Sector 69, Sohna Road: property prices, projects and homes

Sector 69 is a residential sector in south Gurugram (Gurgaon), Haryana, on the Southern Peripheral Road (SPR) near Sohna Road. This guide covers its location, transport links, nearby services, civic issues and the projects planned around it. Where I could not verify something, I say so.

Sector 69 has the pin code 122101. It sits on the SPR close to Badshahpur and Sohna Road. Its neighbours include Sectors 68, 70 and 70A. Property portals describe the housing as mostly apartments in gated societies, with some independent houses. Some portals say several societies are still being built.

The SPR links NH-48 (the Delhi-Jaipur highway) with Golf Course Extension Road. One portal puts NH-48 about 6 km away and the Sector 48 commercial zone under 5 km away. The sector also has an office complex, Spaze Corporate Park, which is listed across Sectors 69 and 70 and has bank branches.

Residents quoted on Square Yards complain about a roughly 3 km stretch towards Sector 70A with no street lighting. They also report an uneven SPR surface and limited public transport. These are resident opinions, not official findings.

Roads and expressways

The Sohna Elevated Corridor (NH-248A) is a 21.65 km, six-lane, access-controlled road. It runs from Rajiv Chowk in Gurugram to K.R. Mangalam University in Sohna, and it opened on 11 July 2022. It is the main reason Sohna Road traffic moves better than it once did. It also forms the northern end of the Delhi-Mumbai Expressway.

One weak point is that the SPR does not yet connect directly with the elevated corridor at Vatika Chowk. Drivers currently use turns and U-turns to reach it, according to a Tribune report. That is what the planned works below are meant to fix.

Sector 69 has no metro station of its own. The nearest is Sector 55-56 on the Rapid Metro, the line's terminus. One portal lists it about 7.2 km away. Square Yards gives a 5-7 km range from Sohna Road and 15-20 minutes by auto. The Yellow Line's Millennium City Centre (formerly HUDA City Centre) is listed at about 7.8 km on the same portal. These are portal estimates, so check the route yourself.

Gurugram railway station is roughly 30 minutes away by road, according to a property portal.

Indira Gandhi International Airport is about 26 km away on one portal. Travel listings show drive times from 27 to 46 minutes, so the time depends heavily on the hour.

Tulip Yellow is described as near The Vivekananda School on the SPR. I could not verify distances for other schools, so check each school's address, board and admission rules.

For hospitals, a travel listing placed at Tulip Purple gives Medanta about an 8-minute drive away and Artemis about 9 minutes. Omaxe Celebration Mall is about 6 minutes by car. Airia Mall is also on the Sohna Road stretch, although I have no distance for it. Drive times in Gurugram change a lot with traffic.

Drainage and sewers. Officials told a Tribune-reported committee that monsoon waterlogging on the Sohna Road service lane between Omaxe Mall and Airia Mall comes from the road gradient and incomplete drainage links. Further north, the Sohna Road master sewer has caused six cave-ins since 2023. NHAI has awarded a repair tender for the Rajiv Chowk to Sheeshpal Vihar section. Work was due to start by the end of October 2026 and take about three months. That stretch is not in Sector 69, but it shows how stretched the corridor's sewer network is.

पानी और बिजली। I found no reliable, sector-specific information on water supply, power cuts or backup. Ask each society about its water source, tanker use, sewage treatment and power backup. Ask to see recent bills.

Approvals and litigation. I found no cited reports of stalled projects or court cases specific to Sector 69. That does not mean there are none. Check each project's RERA registration, its building plan approvals, and its occupation or completion certificate if it is ready to move. Also run a court-records search on the builder and the land.

• Elevated SPR, Phase I (tendered, not yet built): GMDA has floated a tender for a 4.23 km elevated road from Vatika Chowk to the Dwarka Expressway cloverleaf. The estimated cost is ₹776 crore, and the target is 30 months from award. Bids close on 18 November. An earlier ₹755 crore tender was cancelled in June after the state asked for changes to the tender document.
• Later SPR phases (planning stage): Phase II is an interchange at Vatika Chowk. Phase III is an 8.5 km elevated stretch from Vatika Chowk to Ghata. GMDA says detailed project reports for both are still being prepared.
• मेट्रो: The Millennium City Centre to Cyber City line is under construction and is expected to open in phases from 2027, according to Square Yards. It does not pass through Sohna Road. A Rapid Metro extension from Sector 56 towards Panchgaon was reported in early 2026 to be awaiting central approval. I could not confirm a decision, so treat it as unconfirmed.

Dates for all of these can slip, so do not base a purchase on them.

Who it suits and things to check before buying

Sector 69 may suit buyers who want a gated-society apartment on the SPR and can accept a car-dependent routine. It is less suited to people who need a metro station within walking distance.
