Corporation (NMRC) before you rely on it.
• Ganga Expressway link: A reference describes a connection to the Yamuna Expressway at Pari Chowk, with land acquisition starting in 2025. I could not confirm its construction status.

Who it suits and what to check

Sector 25 may suit buyers who want a township setting and are comfortable with a longer commute. Most listings are under construction, so it also suits those who can wait for possession. It is less suited to anyone who needs full schools, hospitals and shops within walking distance today.

• Match the RERA number, completion date and approved plan on the official portal.
• Ask for the land title and YEIDA documents, and ask how the Sports City litigation affects the plot.
• Compare unit sizes on a carpet-area basis, using the flats for sale in Sector 25 listings.
• Check the maintenance charges and the payment plan.
• Visit at peak hours and note the real travel time to work, the metro and the airport.
