About Dehradun
Dehradun at a glance
Dehradun is the capital of Uttarakhand, set in the Doon Valley between the Shivalik hills and the Himalayan foothills, with the Ganga near Haridwar and Rishikesh to the south-east and Mussoorie to the north. It is a mix of old institutions, such as the Forest Research Institute and several well-known boarding schools, and fast-growing suburbs.
Planned development is handled by the Mussoorie Dehradun Development Authority (MDDA), a state body set up in 1984. Its planning area covers the Dehradun urban agglomeration, the Mussoorie municipal area and about 185 revenue villages. Its master plan is described as Master Plan 2025, revised in 2008 and amended in 2013, so check whether a newer plan has been notified. Local civic services in the city fall to the Dehradun Municipal Corporation, and the two bodies have disagreed in the past over sanctioned maps, as a 2014 news report on a disputed apartment project shows. MDDA schemes named in the sources include the ISBT housing scheme, Transport Nagar Phase 2, MIG Extension and Aalayam, but the information is from around 2020 and earlier, so confirm what is open now.
Residential areas that appear in sources include Rajpur Road, Sahastradhara Road, Raipur, Vasant Vihar and Clement Town. Listing sites call Rajpur Road a prominent residential corridor that suffers congestion and narrow roads, and describe Sahastradhara Road as quieter. These are portal descriptions, not official ones.
Connectivity
| Link | What the sources say |
|---|---|
| Delhi-Dehradun Expressway | Inaugurated 14 April 2026; about 210 to 213 km; Delhi to Dehradun reported at about 2.5 hours versus over six before; designed for 100 km/h; includes a short tunnel near Daat Kali |
| Jolly Grant Airport | About 27 km south-east of central Dehradun; prepaid taxi 45 to 60 minutes per a travel site |
| Vande Bharat (Dehradun to Anand Vihar) | 302 km, about 4 hours 45 minutes; stops include Haridwar, Roorkee, Saharanpur, Muzaffarnagar and Meerut City |
| Neo Metro (proposed) | Two corridors, 22.42 km; at DPR stage in a 2026 tracker, so not under construction |
The expressway is the biggest change. Sources differ on its length and on how much of it was open and when, so check the NHAI notice for the current toll and speed rules. The railway station is the main rail gateway, and the Vande Bharat to Anand Vihar is a reliable named service according to the schedule sources, though timings vary between listings. Inside the city, buses and shared autos carry most local trips. There is no metro: the Neo Metro, a rubber-tyred elevated system proposed for ISBT to Gandhi Park and FRI to Raipur, was still awaiting central clearance in 2023 reports, and a 2026 tracker places it at the DPR stage. We found no source for a ring road status.
Schools, colleges, hospitals and shopping
| Category | Names from sources | Note |
|---|---|---|
| Boarding schools | The Doon School (1935), Welham Girls' School (1957), Welham Boys' School (1937) | Residential; check the board and admission rules on each site |
| Universities and institutes | Doon University, Forest Research Institute, Uttarakhand Technical University, Graphic Era University | From a Careers360 list |
| Medical education | Shridev Suman Subharti Medical College, Swami Rama Himalayan University | From a 2019 Q&A answer; verify |
We did not find reliable sourced detail on specific hospitals in the city, so check hospital specialities and emergency capacity yourself. The Doon Valley also has day schools of many boards; school-listing blogs rank them inconsistently, so use them only as a starting list. We could not source a description of the main shopping streets or malls, so visit the areas you are considering at busy hours.
Property market on ADiHomes
ADiHomes has no live listings or projects in Dehradun yet, as of October 2026. We show no prices here. Sources describe several kinds of housing: MDDA-built flats and plots for different income groups, private apartment and villa projects along Rajpur Road and Sahastradhara Road, and plotted land. A 2021-era note reported MDDA plans for more than 400 flats at Dhaulas, with about 250 for economically weaker sections and 150 for middle-income buyers, targeted for 2020; we did not find proof of completion. Portal price quotes are not repeated here.

Civic matters
Flood and drainage are the best documented concerns. Heavy rain caused floods in Doon Valley rivers on 16 September 2025, according to Down To Earth, which also notes a sharp rise in built-up area in the Rispana watershed between 2003 and 2017. A 2019 petition before the High Court said encroachment along the Rispana, Bindal and ravines caused flood-like situations, and another report cited about 270 acres of riverbed and bank area encroached. A 2008 report estimated that nearly 35 per cent of the population lived in colonies on riverbeds and banks. Those numbers are old, so ask what the current status is for any plot near a rivulet. The rivulets are also reported to carry raw sewage.
Dehradun is in seismic zone IV, described as highly prone to earthquakes, and research shows local soil can amplify shaking. Ask for structural design details on any tall building. We did not find reliable current data on water supply, power backup or air quality, nor any NCLT or stalled-project list for the city.
Land law matters too. In February 2025 Uttarakhand passed an amendment that bars outsiders from buying agricultural and horticultural land in 11 of 13 districts, with Haridwar and Udham Singh Nagar excluded. Non-residents can still buy less than 250 sq m for residential use, and outside buyers must file an affidavit. Critics say it has loopholes. Take legal advice before buying any plot.
Infrastructure underway or planned
- Delhi-Dehradun Expressway: open since April 2026 per reports.
- Neo Metro: two corridors, 22.42 km; cost was estimated at Rs 40,150 crore for the wider Dehradun, Haridwar and Rishikesh system; a 2026 tracker shows DPR stage.
- Rispana and Bindal riverfront work: discussed in media; we did not confirm progress.
- MDDA housing: earlier schemes noted above; current pipeline unconfirmed.
Pros and cons
Pros
- Expressway and Vande Bharat connect the city to Delhi.
- Strong school and institute base, including state and national institutions.
- Cooler hill-edge setting and a capital-city economy.
- Airport within about 27 km.
Cons
- Flood exposure near rivulets and documented encroachment.
- Seismic zone IV.
- Congestion on key roads such as Rajpur Road.
- Restrictions on land purchase by outsiders.
- No metro yet.
Who it suits
Because the city is both a capital and a hill-edge destination, listings here mix everyday homes with second homes. Decide early which you are buying for. A home for daily living needs a sensible school run, reliable water and a safe approach road in the rains. A second home needs a trusted caretaker, clear title and a layout that does not sit beside a rivulet. The two cases carry different risks, and the sources reviewed here do not separate them for you. Whichever you choose, visit in the monsoon, speak to neighbours about water and road access, and keep all approvals and receipts on file for later resale or rental, since a clean paper trail makes any future transaction much easier to complete.
Dehradun suits families who want an established school and college city, professionals tied to government, education or the forest and research institutes, and buyers looking for a second home within a few hours of Delhi. It suits less those who need a metro, or who plan to buy low-lying plots or farmland without legal advice.
Pre-purchase checklist
- Check the project on the Uttarakhand Real Estate Regulatory Authority (UKRERA) portal; we did not confirm its web address in our searches, so find it through the state government site.
- Ask MDDA whether the layout map is sanctioned.
- Check the distance to the nearest rivulet and ask about past flooding.
- Have a lawyer check title and compliance with the 2025 land law.
- Ask for earthquake-safe design details on multi-storey buildings.
- Test the commute to schools and work at peak hour.
