About Hyderabad
Hyderabad at a glance
Hyderabad is the capital of Telangana and one of India's largest cities. The 2011 census counted about 6.8 million people in the city and roughly 9.7 million in the wider metropolitan area. The terrain is rocky and undulating, around 536 metres above sea level on average, with many lakes, both natural and built.
Several bodies share responsibility. The Greater Hyderabad Municipal Corporation (GHMC) runs civic services in about 650 square kilometres, divided into zones, circles and wards. Reports say its area could grow to about 2,050 square kilometres through mergers of surrounding local bodies, but the sources we saw do not clearly confirm that this has been finalised, so check the current boundary. The Hyderabad Metropolitan Development Authority (HMDA) is the wider planning authority, formed in 2008, covering 54 mandals across five districts, about 7,100 square kilometres. The Hyderabad Metropolitan Water Supply and Sewerage Board (HMWSSB) looks after water and sewerage. Policing is split across the Hyderabad, Cyberabad and Rachakonda commissionerates.
Buyers usually think of the city in clusters: the old city and central areas around Charminar and Nampally; Secunderabad and the north; the western IT belt around HITEC City, Gachibowli and the Financial District; the south-east towards the airport; and the eastern suburbs around Uppal and LB Nagar. HITEC City and Hardware Park are special economic zones focused on IT, and Genome Valley is a pharmaceutical and biotech cluster.
Connectivity
The Outer Ring Road (ORR) circles the city and is the main route to the airport and the western IT area. Rajiv Gandhi International Airport at Shamshabad is the city's main airport. A Regional Ring Road (RRR) is planned outside the ORR; see the infrastructure section for its status.
| Metro line | Route | Note |
|---|---|---|
| Red | Miyapur to LB Nagar | Roughly 29 km per one 2026 guide; passes Ameerpet, KPHB and Dilsukhnagar |
| Blue | Nagole to Raidurg | 27 to 28 km depending on source; serves the IT corridor |
| Green | JBS to MGBS | Sources give different lengths, so check the official map |
The metro is operated by Hyderabad Metro Rail and is a convenient option along those corridors, but large parts of the city, including the airport belt, are not yet covered.
| Rail station | Note |
|---|---|
| Secunderabad Junction | Largest interchange on the MMTS suburban network |
| Hyderabad Deccan (Nampally) | Opened 1907, six platforms |
| Kacheguda | Opened 1916, five platforms |
| Charlapalli | Rebuilt in 2024 to relieve the older terminals |
The MMTS suburban trains cover about 44 km between Hyderabad, Lingampalli and Falaknuma. City buses, auto-rickshaws and app cabs fill the gaps. Peak-hour traffic on the ORR connectors and IT-corridor roads is heavy, so always test the real commute from a property to your workplace.
Schools, colleges, hospitals and shopping
Higher education includes the University of Hyderabad and Osmania University. The city's government hospitals are large referral centres, and private hospitals are concentrated around Banjara Hills, Jubilee Hills, Gachibowli and Secunderabad.
| Hospital | Area | Note |
|---|---|---|
| Nizam's Institute of Medical Sciences (NIMS) | Punjagutta | Public hospital founded 1961 |
| Osmania General Hospital | Afzal Gunj | Opened 1910, state-run |
| Gandhi Hospital | Secunderabad | Attached to Gandhi Medical College |
A figure from around 2010 to 2011 counted roughly 12,000 hospital beds in the city against a stated need of 25,000, so the picture has likely changed; do not treat that as current. We did not verify specific schools or malls in our research, so shortlist those yourself against distance from the property you like.
Because the city is so large, a good habit is to pick two or three micro-markets, then compare them on commute, flood history, water supply and the quality of the builder's paperwork. Two apartments with similar specifications can have very different day-to-day living costs and risks depending on which side of a lake or ring road they sit.
Property market on ADiHomes
ADiHomes has no live listings or projects in Hyderabad yet, as of October 2026. You can still look at new projects in Hyderabad and flats for sale in Hyderabad, which will fill as projects are added.
From the public sources we read, housing in the city ranges from older independent houses and low-rise flats in the old city and central areas, to gated apartment towers and villa communities in the western and southern growth belts, to plotted layouts on the periphery under HMDA. We quote no prices or growth rates because we could not source them reliably.
Civic matters
Water. A 116 km pipeline from Nagarjuna Sagar Dam has supplied the city since 2005, and groundwater is also a major source; it can be very hard. HMWSSB's Godavari Phase 2 and 3 scheme, drawing from Mallanna Sagar, is meant to add supply and has a completion target of October 2027 according to a news report. Check the supply situation in the specific locality.
Lakes, floods and demolitions. A state report cited in news coverage says 491 of 920 lakes and tanks in the city have been encroached, and encroachment of drains has been linked to frequent flooding. The government created HYDRAA to clear encroachments on lake full tank levels (FTL) and buffer zones. It has demolished structures, including apartment buildings in one lake buffer case, and critics say residents sometimes received no notice. For any home near a lake, nala or low ground, ask HYDRAA and the irrigation department whether the land falls in an FTL or buffer zone.
Pollution. The Wikipedia article attributes an estimated 1,700 to 3,000 deaths a year to particulate matter; treat this as a general indicator rather than a locality figure.
Power backup and litigation. We found no city-wide documented data. Ask each society about generator backup and search court and RERA records for the builder.
Infrastructure underway or planned
- Metro Phase 2. The state cabinet approved Phase 2 in October 2024 at about 24,200 crore rupees for 76.4 km. A February 2026 report says Hyderabad Metro Rail sought Union government approval for a larger plan of 162 km, including airport links. We found no confirmation of central approval, and the scope differs between sources.
- Regional Ring Road. A July 2026 report says the detailed project report for the 161.5 km northern section is complete and appraised, while the southern section is still being prepared. Figures for total length and cost vary across sources.
- Musi rejuvenation and Bharat Future City. The state says Musi phase 1 works have begun, and a radial road to Future City has a stated completion deadline of May 2028. Both are at early to middle stages.
- Godavari water scheme phases 2 and 3. Target completion October 2027 per a news report.
Treat dates as targets. Large projects in India commonly slip.
Pros and cons
Pros
- Large, varied job market, especially IT, pharma and biotech.
- Metro, MMTS, international airport and ring road.
- Wide choice of locations across budgets and housing types.
- Major public and private hospitals and universities.
Cons
- Lake and drain encroachment, flooding and demolition risk in some areas.
- Heavy traffic on key corridors.
- Water supply and quality vary by locality.
- Many infrastructure projects are still proposals.
Who it suits
Hyderabad rewards patience: the market is wide, so there is rarely a need to rush into the first project you see.
Hyderabad suits professionals working in the western IT belt or Secunderabad, families who want large-city healthcare and education, and investors who are willing to do thorough title and zoning checks. It is less suited to buyers who want a very quiet, low-traffic setting inside the city.
Pre-purchase checklist
- Check the project on the Telangana RERA portal at rera.telangana.gov.in. Look at the registration number, validity and declared completion date. Use only the gov.in address.
- Confirm HMDA or GHMC building and layout permissions.
- Ask whether the land is within a lake FTL or buffer zone, near a nala, or on a flood-prone street.
- Have a lawyer verify title and encumbrance records.
- Ask about the water source, tanker dependence and sewage connection.
- Time the commute to work at peak hours and note the nearest metro station.
- Do not rely on announced infrastructure; look for sanctions and visible progress.
- Compare options through new projects in Hyderabad as listings appear.
