Emaar Marbella Terraces

Emaar Marbella Terraces is the newest addition to Emaar India's Marbella low-density community, which spreads over a licensed area of about 109 acres across Sectors 65 and 66. A public notice from April 2026 described an application to register a fresh phase over roughly 20.24 acres in Sector 66, and HRERA Gurugram now lists Marbella Terraces under registration GGM/1068/800/2026/40. Brokers sometimes call it 'Marbella 2', but HRERA also has an older plotted 'Marbella Phase 2', so the two should not be confused. According to the RERA record summarised by listing sites, the phase has 197 units in 4 and 5 BHK formats and a completion date of 31 December 2031. What is not clear from public material is whether buyers get a finished low-rise home or a plot with a design option, since portals describe it both ways. Prices are not published and are given only on request. Buyers should read the allotment terms carefully and check the product description on the RERA certificate. The enclave sits close to Emaar Palm Drive and the M3M and AIPL commercial projects of Sector 65-66.
