About Gangtok
Overview: Gangtok as a city for home buyers
Gangtok is the capital of Sikkim, in the eastern Himalaya at about 1,650 m above sea level. Wikipedia gives its 2011 population as about 100,000, and the city is the seat of Gangtok district and the headquarters of East Sikkim district. It is governed by the Gangtok Municipal Corporation, working with state departments including Urban Development and Housing and Public Health Engineering. Houses and apartments are stacked on steep slopes, and the main business and tourist streets are Mahatma Gandhi Marg and Lal Market.
This is unlike a plains city in several ways. Space is scarce, slopes are steep, rain is heavy and the legal rules on who may own land are different from most of India. The sections below cover these points before the usual connectivity and amenities. Since ADiHomes has no listings here yet, treat this page as a starting guide for research and not as a recommendation.
Who may buy matters first. Several guides say that, under Article 371F and the state's rules, only Sikkim Subjects, meaning people registered before the 1975 merger and their descendants who hold a Certificate of Identification, can own land in Sikkim. One guide says the Sub-Registrar will not register a land transfer to a non-Sikkimese person. We found no reliable source that addresses flats specifically, and most of these guides are commercial, so get legal advice from a Sikkim lawyer before assuming you are eligible to buy anything. Many outsiders rent here instead.
Connectivity
National Highway 10 (earlier NH 31A) links Gangtok to Siliguri in West Bengal, about 114 km by road. It runs along the Teesta valley and is the state's main road link. It has been cut repeatedly by landslides in the monsoon, and one 2021 report counted 16 landslides on it after incessant rain. Plan for delays and closures from June to September, and check for advisories before travelling.
| Link | Approximate distance | Note |
|---|---|---|
| Siliguri | 114 km by NH 10 | Main road gateway |
| New Jalpaiguri Junction (railhead) | about 124 km | Nearest major station |
| Bagdogra Airport | about 125 km | Weather cancellations occur |
| Pakyong Airport | about 30 km (sources say 13 to 35) | Visual-flight-rules airport; flights often cancelled |
Pakyong Airport opened to commercial flights but has had repeated cancellations because of weather, and Wikipedia's traffic table shows no passengers for April 2025 to March 2026. We could not confirm the current schedule, so check airlines directly. Sikkim has also run helicopter services between Bagdogra and Gangtok when NH 10 was shut. Within the city, a cable car about 1 km long with three stops connects lower and upper parts of town, and most local travel is by shared taxi or on foot along steep lanes.
A railway from Sevoke to Rangpo is under construction and, once open, would bring trains to Rangpo, at the edge of Sikkim, but not to Gangtok. See the infrastructure section for status.
Schools, colleges, hospitals and shopping
Gangtok is the education hub of the state. Wikipedia lists Tashi Namgyal Academy, Paljor Namgyal Girls School, Holy Cross School, Taktse International School and a Kendriya Vidyalaya. For higher education it names Sikkim Government College, Sikkim Government Law College, Damber Singh College, Sikkim University and an IGNOU regional centre. Sikkim Manipal University, with its medical and technology institutes, is about 8 km from the city.
| Type | Named place |
|---|---|
| School | Tashi Namgyal Academy; Paljor Namgyal Girls School; Holy Cross School; Taktse International School; Kendriya Vidyalaya |
| College or university | Sikkim Government College; Damber Singh College; Sikkim Government Law College; Sikkim University |
| Medical and technical | Sikkim Manipal Institute of Medical Sciences; Sikkim Manipal Institute of Technology (about 8 km) |
| Hospital | STNM Multi-Speciality Hospital, Sochakgang (about 5 km) |
The state's main government hospital is the new STNM Multi-Speciality Hospital at Sochakgang, about 5 km from the city. It was designed for 1,000 beds and began functioning in January 2019, according to a CAG audit report, with roughly 540 to 640 beds reported as operational that year. A 2021 High Court case raised concern about the shortage of ICU beds during COVID. We found no 2025 or 2026 bed counts, so ask the hospital directly. For complex care, many people travel to Siliguri or further. Shopping centres on Mahatma Gandhi Marg and Lal Market handle most daily and tourist needs.
Property market on ADiHomes
ADiHomes has no live listings or projects in Gangtok yet, as of October 2026, so we quote no prices or rates. The housing found in the city, according to the sources we read, is mostly built on terraced hill plots: individual houses, small apartment buildings and rented rooms or flats near the main roads. We found no reliable source describing large gated townships. Because of the land rules above, outsiders usually rent, and you should treat any sale offer to a non-Sikkimese buyer with great caution. Look at new projects in Gangtok and flats for sale in Gangtok on ADiHomes for future listings.
Civic matters
Landslides are the defining risk. Wikipedia notes that the monsoon (June to September) brings heavy rain that often triggers landslides and can cut off access. Gangtok sits in seismic zone IV, where earthquakes are frequent. A landslide study recommends strict enforcement of building regulations on slopes, and a later presentation says rapid growth has led to unplanned construction on unstable slopes and frequent violation of building bylaws. Before buying or renting, look at retaining walls, drainage and cracks, and ask neighbours about past slips.
Water comes mainly from the Rateychu river, about 16 km away, via a treatment plant at Selep. Landslides have damaged the pipelines more than once; an April 2023 cloudburst landslide at 9th Mile hit seven lines and caused an acute shortage, and a 2022 slide at Rateychu also cut supply. One report flags unaccounted-for water at nearly 50 percent. Ask what water supply a building actually receives and whether it has storage tanks.
Infrastructure underway or planned
The Sevoke-Rangpo railway, running through 14 tunnels and 13 major bridges, is built by IRCON for Northeast Frontier Railway at an estimated Rs 17,124 crore. An October 2026 report put physical progress at about 75 percent and a target of December 2027, though a March 2026 report had suggested March 2027. The project was first sanctioned in 2008-09 and has faced long delays and environmental objections. A proposed 34 km Rangpo-Gangtok extension, estimated at about Rs 9,000 crore, is being prioritised, but no firm date was given.
In February 2025 the state said it would prepare a detailed project report for a Golden Jubilee cable car under a public-private partnership, to reduce road congestion. We found no later news about it. Treat both projects as unfinished.
Pros and cons
Pros
- State capital with schools, colleges, a university and the main government hospital.
- Cool climate and mountain setting.
- A railway to Sikkim is under construction.
- Compact city where many things are within a short distance.
Cons
- Recurring monsoon landslides and road closures on NH 10.
- Seismic zone IV and construction on steep slopes.
- Water supply is vulnerable to pipeline damage.
- Land ownership limited to Sikkim Subjects, which restricts outside buyers.
- Airport flights frequently cancelled by weather.
Who it suits
Gangtok suits Sikkim residents, people posted here for government, education or business work who will rent, and those who value a quiet mountain city and accept its limits. It is a poor fit for buyers who are not eligible to own land, anyone who needs reliable air or rail access, or people who cannot tolerate road disruption in the rains.
Pre-purchase checklist
- Get written legal advice from a Sikkim property lawyer on whether you are allowed to own the land or flat, and on the Certificate of Identification rules.
- Check RERA status. A government tracker dated April 2024 listed Sikkim's RERA authority and portal as not established, so verify the current position on the Sikkim government site and the Ministry of Housing and Urban Affairs RERA tracker, and do not assume a project is registered.
- Ask for the building permission and completion papers from the Gangtok Municipal Corporation and the Urban Development and Housing Department.
- Have an engineer check slope stability, retaining walls, drainage and earthquake-resistant design.
- Ask about water supply, storage, power backup and parking.
- Visit during the monsoon and check how the road behaves in rain.
- Check for court cases and encumbrances on the land.
