About Guwahati
Guwahati overview
Guwahati is the largest city in Assam and the main gateway to the north-east. It sits on the south bank of the Brahmaputra, between the river and the Shillong plateau foothills, with several hills inside the city, including Nilachal (Kamakhya temple), Chitrachal and Sarania. Dispur, the state capital, lies within the city. Wikipedia gives the 2011 census population of the city as about 9.6 lakh and a 2025 estimate for the metropolis of about 23.8 lakh. Treat the second figure as an estimate.
Two bodies matter. The Guwahati Municipal Corporation (GMC), with 60 wards, runs civic services. The Guwahati Metropolitan Development Authority (GMDA), set up under the GMDA Act 1985, prepares the master plan and building rules for the wider metropolitan area. The current plan is Master Plan 2025, and GMDA is working on a revised plan. A September 2025 amendment created a Central Business District covering parts of Jatia, Bhoger Gaon Grant and Kahilipara.
Main residential areas include the old core (Pan Bazaar, Paltan Bazaar, Fancy Bazaar, Uzan Bazaar), the southern sub-centre around Ganeshguri, Beltola, Hatigaon, Six Mile and Panjabari, Narengi and Noonmati to the east, Maligaon, Pandu and Jalukbari to the west, and Basistha, Betkuchi and Adabari. North Guwahati lies across the river.
The climate is humid subtropical, and most rain falls from June to September. Annual rainfall is about 1,700 to 2,050 mm depending on the station, which is why drainage and slope stability matter so much when choosing a street.
Connectivity
Lokpriya Gopinath Bordoloi International Airport at Borjhar is about 20 km west of the centre by Wikipedia's account. A new integrated terminal was inaugurated on 20 December 2025 and is reported to raise capacity to 13.1 million passengers a year.
Guwahati station in Paltan Bazaar is the busiest rail point. Kamakhya Junction, Narangi and Azara are the others. Both Guwahati and Kamakhya are on the list of Assam stations chosen for redevelopment under the Amrit Bharat scheme; a 2023 promise of completion within two years has lapsed, and we did not find a current status. The Rupnath Brahma Inter-State Bus Terminus at Betkuchi on the national highway handles long-distance buses. The Saraighat Bridge (1962) links to North Guwahati.
| Point | Location and approximate distance |
|---|---|
| Airport (Borjhar) | About 20 km west of the centre |
| Guwahati station | Paltan Bazaar, in the core |
| Kamakhya Junction | West side, near Maligaon |
| ISBT, Betkuchi | South of the city, on the national highway |
Traffic is heavy on GS Road, Beltola-Basistha road and around Paltan Bazaar. There is no metro. In July 2026 the Assam government budget said it would commission a feasibility study for mass rapid transit along the planned ring road corridor, but no decision has been reported.
Schools, colleges, hospitals and shopping
Colleges. IIT Guwahati and IIM Guwahati are the national institutes, and Gauhati University and Cotton University (Panbazar) are the main universities. We did not verify distances; use a map to measure from a given address.
Hospitals. Gauhati Medical College and Hospital (Bhangagarh) is the main public hospital. Wikipedia also names ESIC Medical College and Hospital at Beltola and Pragjyotishpur Medical College and Hospital. Down Town Hospital on GS Road, Dispur, appears on a CGHS list as NABH accredited, though that list dates from 2018.
Schools. We did not find an independent school ranking, so none are named. Visit and check board, fees and bus routes.
Shopping. The old bazaars in the core are the traditional retail areas. City Center Mall on GS Road is the one mall that we could source.
Because the city is long and thin, stretching along the river and the hills, where you live decides your commute. The south-east (Beltola, Hatigaon, Dispur) is close to government offices. The west (Jalukbari, Maligaon) is near the airport road, Gauhati University and the railway colonies. Crossing the river to North Guwahati depends on the bridges, so ask how long the trip takes at peak hours.
Property market on ADiHomes
ADiHomes has no live listings or projects in Guwahati yet (as of October 2026), so we quote no prices here. Look at new projects in Guwahati and flats for sale in Guwahati for future listings.
From the sources reviewed, the city has older houses and apartments in the core and in Ganeshguri, Dispur and Hatigaon, and newer apartment buildings along the southern and western roads. Some residential areas, such as Maligaon and Kahilipara, are on or near hills, which matters in the monsoon. Property sites publish asking prices, but we have not quoted any because we could not tie them to a reliable source.
Civic matters
Flooding. Guwahati has a well-known problem with what residents call artificial floods. In April 2026 more than 50 localities were reported to have severe waterlogging, and the Bharalu river flowed above the danger level, closing a link road. Commentary cites siltation, blocked natural channels and unplanned growth. Wetland loss and drainage changes are also blamed. The state has announced a Rs 1,459 crore drainage project, including about Rs 958 crore for the Bharalu basin and Rs 500 crore for the Bahini basin. We could not confirm that work has started.
Water. Two JICA-funded projects started in 2012 are now targeted for completion by December 2026, per an Assam Assembly reply. The South-Central project was 96.75 per cent complete and the North Guwahati project 95.75 per cent. A separate South-East Guwahati project, awarded to Larsen and Toubro for Rs 1,420.76 crore, is at design stage with commissioning expected in May 2029.
Air. A 2023 IQAir report, quoted on Wikipedia, ranked Guwahati the second most polluted city in the world. We could not check recent readings.
Sewage. We found no current information on sewerage coverage. Ask the seller or society how waste water is handled.
Infrastructure underway or planned
- Guwahati Ring Road. NHAI's roughly 121 km project, on a toll basis with a 30-year concession signed in April 2025, includes a 3 km Brahmaputra bridge and a four-year build period. The cost is reported as Rs 5,729 crore by NHAI. The Gauhati High Court is examining forest clearance near Amchang Wildlife Sanctuary, and we found no recent construction progress.
- Water projects. JICA projects due by December 2026 and the South-East Guwahati project due in 2029 (above).
- Drainage. The Rs 1,459 crore project, status unconfirmed.
- Station redevelopment. Kamakhya and Guwahati, status not confirmed.
Approvals are another point. GMDA governs land use through the master plan, and amendments such as the 2025 Central Business District change mean zoning around the core is being revised. Check the latest notified zoning rather than an old map.
Pros and cons
Pros
- Regional hub for jobs, education and healthcare.
- Airport with a new terminal, and several rail stations.
- Large institutions such as IIT, IIM and GMCH.
Cons
- Recurring waterlogging in many localities.
- Hill sites carry landslide risk in the monsoon.
- Traffic congestion and high pollution levels.
- Large water projects are still being completed.
Who it suits
Guwahati suits families moving for work in Assam or the north-east, students and staff at the institutes, and people who need regular air or rail links. Buyers who cannot accept some flood risk should shortlist higher, well-drained areas only after checking each street.
Pre-purchase checklist
- Check the project with the Assam Real Estate Regulatory Authority (ARERA). Sources disagree on its portal address (rera.assam.gov.in or the GMDA site), so confirm the current official link through the Assam government site before relying on it.
- Check GMDA master plan zoning and the building permission for the plot.
- Ask neighbours whether the street flooded in April or June 2026.
- For hill plots, ask for a soil and slope assessment.
- Confirm water supply source and whether the ward is covered by the JICA projects.
- Verify land records (jamabandi and patta) and take a legal opinion on title.
- Ask the seller for property tax receipts from the Guwahati Municipal Corporation and for the completion or occupancy papers.
- Check what the society does about power backup and water storage during outages and dry spells.
- Test traffic at peak hours between the property and your workplace.
