AIPL Joy District is a destination shopping centre by Advance India Projects Ltd at Village Hayatpur in Sector 88, New Gurgaon, on the 150-metre multi-utility corridor that links the NH-48 and Dwarka Expressway side. AIPL describes it as a four-level retail and entertainment project of roughly 1.2 million sq ft and pitches it as Gurgaon's largest shopping destination, a claim that remains to be tested. The Haryana RERA record shows a commercial colony registered as 07 of 2024 on about 10.4 acres, with one building and about 1,190 units, and an approved status. A November 2024 report said construction was under way with completion expected by 2028, while an older article had promised earlier delivery, so timelines have shifted. Public listings put unit prices between about Rs 60 lakh and Rs 3.3 crore. For investors, the key risks are the number of competing malls and SCO strips in Sectors 84 to 89 and the time needed for leasing to stabilise.
