Sector 93A, Central Noida: a buyer's guide
Sector 93A is a residential sector of gated apartment societies beside the Noida–Greater Noida Expressway. On ADiHomes as of October 2026, there are 4 live projects here. The median asking price is ₹15,125 per sq ft, taken from 4 properties. All 4 are ready to move. See the full list on new projects in Sector 93A or browse flats for sale in Sector 93A.
Where it is and how it is laid out
The sector sits off the expressway that links Noida and Greater Noida. Property portals describe it as bordering Sector 93B and Sector 108. Its best-known societies are ATS Green Village, Supertech Emerald Court, Parsvnath Prestige and Eldeco Utopia. Other societies appear in listings too.
Portals list a Biodiversity Park and Shanti Van Park among local landmarks. One resident review mentions a small market at the back of the sector for daily needs. I could not find an official Noida Authority layout plan online, so check the sector map and the plot your chosen society sits on.
Connectivity
Roads
The Noida–Greater Noida Expressway is the main route, and the sector has a flyover on it. Portals also describe a link towards central Noida and Delhi. Peak-hour traffic is something to test yourself, as I found no reliable travel-time data.
Metro and rail
The nearest stations are on the Aqua Line: Noida Sector 83 and NSEZ. One listing site puts them at roughly 3 km and 2.6 km. A map-based site puts Sector 83 at about 1.4 km from Sector 93. These figures differ, so measure from your own tower. Some sites also name Sector 137 station as a nearby link.
The Aqua Line does not yet join the Delhi Metro directly. Passengers heading to the Blue Line get off at Noida Sector 51 and walk to Sector 52. I did not find a railway station I could verify as close to the sector.
Airports
Noida International Airport at Jewar was inaugurated by the Prime Minister on 28 March 2026. It is about 70 km from central Delhi, and I found no verified distance from Sector 93A. Sources disagree on when passenger flights began: one travel site cites 15 June 2026, while others gave earlier expected dates. Check current airline schedules.
Schools, hospitals and shopping nearby
Distances below come from listing sites, are approximate, and may be straight-line rather than road distance.
- Schools: Indraprastha Global School (about 1.4 km), Hillary Academy (about 1.1 km) and Step by Step School (about 4.3 km). Another portal lists Genesis Global, Delhi Public School and The Heritage School at about 3 km.
- Hospitals: Yatharth Super Speciality Hospital (about 3.4 km), Max Super Speciality Hospital in Sector 128 (about 3 km), and Felix Hospital (about 4.2 km). Jaypee Hospital is also listed nearby.
- Shopping: Gheja Market in Sector 93 and Sector 110 market for daily needs. Gulshan One29 and Skymark One malls are about 4 km away, according to one portal.
Civic matters buyers should check
Litigation history
This sector is where the Supertech twin towers (Apex and Ceyane) stood inside Emerald Court. The Supreme Court ordered their demolition on 31 August 2021 over unauthorised construction. They were demolished on 28 August 2022. The case was about those two towers, not the whole sector. Even so, it is a reason to check the approved plan, open areas and tower spacing of any society you consider. I found no reports of stalled projects in the sector, but that does not prove there are none.
Water, power and approvals
I could not find official, current data on water supply or power reliability for this sector. Ask the resident welfare association about outages, tanker use, groundwater dependence and maintenance dues. Land here was allotted by Noida Authority, so ask the seller for the lease deed, the completion or occupancy certificate and a no-dues certificate. Also check the project's UP RERA record.
Infrastructure underway or planned
- Aqua Line extension (approved, not built): The Union Cabinet approved an 11.56 km extension from Sector 142 to Botanical Garden on 14 February 2026. It has eight elevated stations, including one named Sector 93. The estimated cost is ₹2,254 crore, with about four years for completion. That points to around 2030, if built to plan. I did not find a source confirming construction has started. The exact station location relative to Sector 93A is unconfirmed.
- Noida International Airport: Phase 1 is open as described above. Later phases are not covered by the sources I used.
Who it suits and what to check before buying
The sector may suit buyers who want a ready-to-move apartment in an established gated society, with the expressway and Aqua Line nearby. It is less suited to those who need a Delhi Metro station within walking distance today.
- Compare societies side by side, for example Supertech Emerald Court, ATS Green Village, Eldeco Utopia and Parsvnath Prestige.
- Visit at peak hours on a weekday and test the commute to your workplace and the nearest metro station.
- Check the society's age, maintenance charges, parking and lift condition.
- Confirm the title, the lease deed, any unpaid Noida Authority dues and the occupancy certificate.
- Ask residents about water and power, and review RERA complaints.
