Vaishali, Vasundhara and Kaushambi: Ghaziabad’s Metro Belt

Contents
Vaishali, Vasundhara and Kaushambi sit just across the Delhi border in Ghaziabad’s Trans-Hindon area, east of Anand Vihar. They are among the oldest planned residential areas on this side of NCR, settled since the 1990s, and they have something many newer belts still lack: a working metro line on the doorstep. For buyers who commute to Delhi, that matters more than almost anything else.
This guide covers how the three areas were developed, what kind of housing they offer, connectivity, prices and rents, and the trade-offs that come with older localities.
Three areas, three planning bodies
The three localities look similar on a map, but they were planned differently, and that affects the paperwork you will see.
| Locality | Planned by | Typical housing | Nearest metro |
|---|---|---|---|
| Vaishali | Ghaziabad Development Authority (GDA) | Plots, builder floors, older group housing, a few new high-rises | Vaishali (Blue Line terminus) |
| Kaushambi | Ghaziabad Development Authority | Gated societies, offices, hotels | Kaushambi (Blue Line) |
| Vasundhara | UP Awas Evam Vikas Parishad (UP Housing and Development Board) | Board flats, gated societies, high-rises | Vaishali; Sahibabad Namo Bharat station nearby |
Vaishali was developed by the GDA as numbered sectors with plots, builder floors and some of the earliest group housing in the area. Its societies are generally older and smaller than those in Indirapuram. Kaushambi sits right on the Delhi–UP border, opposite Anand Vihar. It falls under the Vasundhara zone of the Ghaziabad Municipal Corporation and mixes housing societies with offices, hotels and commercial buildings. Vasundhara was developed by UP Awas Evam Vikas Parishad, the state housing board, so allotment and transfer papers for board flats come from a different body. Always confirm which authority approved the specific building you are buying.
Connectivity: the main reason people choose this belt
Delhi Metro Blue Line
The Blue Line’s Vaishali branch runs 8.5 km from Yamuna Bank through Laxmi Nagar, Nirman Vihar, Preet Vihar, Karkarduma and Anand Vihar to Kaushambi and Vaishali. The last section, from Anand Vihar to Vaishali, opened on 14 July 2011. Vaishali is the terminus, in Sector 4, with car parking. Kaushambi station has about 200 parking spaces.
Interchanges make the line more useful than its length suggests. Karkarduma and Anand Vihar connect with the Pink Line. At Yamuna Bank you can change to the main Blue Line towards Rajiv Chowk and Dwarka. Anand Vihar also links to the Anand Vihar railway terminal and the Anand Vihar ISBT bus terminus.
Namo Bharat (RRTS)
The full 82 km Delhi–Meerut Namo Bharat corridor, from Sarai Kale Khan to Modipuram, became fully operational in February 2026. Its Anand Vihar station is underground and connects to the metro, rail terminal and ISBT. Sahibabad station, about 1 km from Vaishali metro, opened in October 2023. Trains run at up to 160 km/h, which puts Meerut and central Delhi within easy reach for many residents.
Roads and airports
The 10.3 km Hindon Elevated Road, opened in March 2018, runs from Raj Nagar Extension to UP Gate and has ramps near Vasundhara. NH-9 (the Delhi–Meerut Expressway) runs along the southern edge of the belt. Hindon Airport’s civil terminal, at Sahibabad, is a short drive away and handles domestic flights to cities including Bengaluru, Chennai, Kolkata and Varanasi. It has limited parking bays and no night landings, so schedules are thinner than at IGI Airport.
Daily life: hospitals, schools and shopping
Because the area is long established, most daily needs are close by. A few well-known names:
- Hospitals: Max Super Speciality Hospital in Vaishali Sector 1, and Yashoda Hospital and Cancer Institute in Vasundhara Sector 15.
- Schools: Sun Valley International School in Vaishali is among the established options, and DPS Indirapuram and others are a short drive away.
- Shopping: Mahagun Metro Mall in Vaishali Sector 3, Shopprix Mall in Sector 5, and Shipra Mall in neighbouring Indirapuram, along with sector markets.
Check exact distances from the society you are considering. A 2 km gap can mean a ten-minute drive or a forty-minute crawl at peak hours.
Prices and rents
The housing stock here is mixed, so a single average price can mislead. Older GDA flats, board flats and builder floors trade very differently from the handful of new high-rise projects.
ANAROCK data for the first quarter of 2026 put the average quoted base price on the wider NH-24 Ghaziabad corridor at about ₹7,000 per sq ft, with 2 BHK rents of roughly ₹15,000 to ₹20,500 a month for a 700 sq ft home. Asking prices for newer projects in this belt are far higher. On ADiHomes as of October 2026, Vasundhara listings range from about ₹11,450 to ₹16,450 per sq ft, and Vaishali listings for new 3 BHK projects from about ₹18,600 to ₹23,400 per sq ft. These are asking prices from a small number of projects, not registered sale values.
| Type of home | What to expect | Main checks |
|---|---|---|
| Older GDA or board flat | Lower price per sq ft, smaller societies, older lifts and services | Allotment chain, conveyance deed, society dues, structural condition |
| Builder floor on a plot | Private entrance, no large clubhouse, parking can be tight | Sanctioned plan, completion of each floor, share in land |
| New high-rise | Highest asking prices, modern amenities | UP RERA registration, occupancy certificate, builder track record |
For newer projects, see the Vaishali guide and the Vasundhara guide on ADiHomes. If you are comparing with the neighbouring township, the Indirapuram guide covers its larger society stock.
Civic matters
- Water: supply comes partly from Ganga water plants and partly from groundwater. Local reports in late 2025 said Ganga water to Vaishali, Kaushambi and Indirapuram was suspended for about 20 days during post-monsoon canal cleaning, and upper floors often get low pressure. Ask residents about borewell use, TDS levels and tanker dependence.
- Waterlogging: some stretches flood after heavy rain. In October 2026, Amar Ujala reported waterlogging on a new road in neighbouring Indirapuram. Visit during or after rain if you can.
- Power: no reliable locality-wide data on outages was found. Backup varies from society to society, so check generator capacity, what it covers (lifts, pumps, flats) and the per-unit charge.
- Approvals: the GDA is the planning authority for Vaishali and Kaushambi, and the municipal corporation handles services and property tax. For Vasundhara, check papers from the housing board as well.
What is planned
Several projects are proposed, but none is funded and under construction as of October 2026, so do not pay a premium for them yet.
- Vaishali–Gokulpuri metro: a proposed 16 km line with seven stations, including Hindon Civil Terminal. In April 2026 the GDA asked DMRC to prepare a detailed project report.
- Vaishali–Noida Electronic City link: a 5.8 km metro link first proposed in 2023, still at the proposal stage.
- Hindon Elevated Road ramps: the GDA prepared a detailed project report in 2025 for an up ramp at Indirapuram and a down ramp at Vasundhara, at about ₹193 crore, to be sent to the state for funding.
Worked example: the cost of a resale flat here
Most purchases in this belt are resales, so budget for the extra costs from the start. Take a ₹90 lakh resale flat in Vaishali bought by a man, where the agreed price is above the circle rate.
| Item | Amount |
|---|---|
| Agreed price | ₹90,00,000 |
| Stamp duty at 7% | ₹6,30,000 |
| Registration fee at 1% | ₹90,000 |
| TDS deducted from the payment to a resident seller (1%) | ₹90,000 (part of the price, deposited with the tax department) |
| Brokerage, legal checks, society transfer charges (typical) | ₹1,50,000 to ₹2,50,000 |
| Approximate total cash outlay | About ₹98.7 lakh to ₹99.7 lakh |
If the flat is bought in a woman’s name, Uttar Pradesh gives a 1% stamp duty concession on property worth up to ₹1 crore, which would save ₹90,000 here. Stamp duty is charged on the higher of the circle rate and the agreed price, so check the current circle rate for the sector before you agree a figure. Older flats may also need early spending on wiring, plumbing and waterproofing, so keep a renovation buffer.
Who this belt suits
- Commuters to east, central or south Delhi who want to rely on the metro rather than drive.
- Families who value established schools, hospitals and markets over new amenities.
- Buyers who prefer a ready, lived-in home with known neighbours to an under-construction project.
- Investors seeking steady rental demand from Delhi-bound tenants, accepting modest yields.
It suits less well those who want a large clubhouse, wide internal roads and new construction, or who work in Greater Noida or along the Yamuna Expressway.
Pros and cons
Pros
- Working metro, Namo Bharat and rail and bus terminals within a few kilometres.
- Established hospitals, schools and markets.
- Short distance to east and central Delhi.
- Ready homes, so no construction risk on resale.
Cons
- Older buildings, with ageing lifts, plumbing and parking shortages.
- Water quality and pressure problems in parts.
- Heavy traffic near Anand Vihar and the border.
- Few new projects, and those are priced at a premium.
Checklist before you buy here
- Identify the planning body (GDA or housing board) and check the full allotment and transfer chain.
- For a builder floor, ask for the sanctioned building plan and completion certificate.
- For a new project, check UP RERA registration and the occupancy certificate.
- Ask the RWA for maintenance dues, sinking fund status and any planned repairs.
- Test water at the tap, and ask about supply hours and tankers.
- Walk to the metro at peak time to check the real commute.
For buyers who want a short, reliable commute to Delhi and do not mind an older building, this belt remains one of the most practical choices in Ghaziabad.
Frequently asked questions
