About Aizawl
Overview: Aizawl
Aizawl is the capital and largest city of Mizoram. It is built along steep hill ridges at an average elevation of about 1,130 metres, with the city spanning a very wide range of heights. The 2011 Census counted about 2.93 lakh residents, and later estimates run to around 4 lakh, though sources differ. Christianity is the dominant religion, and the literacy rate was about 98 percent in 2011.
The Aizawl Municipal Corporation runs the city, with 19 wards and 78 local councils. These neighbourhood councils are a distinctive local institution. Well-known localities include Zarkawt, Chanmari, Dawrpui, Chaltlang, Tuikual and Bungkawn. Mizoram has no DDA-style authority selling flats: housing is mostly privately built, often on sloping plots with multi-storey concrete buildings stepping down the hillside.
The climate is humid subtropical, with summers around 20 to 30 degrees Celsius, winters about 11 to 21 degrees, and about 2,100 mm of rain a year, mostly between April and October. Aizawl was ranked second in India for air quality in 2024.
Because the city is built on ridges, a house a short distance away on the map can be a long, steep drive. Walk the roads, note where the nearest level ground is, and think about access for older family members and for deliveries before choosing a locality.
Connectivity
| Mode | Detail |
|---|---|
| Air | Lengpui Airport, with flights to Kolkata, Delhi, Guwahati, Agartala, Shillong and Imphal. About 4.29 lakh passengers in 2025-26, down 13.1 percent from the year before. |
| Rail | Sairang station on the 51.38 km Bairabi to Sairang line, about 14 to 15 km from the city, opened on 13 September 2025. Trains reportedly include the Sairang to Anand Vihar Rajdhani, a Kolkata train and a Guwahati train. |
| Road | The highway to Silchar in Assam is the main link. The old Silchar to Aizawl road was around 175 km, and it was not an all-weather road historically. |
| Helicopter | A Pawan Hans service links Aizawl with several Mizoram towns. |
Pre-opening estimates said the railway would cut Guwahati to Aizawl travel from about 18 hours to about 12. Those were projections, so check current timetables and frequencies on the Indian Railways site. Within the city, steep, narrow roads and taxis define daily travel.
Schools, colleges, hospitals and shopping
Mizoram University (established 2001) is the main university. Pachhunga University College (1958), Aizawl College (1975) and Hrangbana College (1980) are other notable institutions. Zoram Medical College, inaugurated in 2018 at Falkawn, adds a medical school. We could not verify a dependable list of schools, so check affiliation, fees and bus routes directly.
Hospitals named in public sources include Civil Hospital Aizawl, Durtlang Hospital, Ebenezer Hospital and Greenwood Hospital. Aizawl Bazar was historically the chief commercial centre of the Lushai Hills, and the central areas around Dawrpui and Zarkawt are the main commercial districts. We did not find a verified list of malls or markets.
Shopping, health and education are concentrated in the central wards, so neighbourhoods close to Dawrpui, Zarkawt and Chanmari tend to be convenient for daily errands, while outer areas offer quieter streets at the cost of longer trips. Ask residents about school buses and taxi availability in the evening.
Property market on ADiHomes
ADiHomes has no live listings or projects in Aizawl yet (as of October 2026). No prices, rates or appreciation claims are made here.
The kinds of housing found in the city, from public sources, are family-owned houses and multi-storey concrete buildings on terraced slopes, plus rented rooms and flats. An important rule shapes the market: commercial guides say Mizoram has no private freehold ownership, with Land Use Certificates held only by Mizo permanent residents under Article 371G, and non-tribal visitors need an Inner Line Permit to enter the state. These are secondary sources, so confirm with the Revenue department and a local lawyer. Explore new projects in Aizawl and flats for sale in Aizawl for future listings.
Civic matters
Water
Aizawl draws most of its water from the Tlawng river through the Greater Aizawl Water Supply Scheme, whose Phases I and II bring about 26 crore litres a day. In June 2025 flooding and turbidity stopped pumping from 30 May to 3 June, and a transformer failure at the Phase III Setlak station added to the disruption. An August 2024 Assembly proceeding said Phase III would add about 37 crore litres a day. We found no 2026 report on whether it is fully running. A Down To Earth feature put unaccounted-for water at about 35 percent, and it may be higher.
Landslides
The hills make landslides a documented risk. In August 2026 rain triggered landslides across Aizawl and other districts, and a house at Bungkawn was evacuated after a roadside slide. In May 2024, during Cyclone Remal, a stone quarry collapse in Aizawl district killed at least 21 people and cut the capital off from the rest of the country. A wall collapse in Thuampui killed one person in May 2025. Always get the site checked by a geotechnical or structural engineer.
Approvals
The Aizawl Municipal Corporation has an online building plan approval system. Amended building regulations notified in November 2025 reportedly extend permission validity to five years and require occupancy certificates, with penalties for occupying without one; we read this from a law-firm update and not the gazette. We did not find RERA information for Mizoram, so confirm with the state whether any regulator registers projects. We found no documented stalled-project or NCLT list for Aizawl.
Renters and buyers alike should also keep in mind that the monsoon, from April to October by local rainfall pattern, can close roads and interrupt services for days. Keep a stock of essentials and ask the building committee about its emergency arrangements.
Infrastructure underway or planned
- Railway: the Sairang line is open. A Bharat Gaurav tourist train reached Sairang in February 2026, and the railway ministry said the station had handled more than five lakh passengers in the first year.
- Aizawl bypass: construction of the western bypass (Sairang to Muallungthu / Phaibawk) reportedly began in January 2026, with completion targeted for 2028. Sources differ on details such as cost and length.
- NH-54 upgrade, Aizawl to Tuipang: a multi-package two-lane widening with some packages listed as ongoing by NHIDCL.
- Silchar to Aizawl road: upgrading in packages; a 2023 Rajya Sabha reply said four packages were sanctioned. Status now is unverified.
- Airport: We found no confirmed 2026 terminal or runway project.
Overall, public reporting on big new projects is more detailed than on the housing market itself, so treat the projects above as context and not as a promise of any change in convenience or value.
Pros and cons
Pros
- High literacy and strong neighbourhood councils.
- Clean air and a mild climate.
- A new rail link, an airport and a university in the city.
Cons
- Landslide risk and steep, congested roads.
- Water supply interruptions after floods and heavy rain.
- Strict land and permit rules for outsiders.
- Limited public information about the property market and regulator.
Who it suits
Students and staff of Mizoram University and the colleges may also find the city workable on a rental basis, though the same land and permit rules apply to everyone who is not a Mizo permanent resident.
Aizawl suits Mizo families, people posted to the state, and those who want a quiet, hilly capital with clean air. It is a poor fit for buyers who cannot legally hold land or who need flat terrain and easy driving.
Pre-purchase checklist
- Confirm in writing whether you are legally eligible to hold the land, and what kind of title applies.
- If you are a visitor from outside Mizoram, arrange an Inner Line Permit through the Deputy Commissioner or the official process.
- Check the building permission, the occupancy certificate and the sanctioned plan with the Aizawl Municipal Corporation.
- Ask a qualified engineer to assess slope stability, retaining walls and drainage.
- Find out the water source, storage tank size and typical supply gaps.
- Ask the state whether a real estate regulator or portal covers the project.
- Have a local lawyer review all documents.
