Pioneer Urban Square

Pioneer Urban Square is a completed office and retail complex by Pioneer Urban Land and Infrastructure in Sector 62, on Golf Course Extension Road in Gurugram. Broker pages describe four towers of about ten floors on roughly 10.33 acres, with retail on the lower levels, a hypermarket anchor and corporate offices above. Units were booked from around 2009 and an HRERA complaint order records a due delivery date of February 2013, which points to a long delay; broker pages say possession was offered from early 2017. Office units are sold to individual owners and now trade on resale and lease. One portal lists units of about 700 sq ft priced from around Rs 49 lakh to Rs 1.4 crore, while another quotes roughly Rs 12,600 to Rs 15,900 per sq ft and monthly rents of about Rs 63 to Rs 90 per sq ft. These are broker figures rather than developer prices. We found no Haryana RERA registration number for the complex, and the date of its occupation certificate is not confirmed, so buyers should ask the seller for the occupation certificate, the conveyance deed and any lease in place before agreeing a price.
