About Daman
Overview of Daman
Daman is a small coastal town on the Arabian Sea at the southern edge of Gujarat, where the Daman Ganga river reaches the sea. The Daman Ganga splits the town into two parts. Moti Daman, on the north bank, is the old fort town with Portuguese-era buildings; the Hieronymus Fort dates to 1593 and most of its buildings now house government offices. Nani Daman, across the river, has the large market and the small St Jerome Fort. Devka and Jampore are the two best-known beaches.
Daman district covers about 72 square kilometres and had 191,173 residents at the 2011 census (Wikipedia). The town proper is much smaller, so check which figure a source is using.
Since 26 January 2020 Daman has been part of the single union territory of Dadra and Nagar Haveli and Daman and Diu, which merged the former Daman and Diu territory with Dadra and Nagar Haveli. An Administrator heads the government, assisted by a Collector, in a single-tier State, district and taluka set-up. The municipal council, with its office in the Fort Area of Moti Daman, handles local civic services. We did not find a separate development authority for Daman in the sources we checked, so building and layout approvals sit with the UT administration and the municipal bodies. Confirm the exact approving office before buying.
Connectivity
| Mode | What to know |
|---|---|
| Rail | Vapi, about 12 km away, is the nearest railhead. Delhi-Mumbai and Mumbai-Ahmedabad trains halt there. From Vapi you reach Daman by local bus, taxi or auto. |
| Air | The official tourism portal lists Surat (about 90 km) and Mumbai (about 170 km) as the nearest airports. An older travel guide mentions a local airstrip and flights, but we could not confirm any scheduled service, so do not plan around one. |
| Road | Daman is reached by road from the national highway corridor near Vapi. Taxis and auto-rickshaws are the usual way to get around town; we did not find a published local bus network. |
| High-speed rail | The Mumbai-Ahmedabad bullet train has a station planned at Vapi. In July 2026 the builder, NHSRCL, reported major structural works done with slab casting, steel erection, roofing and electrical work still under way. Wikipedia and Business Today (August 2026) give an August 2027 target, while the Railway Ministry has spoken of a Surat-Bilimora run earlier. Treat any date as provisional. |
The Moti Daman jetty, where the river meets the sea, is a local landmark and a fishing landing point rather than a passenger terminal.
For daily life, expect to depend on a two-wheeler, auto or taxi. Because Vapi is the railhead and the bullet train station is also planned there, many buyers judge a Daman home by how long it takes to reach Vapi at rush hour. We could not find a published travel time, so time the trip yourself on a weekday morning and in the evening.
Schools, colleges, hospitals and shopping
| Type | Named places |
|---|---|
| Degree college | Government College, Daman (founded 1966, affiliated with Veer Narmad South Gujarat University) |
| Technical | Government Polytechnic, Daman (established 1989, diploma courses in engineering) |
| Schools | Jawahar Navodaya Vidyalaya at Dunetha, Nani Daman (named in an official tender) |
| Hospital | Government Hospital at Marwad, Nani Daman; Community Health Centre, Moti Daman; Primary Health Centre, Kachigam |
| Shopping | The main market is in Nani Daman |
A 2021 notice referred to a planned 300-bed hospital at Marwad; we could not confirm whether it has been built. For specialist care, many residents travel to Vapi or towns in Gujarat and Maharashtra. We have not listed private schools or malls because we could not verify them from reliable sources. Ask each school about board, transport and fees directly.
Property market on ADiHomes
ADiHomes has no live listings or projects in Daman yet, as of October 2026. We therefore show no prices or rates for the town.
From public sources, the town offers a mix of older houses in the fort and market areas, apartments and plots in the newer parts, and holiday homes near the beaches. Industrial areas in and around Daman, together with the Vapi cluster, also create demand for rented homes among workers and managers, though we have no data on rents. Heritage zones around the fort carry extra restrictions on construction.
You can check new projects in Daman and flats for sale in Daman to see when listings appear.
Civic matters
River and industry
The biggest documented concern is the Daman Ganga. The Vapi industrial cluster, with hundreds of units making dyes, chemical intermediates, paper and pharmaceuticals, sends treated effluent through a common effluent treatment plant (CETP) into the river upstream of Daman. The National Green Tribunal has examined this in a case that began in 2018. Joint CPCB and GPCB sampling in 2022 reported that some parameters did not meet inlet norms, and the CETP operator was fined Rs 10 crore. Residents and activists have reported discharge visible near the Daman Ganga railway underbridge. We found no 2026 update specific to Daman, so ask residents and check recent pollution board reports.
Coast and heritage
Much of Daman lies near the shore and the river mouth, so Coastal Regulation Zone rules and heritage controls around the forts may apply to plots. We could not find a current notification, so ask the municipal council or UT administration to confirm the status of any specific plot.
Water, power and sewage
We did not find reliable published figures for Daman's water source, power outages or sewage coverage. Ask the municipal council about the water connection and supply hours, ask neighbours about power cuts, and check whether the building has a sewer connection or a septic tank.
Land rules
A third-party land guide says land transactions in the UT need the Collector's permission before the Sub-Registrar will register a deed, and that non-agricultural use needs separate permission. This is an unofficial summary, so confirm the current rules with the Collector's office or the UT revenue department. Foreign and non-resident buyers must also follow FEMA rules, which an RBI source should confirm.
Infrastructure underway or planned
- Vapi bullet train station: under construction as part of the Mumbai-Ahmedabad line; target August 2027 per Wikipedia and Business Today, July 2026 progress per NHSRCL reports. Provisional.
- Marwad hospital: a 300-bed hospital was referred to in a 2021 notice; status unconfirmed.
- Health and wellness centres: tenders were issued in January 2022 for new centres at Magarwada and Dungri Falia (Kachigam); completion unconfirmed.
- Pond development: a tender mentioned works at Dabhel, Dunetha and Magarwada ponds; status unknown.
Pros and cons
Pros
- Coastal setting with beaches, a heritage fort area and a relaxed pace.
- Close to Vapi's rail links and industrial jobs.
- Compact town with markets and basic services in reach.
- Possible future boost from the Vapi bullet train station.
Cons
- River and effluent pollution concerns linked to the Vapi cluster.
- No confirmed scheduled flights and no metro or local rail.
- Coastal and heritage restrictions may limit building.
- Limited published information on civic services and a small resale market.
On balance, Daman's appeal is lifestyle and location, while its weak points are pollution, thin published data and limited services. Those who value the first and can manage the second often find it workable.
Who it suits
Daman suits people who work in the Vapi and Daman industrial belt and want to live in a small coastal town, retirees who like a quiet pace, and buyers looking for a second home near a beach. It suits those who are comfortable with a limited choice of schools and hospitals. If you need a large job market, major hospitals or a metro, it is better to look at Surat, Vapi or Mumbai.
Pre-purchase checklist
- Check whether the project is registered with the real estate regulator. Sources suggest the combined UT's RERA arrangement is linked with MahaRERA (maharera.maharashtra.gov.in), but we could not confirm this. Verify through the MoHUA list of state and UT regulators.
- Confirm the plot's land-use class, Collector permission and building permission with the UT administration.
- Ask whether Coastal Regulation Zone or heritage rules apply near the shore or the forts.
- Visit during the monsoon to check drainage and flooding near the river.
- Ask about water source, supply hours and sewage connection.
- Smell and look at the river near the plot, and ask residents about discharge episodes.
- Have a lawyer search the title and confirm stamp duty and registration costs.
