Gaura Churning Monk

Churning Monk is a small, low-density residential project by Gaura Builders at Noor Nagar, on the Raj Nagar Extension side of Ghaziabad. It was registered with UP RERA in mid-2025 on a plot of about 2,700 sq m, roughly two-thirds of an acre, and contains just 30 units in a single building. Almost all of them are large four-bedroom homes: RERA lists 28 units of about 2,121 sq ft carpet area each, plus two compact one-bedroom units. Square Yards markets the homes with a saleable area of about 4,524 sq ft and a starting price in the region of Rs 4.25 crore, which positions the project at the top of the local market, although that listing labels the units 3 BHK. Facilities listed on the portal include a pool, gym, party hall and a jogging track. The site is about a kilometre from the Meerut bypass and a few kilometres from Hapur Road. The developer has declared a RERA completion date of June 2029. Because there is very little public information about the developer and the project, buyers should verify approvals, floor plans and the exact unit configuration directly before committing.
