About Patna
Patna overview
Patna is the capital of Bihar, on the south bank of the Ganga. At the 2011 census the city had about 16.8 lakh people, the urban agglomeration about 20.5 lakh, and the wider metro area about 38.7 lakh, according to Wikipedia. The municipal area is about 109 sq km. The city is long and narrow along the river, and Wikipedia describes its topography as saucer-shaped, which matters for drainage.
Two bodies shape development. The Patna Municipal Corporation (PMC), with 75 wards, runs civic services. The Patna Metropolitan Area Authority (PMAA), set up in 2016, implements planning for the wider region, replacing the older Patna Regional Development Authority. Sources use slightly different names for the authority, so check the exact office when you apply for any approval. The Patna Master Plan 2031, approved in October 2016, proposes growth to about 1,167 sq km. In April 2026 a local news site reported that officials plan to bring parts of new satellite townships into the PMC, which could raise the ward count from 75 to over 160. That is a plan, not a decision.
Well-known residential areas named in sources include Kankarbagh, Rajendra Nagar, Gardanibagh, Bankipore, Pataliputra Housing Colony, Phulwari Sharif, Danapur and Khagaul. Maurya Lok is a major shopping area.
The climate is humid subtropical, with hot summers from late March to June, a monsoon from late June to late September and chilly winters. Annual rainfall at the airport averages about 1,078 mm. Wikipedia records a high of 46.6 degrees Celsius and a low of 1.1 degrees, so cooling and heating both matter for a home.
Connectivity
Jay Prakash Narayan International Airport is in the city. Its new terminal was inaugurated by the Prime Minister in May 2025 at a cost of about Rs 1,200 crore, with capacity reported at about one crore passengers a year. We could not find a sourced distance to the centre. A separate civil enclave is planned at Bihta, about 35 km from Patna, with the foundation stone laid in May 2025.
Patna Junction is the main station, with Rajendra Nagar Terminal and Danapur as other railheads. AIIMS Patna is reported to be about 8 km from Patna station. The Mahatma Gandhi Setu, 5,575 m long, crosses the Ganga to the north.
| Point | Note |
|---|---|
| JP Narayan Airport | New terminal opened May 2025 |
| Patna Junction | Main station; metro station planned |
| Rajendra Nagar Terminal | Second major terminal |
| AIIMS Patna, Phulwari Sharif | About 8 km from Patna station |
| Bihta civil enclave | About 35 km, planned |
Patna Metro Phase I is a 32.5 km network with two corridors, Danapur Cantt to Mithapur and Patna Junction to Patna ISBT, at an estimated Rs 139.25 billion. Reports conflict on what is open. One source says a 3.2 km stretch between Zero Mile and ISBT was inaugurated in October 2025. Other 2026 reports still describe the first elevated section as not yet in full service. A July 2026 report gave June 2027 for the Mithapur to Khemni Chak elevated stretch and 2028 for the underground part of Corridor 2. In October 2026 the Chief Minister again directed officials to finish the project by 2028. Check the current status before relying on any station.
Road links matter as much as rail. The Ganga limits crossings, so travel to the north bank depends on bridges such as the Gandhi Setu, which can be slow at peak times. Within the city, ask how long the trip takes between your address and your workplace at the hours you will travel, rather than relying on distance alone.
Schools, colleges, hospitals and shopping
Hospitals. AIIMS Patna in Phulwari Sharif has a 960-bed teaching hospital and trauma centre, per one source. Patna Medical College and Hospital (PMCH) on Ashok Rajpath dates from 1925. IGIMS is another major public institute; we did not verify private hospitals.
Education. NIT Patna is in the city and IIT Patna is at Bihta. Patna University is the traditional university. We did not find an independent school ranking, so none are named.
Shopping. Maurya Lok is a major shopping area, and Exhibition Road and Frazer Road are older commercial streets, per Wikipedia.
Property market on ADiHomes
ADiHomes has no live listings or projects in Patna yet (as of October 2026), so no prices are quoted. See new projects in Patna and flats for sale in Patna to check for future listings.
From the sources, registered housing projects in the area include apartments in localities such as Gardanibagh and Danapur, listed by the Bihar RERA portal. Beyond that, housing is a mix of older independent houses and low-rise apartment blocks. The Bihar RERA portal ranks projects using a Bihar Real Estate Project Quotient, which looks at construction pace, use of buyer money and complaints. That ranking is a useful starting point for comparing builders.
Civic matters
Drainage. A local news site reported that about 25 per cent of Patna's drains were damaged by work from four agencies, and that the divisional commissioner ordered zero tolerance for waterlogging before the 2026 monsoon. Streets in Danapur's municipal council area were reported submerged. These are reports from one outlet.
Sewage. A government audit for the year ended March 2020 found sanctioned treatment capacity could not handle the existing load, with 19 drains flowing into the Ganga and Punpun. New plants at Beur, Karmalichak, Saidpur and Pahari under Namami Gange were targeted for March 2022; we could not confirm that they all work today.
Water. Public supply uses about 98 tube wells and overhead tanks, per Wikipedia. Ask for water testing in any area.
Air and hazards. Patna has had high particulate readings, and Wikipedia places it in a flood-risk area and in seismic zone IV.
Approvals. Planning approvals sit with different offices depending on whether the address is inside the PMC, a separate municipal council such as Danapur, or the wider planning area. Ask the seller to show the sanctioned plan and the office that issued it.
Infrastructure underway or planned
- Patna Metro. Phase I under construction; target 2028 for the underground section (see above).
- Bihta airport. Foundation stone laid in May 2025; a tender for apron and taxiway work was reported.
- Satellite townships. The Master Plan 2031 proposes them. We found no confirmed dates.
- Sewage plants. Namami Gange projects, status unconfirmed.
Pros and cons
Pros
- State capital with major hospitals and institutes.
- New airport terminal, with a metro under construction.
- RERA ranking data available for comparing projects.
Cons
- Waterlogging risk in the monsoon.
- Pollution and sewage gaps.
- Metro timelines have slipped and remain uncertain.
- Congested roads in older areas.
Who it suits
Patna suits government employees, doctors and students, families returning to Bihar, and buyers who want to live near the hospitals and institutes. Those who work in the new metro corridor may benefit later, but should not count on a date.
Pre-purchase checklist
- Search the project on the Bihar RERA portal. Sources give rera.bihar.gov.in and a newer RERA 2.0 site; confirm which is live.
- Check the BRQ rating and complaints for the promoter.
- Check the area against the Patna Master Plan 2031 and building permission from the relevant PMC or municipal council office.
- Ask neighbours whether the street floods; check ground-floor and basement risk.
- Verify title, land records and encumbrance with a lawyer.
- Ask about water source and quality.
- Ask for property tax receipts and the completion or occupancy papers.
- Ask the society about generator backup, since we found no published data on power cuts.
- Confirm which municipal body covers the address, since Danapur has its own council.
