About Shillong
Overview: Shillong
Shillong is the capital of Meghalaya and the headquarters of East Khasi Hills district. It sits on the Shillong Plateau at roughly 1,500 to 1,965 metres, about 100 km from Guwahati. The 2011 Census counted about 1.43 lakh people in the city and about 3.55 lakh in the wider urban area. Khasi is the most-spoken language, followed by Bengali and Hindi.
The Shillong Municipal Board administers the city, which covers about 25 sq km in 27 wards. The board dates to 1878. Meghalaya is a Sixth Schedule state, so traditional institutions such as the Khasi Hills Autonomous District Council and village-level Dorbar Shnong councils also matter for land and local affairs. There is no DDA-style agency that sells plots or flats; most housing is built by private owners and developers on privately or community-held land.
Well-known neighbourhoods include Laitumkhrah, Police Bazar (Khyndailad), Mawkhar, Jaiaw, Nongthymmai, Malki, Laban, Mawlai, Wahingdoh, Umsohsun and Polo. Iewduh (Bara Bazar) is the biggest market.
The climate is subtropical highland: cool, wet summers (about 15 to 26 degrees Celsius), cool dry winters that can fall near 4 degrees, and a long monsoon from June to October. Annual rainfall is about 2,100 mm.
Shillong is a mid-sized hill city with a strong student and government presence, so rental demand is tied to academic calendars and postings. Most daily needs can be met within a few neighbourhoods, but hills and one-way streets make short distances slow. Visit at different times of day and in different seasons before settling on a locality.
Connectivity
| Mode | Detail |
|---|---|
| Air | Shillong Airport at Umroi, about 30 km from Police Bazar. Small regional traffic (about 1.2 lakh passengers in 2024-25) under the UDAN scheme. Flights include Kolkata, and sources list Delhi, Guwahati, Silchar, Agartala and Imphal. |
| Road | NH 6 to Guwahati; 60 to 90 minutes by taxi according to booking sites, longer in traffic. NH 106 and NH 206 serve Nongstoin and Dawki. The Shillong Bypass is 47 km. |
| Rail | No rail connection. The nearest major railhead is in Guwahati. |
| Local | Shared and private taxis dominate; public transport is limited. |
Traffic in the centre is a real problem. The Shillong Urban Mobility Plan 2024 reported that commuters spend an average of 70 minutes a day in traffic, with speeds below 15 km/h. The Meghalaya High Court has asked the state to prepare plans to ease congestion.
Schools, colleges, hospitals and shopping
Shillong has long been a regional education centre. North Eastern Hill University (NEHU), IIM Shillong, NIT Meghalaya, NIFT Shillong, National Law University Meghalaya and the English and Foreign Languages University campus are among the institutions. Degree colleges include St. Edmund's College, Shillong College, Synod College and Women's College. Laitumkhrah is described as the education centre of the city and has Loreto Convent, a private girls' school. We could not verify a complete school list, so check each school's board affiliation and distance directly.
For healthcare, the North Eastern Indira Gandhi Regional Institute of Health and Medical Sciences (NEIGRIHMS), founded in 1987 at Mawdiangdiang, is the main tertiary centre. The East Khasi Hills district listing names Civil Hospital at Laban and Woodland Hospital at Malki; Nazareth Hospital at Laitumkhrah is described as one of the oldest in the city.
| Need | Where to look |
|---|---|
| Markets | Police Bazar and Iewduh |
| Higher education | NEHU, IIM, NIT, colleges in Laitumkhrah |
| Hospitals | NEIGRIHMS, Civil Hospital, Woodland, Nazareth |
Everyday shopping runs from the crowded bazaars of Police Bazar and Iewduh to smaller local markets in each neighbourhood. We did not find a verified list of malls, so check on the ground.

From public sources, Shillong's housing is mainly older and newer independent houses, small apartment blocks and rented accommodation near the colleges and offices. Who may buy land is a key constraint: the Meghalaya Transfer of Land (Regulation) Act 1971, as described in secondary guides, restricts transfers to non-tribals, and a 2017 news report quoted the Governor saying non-tribals can buy land only in a small part of Shillong. A March 2026 order of the Garo Hills Autonomous District Council barred non-tribals from buying land in Garo Hills. Confirm current rules with the legal authorities before any purchase. Civic matters
Water
Water shortage is well documented. The Mawphlang dam is the main reservoir, and in 2024 reports said it lost significant water during heat waves. The government has acknowledged heavy leakage in the pipes, and many households rely on tankers. The Greater Shillong Water Supply Project Phase III, sanctioned at Rs 193 crore, was delayed by land and forest clearances. In November 2025 the Public Health Engineering minister oversaw trial runs of pumps at Mawphlang, which could add about 8 MLD. We found no 2026 update.
Landslides and rain
Heavy monsoon rain triggers landslides across Meghalaya. A 2025 report noted road damage at Malki in Shillong, and an unverified June 2026 aggregator report described a landslide cutting the Shillong to Dawki road. Treat hill-slope plots and cuttings with caution and check drainage and retaining walls.
Traffic, power and approvals
Police have said that around 1.5 lakh vehicles ply the city daily, and the state has argued that hilly terrain and large defence-held areas make new roads hard to build. A flyover from Bivar Road to Polo has been discussed, but we found no confirmed construction.
The Umiam hydroelectric project is a main local power source and has been reported at risk when reservoir levels fall (that report is undated). We found no verified data on building approvals, stalled projects or NCLT cases in Shillong. Meghalaya has a state RERA regime, but we could not locate an official portal in our searches, so verify directly with the state urban affairs department.
Infrastructure underway or planned
- Shillong to Silchar high-speed corridor: approved by the Union Cabinet in April 2025 as a 166.80 km four-lane greenfield road costing Rs 22,864 crore (144.80 km in Meghalaya). As of April 2026, tenders for the first packages had been invited and land acquisition was reported mostly final in Ri Bhoi.
- Highway projects: a June 2026 report spoke of Rs 3,214 crore of highway projects unveiled in Meghalaya; we did not verify details.
- Airport: a runway extension to about 2,500 m was reported after environmental clearance in March 2024; progress unconfirmed.
- Railways: the Tetelia to Byrnihat line and the 108.76 km Byrnihat to Shillong line remain stalled, mainly over local opposition. No 2026 change was found.
- Water: Mawphlang augmentation, described above.
Pros and cons
Pros
- Cool climate and good air quality; the city was ranked among India's top 10 for air quality in 2024.
- Strong institutions for education and health.
- Compact, walkable core and rich local culture.
Cons
- Chronic water shortages in dry spells.
- Severe central traffic and limited public transport.
- Landslide risk in the monsoon.
- Land purchase restrictions for non-tribals, and no rail link.
Who it suits
Retirees who want a cool climate and a small-city pace may also find it appealing, as long as they are comfortable with steep roads and the monsoon.
Shillong suits students and staff of the institutions, local families, and people who value a cool climate over metro-style infrastructure. Outsiders should understand land rules first. It suits those relying on a rail link or steady piped water less well.
Pre-purchase checklist
- Confirm whether you are legally eligible to buy, and from whom, under Meghalaya's land transfer rules.
- Check title and customary rights with the Dorbar Shnong and the autonomous district council.
- Confirm RERA registration status and the regulator's current portal with the state.
- Check water source, tank capacity and tanker costs.
- Inspect slope stability, drainage and retaining walls; visit during rain.
- Time the commute to school and work in peak traffic.
- Have a local lawyer review all documents.
