About Srinagar
Overview: where Srinagar is and who plans it
Srinagar is the summer capital of the Union Territory of Jammu and Kashmir, set in the Kashmir Valley around the Jhelum river and Dal Lake. The city is governed by the Srinagar Municipal Corporation, which covers 74 wards and about 227 sq km. Planning and layout approvals for the wider urban area sit with the Srinagar Development Authority (SDA), under the Housing and Urban Development Department.
The Srinagar Master Plan 2035 was notified in March 2019. It widened the planning area from about 416 sq km to about 766 sq km. News reports on the plan say it expects roughly 55 sq km of extra residential land to be needed, and it divides the local planning area into 53 density zones. Population figures for 2035 differ between reports (around 3.0 to 3.3 million), so treat them as estimates. The SDA has also proposed a township of about 150 hectares near the bypass at Bemina.
Older, denser neighbourhoods such as the Lal Chowk area and the old city sit near the Jhelum. Civil Lines areas such as Rajbagh and Jawahar Nagar are described as established residential localities. Hyderpora and Bemina lie towards the west and the bypass, and Hazratbal, home to the university and NIT, is on the western bank of Dal Lake.
Connectivity
National Highways 1A and 1D serve the city. The Udhampur-Srinagar-Baramulla rail link now connects the Valley to the national network, and the Katra-Srinagar Vande Bharat service runs on it. Srinagar railway station is at Nowgam on the city outskirts, so check the road distance from your locality before assuming a short commute.
| Link | Detail | Approx. distance or note |
|---|---|---|
| Srinagar Airport (Budgam) | One integrated terminal for domestic and international flights; Indian Air Force owns the airfield and AAI runs the civil enclave | About 12 km south of the city |
| Srinagar railway station (Nowgam) | Local trains to Qazigund and Baramulla; Vande Bharat to Katra (about 3 hours reported) | About 13 km from NIT at Hazratbal |
| Lal Chowk to Rajbagh | Core commercial area to a Civil Lines locality | About 3 km |
The Srinagar Ring Road is meant to ease through-traffic. Phase I runs for about 46 km between Galandar and Narbal. Reports from late September 2026 say NHAI has an internal target of end-December, but earlier deadlines have slipped, so do not plan around that date.
Local rail runs several pairs of DEMU/MEMU trains between Qazigund and Srinagar and between Srinagar and Baramulla, according to a rail update. We could not verify city bus routes or metro status from sources; a metro has only been proposed, with a feasibility study planned.
Schools, colleges, hospitals and shopping
Schools and colleges
- Schools often named in Srinagar: Tyndale Biscoe School, Burn Hall School, Presentation Convent Higher Secondary School, Mallinson Girls School, Delhi Public School Srinagar and Little Angels High School.
- University of Kashmir, founded in 1948, has its main campus at Hazratbal on the western side of Dal Lake. Other campuses are in Zakura (Srinagar), Baramulla, Anantnag and Kupwara.
- NIT Srinagar is also at Hazratbal, within walking distance of the shrine.
- Other institutions include the Central University of Kashmir, Cluster University of Srinagar, Amar Singh College, Sri Pratap College and Islamia College of Science and Commerce.
Hospitals
- SKIMS in Soura, east of Anchar Lake, is a super-speciality hospital with nursing and paramedical colleges. A 2025 report flagged staff shortages there.
- SMHS Hospital in Karan Nagar is a large government tertiary hospital linked to Government Medical College Srinagar.
- Lal Ded Maternity Hospital, in Hazuri Bagh, is also a GMC-associated hospital.
Shopping
Lal Chowk is the traditional commercial centre. We did not find reliable sourced details on malls or newer retail areas, so visit the locality you are considering and check what is within a short drive.
Property market on ADiHomes
ADiHomes has no live listings or projects in Srinagar yet (as of October 2026), so there are no ADiHomes prices or rates to quote. The sources we found describe the planned supply rather than listings: the Master Plan 2035 estimates around two lakh additional dwelling units in the local planning area, and the SDA has proposed a satellite township of about 150 hectares near the Bemina bypass. Established residential localities such as Rajbagh, Jawahar Nagar, Hyderpora and Bemina are named in public sources, but we did not find reliable sourced data on the mix of flats, houses and plots in them, so no price or rate is given. Whatever you consider, ask for a registered title and approvals rather than relying on advertised descriptions. You can browse new projects in Srinagar and flats for sale in Srinagar for any future listings.
Civic matters
- Flooding: The 2014 floods submerged more than half the city. Rajbagh, Jawahar Nagar and Shivpora were among the worst-hit areas. Waterlogging after heavy rain was reported again in July 2026, and the cabinet reportedly ordered a third-party audit of the drainage work. Ask about past flooding for any plot or building.
- Water: The city's Water Works Division announced a 30-hour shutdown for repairs in February 2025, and political leaders have raised water scarcity. We found no current citywide supply figures.
- Power: In the 2024-25 winter, reports described scheduled curtailment of about 4.5 hours daily in metered areas and about 8 hours in non-metered areas. The Chief Minister has linked uninterrupted supply to full metering. Plan for backup heating and inverters.
- Dal Lake and construction: The High Court has directed action on sewage flow and unauthorised construction around Dal Lake, and enforcement bodies have stated that no construction is allowed within 200 metres of the lake. Do not buy near the lake without checking this.
- Approvals: We did not find sourced detail on seismic-zone building rules in Srinagar, so ask the SDA or municipal engineer what applies to your plot.
Infrastructure underway or planned
- Srinagar Ring Road: Phase I (about 46 km) was reported in September 2026 as targeted for end-December. Phase II (Sumbal to Wayul) lagged badly; an October 2025 figure put it near 8.5 per cent done.
- Smart City works: A September 2025 review reported 153 of 161 sanctioned projects complete. A report in October 2026 says four are still under way, including a SCADA water-management system and water transport on the Jhelum and Dal Lake, and that locals say basic civic problems remain.
- Rail: Surveys and project reports are done for a Baramulla-Uri line (about 46 km) and Banihal-Baramulla doubling, but they are at the planning stage.
- Metro: Proposed only; a feasibility study was planned.
Pros and cons
Pros
- Major hospitals, a university, NIT and long-established schools.
- Rail link to Katra and the national network, plus an airport about 12 km away.
- A formal master plan and a state RERA authority with an online portal.
Cons
- Flood and waterlogging risk in low-lying areas.
- Winter power cuts and periodic water shutdowns.
- Restrictions near Dal Lake and a history of unauthorised construction.
- Ring road and other projects have repeatedly missed deadlines.
Who Srinagar suits
Think about how you will use the home. Buyers who work at the university, NIT, SKIMS or the government secretariat may value a short commute to the Hazratbal or Soura belts. Families with school-age children will want to check how far their shortlisted address is from the schools they prefer, since school catchments in the city are not formally mapped in the sources we found.
It suits families who want to live close to Valley workplaces, hospitals and universities, and buyers comfortable with a cold climate and winter utility planning. It is a weaker fit for anyone who needs predictable commute times from outlying areas or who cannot tolerate flood risk.
Pre-purchase checklist
- Search the project on the J&K RERA portal (rera.jk.gov.in); projects above 500 sq m or 8 units must register.
- Check layout and building approvals with the Srinagar Development Authority or the municipal corporation.
- Check the distance from Dal Lake and any flood history for the specific plot.
- Verify title, mutation records and ownership rules under current UT law with a local lawyer.
- Ask about water source, power metering and backup.
- Visit in rain and in winter before committing.
