OSB Golf Heights

OSB Golf Heights is an affordable housing project by Ocean Seven Buildtech in Sector 69, Gurugram, close to the Southern Peripheral Road. HRERA Gurugram registered it on 12 October 2018 under GGM/285/2018/17, and the registration certificate covers about 5.41 acres with 802 homes. Allotment was meant to follow the Haryana Affordable Housing Policy, which fixes unit sizes and prices and allocates flats by draw, though the HRERA snippets reviewed do not state the policy classification directly. The project has run far behind schedule. HRERA decided a batch of buyer complaints against the promoter in January 2024, and in August 2026 allottees held protests saying only around a tenth of the work had been completed nearly eight years after launch. Sector 69 itself has become a premium address with launches such as Smartworld Sky Arc and Trump Residences, but that does not change the delivery risk at this site. Allottees should follow HRERA proceedings and any change in promoter or funding, and new buyers should avoid transfers until a credible completion plan is filed with the authority.
