Vatika Business Park is a working office campus built by the Vatika Group on Sohna Road in Sector 49, Gurugram. Its three blocks are grouped around a landscaped courtyard, and the campus mixes whole-floor corporate tenants with smaller strata-owned suites that investors buy and lease out. Broker pages put the built office space at roughly 8.7 lakh sq ft, while a March 2025 news report on a coworking expansion describes the campus as about one million sq ft, so the exact total should be treated as approximate. Listings show individual units from around 500 sq ft up to about 6,600 sq ft, with full floors in the larger blocks reaching about 30,000 sq ft. Coworking and managed-office brands, including Ofis Square and a Vatika business centre in Block 2, operate here. The park was finished before RERA came into force, so no registration number applies, and no reliable source gives a completion year. For buyers, the main draw is rental income from a ready building on a busy road next to large housing pockets. Anyone considering a pre-leased unit should check the tenant's lease term and lock-in, rent escalation, conveyance deed and outstanding maintenance charges.
