Yamuna Expressway Sectors Compared: A YEIDA Sector-by-Sector Guide

Contents

The Yamuna Expressway belt is no longer just a story about a future airport. With Noida International Airport now handling domestic flights, buyers are looking harder at which YEIDA sector actually suits them. The sectors are very different: some are vast plotted areas where most land is still empty, some are dense group-housing pockets with occupied towers, some are industrial or institutional zones where you cannot buy a home at all, and some carry long legal histories. This guide compares the main sectors one by one so you can match your purpose (living, building a house, or holding for the long term) to the right location.

For the broader investment case around the airport, see our separate guide on Jewar airport and Yamuna Expressway property. This piece stays at sector level.

Noida International Airport: where things stand (as of October 2026)

  • Inaugurated: the first phase (about 1,334 hectares, one runway and one terminal) was inaugurated by the Prime Minister on 28 March 2026, according to YEIDA’s own anniversary statement.
  • Aerodrome licence: issued by the DGCA on 6 March 2026, as reported by IANS.
  • Commercial flights: started on 15 June 2026. IndiGo and Akasa Air were the first carriers; by early July 2026 IndiGo had reported 15 destinations from Noida.
  • International flights: planned but not yet confirmed at the time of writing.
  • Capacity: the first phase is designed for about 12 million passengers a year, with later phases planned to expand this.

What this means for sectors: proximity to the airport is now a working advantage for jobs and travel, but the big employment generators around it (Film City, industrial parks, the semiconductor and medical device clusters) are at different stages, and most of the area’s housing demand will depend on them filling up.

The Yamuna Expressway sectors at a glance

Land-use and development notes below are drawn from YEIDA’s published infrastructure information; YEIDA’s sector pages are not always dated, so treat status as indicative and check the latest position. Projects named are examples already listed on ADiHomes.

A note on Film City: it is often said to be in Sector 28, but YEIDA’s own project pages place it in Sector 21. Sector 28 is the Medical Device Park and electronics belt.

Sector profiles

Sector 22D: the lived-in housing pocket

If you want to move in soon, Sector 22D is the most practical choice. It combines YEIDA’s own affordable and LIG/MIG housing with private group housing by Gaurs (Gaur Chrysalis, Gaur Alaris), ACE (Terra, Estate, YXP, Edit), ATS (Allure, Hedges), Eldeco, Purvanchal and others. Occupancy brings shops, schools and daily services, though the range is still thin compared with Greater Noida or Noida. Check each tower’s OC, the lease deed status of the builder’s plot, and whether the flat’s registry is available.

Sectors 18 and 20: plots and patience

These two sectors hold most of YEIDA’s residential plots. They suit buyers who want to build an independent house eventually. The reality on the ground is a large grid of roads with relatively few houses. Services such as sewer and electrification have been listed by YEIDA as still in progress. Buying here means accepting years before a full neighbourhood forms. Plot owners also have construction deadlines under their lease deed; see our guide on YEIDA plot lease deeds and construction.

Sector 17A: institutional neighbours

Sector 17A mixes institutional and corporate plots with a township. Supertech Upcountry is the main housing project listed. As Supertech has faced insolvency proceedings, any buyer here must check the current status of the project under the insolvency process and the UP RERA page before paying.

Sectors 25 and 19: Sports City legacy

Sector 25 is the Jaypee-era Sports City around the Buddh International Circuit, and Sector 19 holds Gaur Yamuna City. YEIDA cancelled the original Sports City land allotment in 2020; after a long legal fight, the Allahabad High Court in March 2025 upheld YEIDA’s right to cancel while protecting third-party developers and buyers. YEIDA then started executing fresh lease deeds for 13 projects covering more than 13,000 buyers across Sectors 25 and 19. For resale here, ask for the new lease deed position and the tripartite agreement documents.

Sector 22A and Sector 27: newer group housing

These pockets carry several recent launches by ACE, Ajnara, Godrej, Migsun and others. They are closer to Greater Noida than the outer sectors, which helps daily commuting. As most projects are under construction, rely on RERA quarterly updates and actual site progress.

Industrial sectors (24, 28, 29, 32, 33) and Film City (21)

Apart from the residential pockets of Sector 24A that YEIDA offered in its RPS10/2026 plot scheme, you cannot buy a home in these sectors, but they matter because they create jobs. The Medical Device Park in Sector 28 reports completed external development, apparel and MSME parks are in Sectors 29 and 32, and a toy park is in Sector 33. Film City in Sector 21 has its first phase awarded, but as of August 2026 construction had not begun, pending financial closure.

Tappal–Bajna and the planned new city

YEIDA’s Master Plan 2041 has been approved and includes the Tappal–Bajna urban centre further down the expressway. In July 2026 YEIDA also tendered for a master plan for a new city of about 8,000 hectares between the airport and Tappal–Bajna; the planning work alone is expected to take around ten months. Anything you are sold in these areas today is private land, not an authority allotment. Check the khatauni and land use carefully.

Connectivity status (as of October 2026)

Link Status
Yamuna Expressway (165 km, six lanes) Built
Noida International Airport, phase 1 Built; domestic commercial flights since 15 June 2026
Faridabad–Jewar airport corridor (31.42 km, with an 11 km elevated stretch approved by the Union Cabinet on 12 March 2026) Under construction by NHAI; not yet open
Metro from Greater Noida Knowledge Park II to the airport Proposed; a roughly 35 km link has been under study since at least 2021, with no construction reported as of October 2026
Ghaziabad–Jewar rapid rail (about 72 km) Proposed; referred to in central ministry discussions, no construction

Step-by-step: choosing a Yamuna Expressway sector

  • Step 1: Fix your purpose. Living now points to Sector 22D or occupied projects in 22A/27; building a house later points to Sectors 18 and 20; pure holding can extend further out.
  • Step 2: Confirm land use on YEIDA’s master plan, not a broker’s map. Industrial and institutional sectors have no legal housing.
  • Step 3: For flats, open the project on UP RERA and read the registration validity, progress and complaints.
  • Step 4: For plots, insist on seeing the allotment letter, lease deed and payment status in the seller’s name, and check YEIDA’s transfer rules.
  • Step 5: Drive the route you will actually use at peak time, including to the airport and to Greater Noida.
  • Step 6: Verify any price against registered transactions, not listing portals.

What to check: red flags

  • “Plot near airport” on farmland in villages outside YEIDA sectors, with no authority allotment.
  • Projects of builders in insolvency or in the Sports City cluster without clarity on the new lease deed.
  • Resale YEIDA plots where the original allottee has not paid all instalments or missed the construction deadline.
  • Brochures claiming Film City, metro or rapid rail as near-certain; these are still under planning or awaiting construction.
  • Flats sold without registry because the builder owes the authority land dues.

Pros and cons

Pros Cons
Working airport and a fast expressway Large empty stretches; social infrastructure still thin
Authority plots in planned sectors with a 90-year lease Plots must be built on within set deadlines
Industrial and institutional pipeline Several key projects still at planning or financing stage
Wide choice of entry points, from YEIDA flats to branded projects Legacy legal issues in Sports City and some builder projects

Who it suits

  • Airport and industrial-park employees: occupied housing in Sector 22D and nearby pockets.
  • Families planning a self-built home: YEIDA plots in Sectors 18 or 20, with a realistic 5 to 10 year view.
  • Long-term investors: authority-allotted plots or RERA-registered projects only, not private farmland deals.
  • Not ideal for: buyers who need established schools, hospitals and markets at their doorstep right now.

Frequently asked questions

Which Yamuna Expressway sector is best for living right now?

Sector 22D has the most occupied housing, combining YEIDA's affordable and LIG/MIG flats with private group housing. Occupied projects in Sectors 22A and 27 are other options. Most plotted sectors are still sparsely built.

Is Noida International Airport operational?

Yes for domestic flights. Phase 1 was inaugurated on 28 March 2026 and commercial flights started on 15 June 2026, led by IndiGo and Akasa Air. International services were still awaited at the time of writing in October 2026.

Which sector is Film City in?

YEIDA places the International Film City in Sector 21. Its first phase was awarded to the Bayview consortium, but August 2026 reports said construction was still waiting for financial closure. Sector 28 is the Medical Device Park and electronics belt.

Can I buy a house in Sector 28 or Sector 29?

No. These are industrial sectors (medical devices, semiconductors, apparel and MSME parks). They matter to home buyers because they create jobs and rental demand in nearby residential sectors.

What happened to Jaypee Sports City in Sector 25?

YEIDA cancelled the original Sports City land allotment in 2020. In March 2025 the Allahabad High Court upheld the cancellation while protecting developers and buyers, and YEIDA began executing fresh lease deeds for 13 projects across Sectors 25 and 19. Ask for the new lease deed position before buying resale.

Is land near Tappal a safe investment?

Tappal–Bajna is part of YEIDA's approved Master Plan 2041, but no authority housing has been offered there yet. Most deals in the area are private farmland. Check khatauni, land use and acquisition plans before paying anything.
