Sector 33 is on the Sohna Road side of Gurugram, Haryana. This guide covers the area for home buyers. Facts come from public sources, and distances are approximate road figures from listing sites, so check them yourself. Where something is unclear or changing, we say so.

The sector is in the southern-central part of Gurugram (PIN 122005). One local guide describes it as a mix of residential and commercial property. BigEstate places it near Subhash Chowk and Hero Honda Chowk on NH-48. We found no official sector map in our search, so check the HSVP or town-planning layout for plot and road details.

Do not confuse it with Sector 33 in Sohna town. That one has a different PIN (122102) and is about 40 km from the airport, according to BigEstate's separate page.

यह Sohna Elevated Corridor is a 21.65 km, six-lane elevated road run by NHAI. It runs from Rajiv Chowk in Gurugram to KR Mangalam University in Sohna and fully opened on 11 July 2022. A local guide puts Rajiv Chowk about 2 km from the sector and NH-48 about 3 km. Treat these as rough figures.

There is no metro station inside the sector. BigEstate lists Millennium City Centre and HUDA City Centre (Yellow Line) at roughly 5.3 km each. Square Yards puts Rapid Metro's Sector 55-56 station about 5-7 km from Sohna Road and says it is not walkable. Expect to rely on an auto, cab or your own vehicle.

A developer page names Basai Dhankot as the nearest railway station. BigEstate gives it as about 5 km. We could not confirm train services there, so check before relying on it.

Listing sites put the IGI Airport at roughly 19-23 km by road. Travel time varies a lot with traffic.

• स्कूल: 99acres lists Kendriya Vidyalaya No. 2 on Sohna Road very close by. It lists Delhi Public School's primary section at about 2.6 km, Manav Rachna School at about 3.1 km and Amity Global School at about 3.5 km. Edustoke shows Yaduvanshi Shiksha Niketan in the sector, under a kilometre away. Confirm admission rules and bus routes with each school.

Water, drainage and power

Gurugram's drinking-water capacity is 670 MLD. The Tribune reported a new 100 MLD unit at Chandu Budhera was in its final stage, with trial runs expected soon, which would lift capacity to 770 MLD. We did not find sector-level water data, so ask the society about supply, tankers and borewell reliance.

Monsoon waterlogging is a known issue on the Sohna Road service lane between Omaxe Mall and Airia Mall. The same report says officials blamed road gradient and incomplete drainage links. It says a permanent fix depends on NHAI completing gradient and drainage work. Visit in heavy rain if you can.

We found no reliable official data on power cuts. One resident review on 99acres mentions weekend outages, but that is a single anecdote. Ask the society about backup and the local discom's record.

Approvals and litigation

Unitech has been run by a Supreme Court-appointed board since early 2020, according to The Tribune. A notice on Unitech's website lists an occupation certificate for towers of "The Residences", Sector 33. It covers 592 flats plus 232 EWS flats, with a town-planning department memo dated 9 January 2023. Confirm which towers and phases your unit falls under.

We found no stalled-project report specific to Sector 33. This does not rule one out, so check each project on the HRERA portal and the court status of any developer dispute. Some older projects show RERA as not applicable, so ask why.

• Vatika Chowk and Southern Peripheral Road (SPR): a 2026 commercial guide says GMDA is reworking the Vatika Chowk interchange. It says the SPR stretch to NH-48 was slated for tender in early 2026. We could not confirm that tender, so treat it as unconfirmed.
• Sector 56 to Panchgaon (Manesar) metro: Ghar.tv describes about 35 km of line at DPR stage, under state review and not sanctioned. There is no confirmed start or opening date.
• Drainage: The Tribune reports a direction to link Sohna Road surface drains into the master drainage network. No completion date was given.

The sector may suit buyers who want ready-to-move homes and need quick access to hospitals, malls and NH-48. It is less suited to anyone who needs a metro station within walking distance.

• Check the occupation certificate, HRERA status and title for the exact tower.
• Ask for maintenance dues, parking rules and society finances.
• Test the commute at peak hours and visit during rain.
• Check with the school about admission before you rely on it.
• Compare any asking price against the ADiHomes median above, not against unverified claims.
