Vaishali, Indirapuram: a locality guide for home buyers

One listing portal puts it near Indirapuram, Vasundhara and Kaushambi, close to the Delhi border. Another gives about 3 km to Indirapuram, which is approximate.

Older press reports say Vaishali and Vasundhara were developed by the UP Housing Board and the Ghaziabad Development Authority (GDA) and later handed to the municipal body. Connectivity

Metro: Vaishali is the terminus of the Blue Line branch and has parking. It opened on 14 July 2011. The next station is Kaushambi. Anand Vihar is about 2.4 km away, a ride of around three minutes. Anand Vihar is also an interchange with the Pink Line, and the Anand Vihar railway terminal is next to it. A route planner gives about 38 km and 51 minutes by metro from Vaishali to IGI Airport Terminal 1, with one interchange.

Roads: NH-24 (the Delhi-Meerut Expressway) is close by. The 10.3 km Hindon Elevated Road, open since March 2018, links Raj Nagar Extension to UP Gate. It has a down ramp at Kanawani and an up ramp at Vasundhara.

Airports: Hindon Airport is a domestic airport at an air force station. It is roughly 8 km from Vaishali metro station by road, according to a mapping tool. IGI Airport Terminal 3 is about 35 km by road. Treat all of these as approximate.

Rapid rail: One real-estate blog says Hindon Airport can be reached via the Anand Vihar RRTS station on the Delhi-Meerut line. Check current service details before relying on this.

Schools, hospitals and shopping nearby

• Schools: Sun Valley International School (Sector 1), Vanasthali Public School (Sector 2), Aryan Public School (Sector 4) and KR Mangalam World School (Sector 6). DPS Indirapuram, St. Thomas and St. Francis are listed within about 5 km on a portal page that may be dated.
• Hospitals: Max Super Speciality Hospital (Sector 1), Chandra Laxmi Hospital and Sarvodaya Hospital (both Sector 4), Paras Hospital (Sector 4) and Navin Hospital (Sector 3). Yashoda Medicity in Indirapuram is also commonly listed.
• Shopping: Mahagun Metro Mall (Sector 3) and Shopprix Mall (Sector 5). Shipra Mall in Indirapuram is a few kilometres away.

Distances on listing portals vary and are sometimes old. Measure the actual route from the flat you are considering.

Civic matters buyers should check

Water: Water is the most documented concern. Ganga water supply to Vaishali, Kaushambi and Indirapuram has been cut for around 20 days after the monsoon for canal desilting. In 2025 the Jal Nigam expected it to resume by Diwali. Residents then reported short morning supply and weak pressure on upper floors. On 25 June 2026, Amar Ujala reported that Vaishali Sector 3, with over 10,000 residents, went without piped supply for days. I could not confirm whether similar maintenance is scheduled this year, so ask the society about borewell, tanker and storage backup.

Power: I found no reliable, current source on outages specific to Vaishali. Ask residents' associations about outages, transformer capacity and generator backup.

Approvals and authority: The GDA is the planning authority for Ghaziabad, and the Municipal Corporation handles services such as water works and property tax. For any project, ask for the sanction letter, the completion or occupancy certificate for ready homes, and the UP RERA registration for newer projects. Verify these on the official websites.

Litigation and stalled projects: I found no verified report of a stalled project or court case specific to Vaishali. That does not mean none exists. Run a title and litigation check on any property. In nearby Indirapuram, residents wrote to the GDA in October 2026 about alleged encroachment on roughly 20% of vacant allotted plots, with unauthorised utility connections. This is a neighbouring area, but it shows the importance of checking local enforcement.

Infrastructure underway or planned

• Hindon Elevated Road ramps: The GDA has prepared a project report for two more ramps, an up ramp from Indirapuram and a down ramp at Vasundhara. The cost is about Rs 1.93 billion and it is to be sent to the state government for funding. A blog describes it as still in planning, with no construction date.
• New Hindon (Harnandi) bridge: A four-lane bridge linking Siddharth Vihar with Indirapuram and Vasundhara is reported as approved at about Rs 51 crore. No start date has been announced, and the sources are real-estate blogs rather than official notices.
• Blue Line extension: A Noida Electronic City to Sahibabad extension, via Indirapuram stations, is described as proposed. I found no approval or date.
• Indirapuram Extension township: The GDA plans a township of about 230 acres along NH-9. It was first announced about 20 years ago, and land acquisition has delayed it. One report says about 42 acres are in dispute. Status is uncertain.

Who it suits and what to check before buying

Vaishali may suit commuters who want a direct metro link to East Delhi, and families who want schools, hospitals and markets within the sector grid. It is less suited to anyone who needs reliable water without effort. Roads near Anand Vihar and NH-24 can be crowded, so test the commute at peak hours.
