About Kohima
Overview of Kohima
Kohima is the capital of Nagaland, a hill city built along ridges in the Naga Hills of north-east India. It is the seat of the state government and of the Naga Hospital Authority, and it is the main administrative and educational centre of the state. Dimapur, in the plains to the west, is the commercial gateway; Kohima is the political and civic heart.
The city grew along ridge roads rather than on a planned grid. Neighbourhoods are usually described by their "colony" or village names, and many of them began as traditional Naga villages and clan lands. Names you will hear in everyday talk include Jotsoma and Meriema on the edges, and the older central wards near the main market.
Local civic administration sits with the Kohima Municipal Council, working under the Nagaland Municipal Act. There is no Delhi-style development authority that sells plots or flats; most land is held under community or private ownership and the state government has a major say in land matters. This shapes everything about buying a home here, as the next sections explain.
Land rules matter more than anywhere else in this guide. Under Article 371A of the Constitution, Parliament's laws on ownership and transfer of land do not apply in Nagaland unless the state assembly accepts them. Press reports describe the Nagaland land regulations as meaning that land is held by indigenous inhabitants, and that non-indigenous people generally cannot buy it. Interpretations are debated, so anyone who is not a Naga resident of the state should take written legal advice before committing money. We could not find an official source that settles every case, so treat this as a warning to verify, not as legal advice.
Connectivity
Kohima is on National Highway 29, which links it to Dimapur. Sources give the distance as about 74 km, with a normal drive of around two hours and a longer one in bad weather. Landslides in the monsoon have forced long diversions in the past, in one report stretching the trip to about 112 km.
| Link | Detail |
|---|---|
| Nearest airport | Dimapur Airport, beside NH29, roughly 70 to 75 km away by road |
| Nearest main railhead | Dimapur, about 74 km; it is the state's main railhead |
| Metro | None |
| Local transport | Taxis, shared cabs and city buses; no metro or suburban rail |
A rail line from Dhansiri towards Zubza, near Kohima, is under construction. Government and press reports in 2026 say sections up to Molvom are already in use, while the Pherima to Zubza stretch has a target of December 2029. Kohima is therefore not on the rail network yet. See the infrastructure section for details.
Visitors from outside Nagaland generally need an Inner Line Permit to enter the state; Dimapur district is described in one source as exempt. Check current rules with the state government before travelling.
Schools, colleges, hospitals and shopping
Kohima is the state's education hub. Distances below are approximate and depend on which neighbourhood you live in; check on a map before deciding.
| Type | Name | Note |
|---|---|---|
| School | Baptist High School, Kohima | Private, listed as founded in 1959 |
| School | Don Bosco Higher Secondary School, Kohima | Listed as founded in 1972 |
| College | Kohima Science College, Jotsoma | Government autonomous college, about 4 km from Kohima, established 1961 |
| University | Nagaland University, Kohima campus (Meriema) | Central university, headquartered at Lumami |
For healthcare, the main facility is the Naga Hospital Authority, Kohima. It began in 1905 as a small dispensary, became autonomous in 2003, and is a government tertiary hospital of roughly 300 beds. A 2024 report named it the best-performing hospital in Kohima district under Ayushman Bharat PM-JAY. Some state ministers have asked the Centre to upgrade it to 500 beds, which suggests capacity is stretched.
For shopping, residents rely on the central market areas and small shops in each colony. We could not source specific mall or market details, so visit in person to judge daily convenience.
Property market on ADiHomes
ADiHomes has no live listings or projects in Kohima yet (as of October 2026), so there are no prices or project numbers to quote. You can still browse new projects in Kohima and flats for sale in Kohima in case that changes.
From public sources, housing in the city is mostly individually built houses on family or community land, with rented rooms and flats in many colonies. The state has also built government housing in Kohima: a JNNURM scheme for the urban poor was approved for 3,504 dwelling units, with a first phase of 1,512 units at K. Badze, Meriema and Rüliezou, and the PWD Housing department has built staff quarters including a 138-unit secretariat staff housing project. We found no reliable source on private apartment projects, so this is a gap in what we can tell you.
Civic matters
Water. Water is the most commonly reported problem. Supply depends on springs, which are affected by changing rainfall. In July 2025 a Public Health Engineering Department engineer was quoted as saying only about 30 percent of municipal areas get regular supply, and that 25 to 30 percent of water is lost to leaks. Landslides have repeatedly damaged pipelines. Many households use storage tanks and buy tanker water. Ask neighbours about the real supply in any colony you are considering.
Landslides and roads. Steep slopes and heavy monsoon rain make landslides a real risk to both roads and homes. Look at the slope, drainage and retaining walls around any plot.
Approvals. The Kohima Municipal Council requires a building permit for new construction and extensions. A notice from the Deputy Commissioner says the council should issue permission only after verifying the patta (land title) issued by the Deputy Commissioner. Under the Nagaland Municipal Act, 2001, violations can attract fines.
Regulation. Reports up to 2024 say Nagaland was the only state that had not notified rules under the central real estate law (RERA), with concerns linked to Article 371A. We found no later report, so check the current position.
Infrastructure underway or planned
- Dimapur to Kohima four-laning (NH29). This has been delayed for years. In 2026 hearings before the Gauhati High Court Kohima Bench, the national highways agency NHIDCL told the court that three packages (about 43 km) would be finished by 31 May, and a small stretch by June 2027. Later reports said progress on the Jotsoma bypass to Lerie stretch was still near zero and the court asked for repairs. The case was listed for 26 November. Year labels in some of these reports were unclear, so confirm before relying on them.
- Dhansiri to Zubza railway. A June 2026 review reported sections to Molvom as commissioned. A press report gives December 2029 as the target for Pherima to Zubza, with 59 percent physical progress at the time of that review. A Zubza to Imphal extension has had survey work, with no confirmed 2026 update.
Pros and cons
Pros
- Capital city with state offices, a major hospital and several colleges
- Cool hill climate and strong community life
- Rail and road upgrades are planned
Cons
- Land ownership rules restrict many buyers
- Water supply is unreliable in many areas
- Landslide and road-closure risk; the road to Dimapur is slow
- No RERA authority confirmed, and few formal apartment projects
Who Kohima suits
Kohima suits Nagaland residents building or buying a family home, government and institutional employees posted to the capital, and students or professionals who plan to rent. It is a poor fit for outside investors, since the legal restrictions on land and the lack of a regulator leave little protection.
Pre-purchase checklist

- Ask for the patta issued by the Deputy Commissioner and the owner's identity records.

- Check the distance to school and hospital by actual travel time.
