Emaar Business District 89, or EBD 89, is a shop-cum-office plotted colony by Emaar India at Village Badha in Sector 89, New Gurgaon. It sits on about 3.7 acres under DTCP licence 52 of 2021 and is registered with HRERA Gurugram as GGM/507/239/2021/75. Plot owners build their own shop-and-office blocks to approved controls, so the strip will fill in over time as individual buildings come up. The filings reviewed by a RERA mirror include a completion certificate for the colony's development works, which is why this record marks it ready for construction, though that is not an occupancy certificate for any building. Emaar's website lists the project as sold out, so plots now trade on resale. The registration validity recorded in filings ended on 17 August 2026, and the licence was valid to 18 August 2026, so buyers should check for extensions. A separate, adjoining phase, EBD 89 NXT, has its own registration.
