Noida Property Tax Explained: Who Collects It and How to Pay

Contents
Ask five websites about Noida property tax and you may get five different answers. Some say the Noida Authority collects it. Others say the Nagar Palika does. One says there is no conventional property tax at all. This guide sets out what the sources agree on, where they conflict, and what to check before you pay or buy.
Official rate schedules for residential property tax were not available to us in the research for this article. So treat every rate below as something to confirm on the official portal, not as a fixed figure.
Who bills what in Noida and Greater Noida
Noida is not run by a municipal corporation. It is administered by the New Okhla Industrial Development Authority (NOIDA), not a Nagar Nigam. Greater Noida has its own body. The Greater Noida Industrial Development Authority (GNIDA) is the planning authority responsible for administering Greater Noida city.
The two areas are billed separately. They are administered by the Noida Authority and the Greater Noida Authority, so the assessment and the portal differ.
| Area | Body usually named by sources | What to check |
|---|---|---|
| Noida sectors | Noida Authority, which one guide says imposes and collects property tax directly | Your property record on the Noida Property Information System |
| Greater Noida | GNIDA. Owners pay an annual civic charge for water and sewerage using their allotment number or property ID on the GNIDA portal | Whether your bill is a property tax or a service charge |
| Some residential areas | One guide says most Noida residential sectors fall under the Gautam Buddha Nagar Nagar Palika | Ask your society or the Authority which body assesses your property |
Note that one publisher’s own pages disagree. One of its guides says the Authority collects the tax. Another tells buyers to verify whether a property is assessed under the Nagar Palika or another authority. We could not find a primary government source that settles this for every sector.
We found no reliable source on property tax for the Yamuna Expressway (YEIDA) area. If you own or plan to buy there, ask YEIDA directly.
Is there a conventional property tax at all?
The sources split into two camps.
- Camp one: Noida has an annual property tax. One guide puts it at around 1.5 percent of the value the authority sets. Another works an example at 0.5 percent.
- Camp two: Noida has no conventional annual property tax because there is no municipal corporation and the land is leasehold. This camp says the dues owners actually face are Authority lease rent and water or sewer dues, and that proposals to introduce a formal property tax remain unimplemented.
We cannot reconcile these from the sources available. What you owe depends on what your own demand notice or portal record shows. If the portal shows a tax line against your property, pay it. If it shows only lease rent and water or sewer charges, those are the dues to track.
How assessed value works
The common formula is simple. Property tax equals property value times the tax rate, divided by 100. The hard part is the two inputs.
Guides say the value depends on location, residential or commercial use, built-up area and the age of the property. The exact assessed value and rate depend on your category, so confirm your figure on the authority’s system.
A worked example, with a warning
Take a flat with an assessed value of ₹80,00,000. The two guides above give very different results:
| Rate quoted | Calculation | Annual tax |
|---|---|---|
| 0.5% | 80,00,000 × 0.5 ÷ 100 | ₹40,000 |
| 1.5% | 80,00,000 × 1.5 ÷ 100 | ₹1,20,000 |
The gap is threefold. Neither rate comes from an official notification we could verify. Use the example only to see how the formula works. Do not budget from it.
Assessed value is not circle rate
Circle rate is a separate number. It is the minimum government-set value per square metre below which a property cannot be sold or registered. It drives your stamp duty, not necessarily your annual bill. One guide says circle-rate changes affect tax assessment. We could not confirm this from an official source.
For registry, one guide gives this apartment valuation method: built-up area times the circle rate, adjusted for an amenity charge and floor relief, plus fixed amounts for open and covered parking.
Circle-rate status is also unclear. One source reports an increase of around 20 percent for 2025–26. Another says rates were revised from 1 April 2026. A third describes a March 2025 draft proposing roughly 20% for Noida residential. Check the current list with the Stamp and Registration office before you register.
How to pay Noida property tax online
Use only official channels. Avoid third-party links and unverified payment paths. Guides name pis.mynoida.in as the Noida portal and noidaauthorityonline.in as the Authority website. For Greater Noida, the Authority promotes its “MITRA” app for citizen services.
- Find your property ID. It is printed on any previous receipt or demand notice.
- Open the official portal. Search for your property or log in with the details linked to your record.
- Check the record. Review the dues shown against the correct property record. Compare the owner name, area and category with your documents.
- Pay. Guides list credit card, debit card and net banking.
- Save the receipt. Download or save the acknowledgement straight after payment.
If the record is wrong or still shows an old owner, fix it first. Use the Authority’s property-update, mutation or grievance route rather than assuming.
Offline payment also exists. One guide lists the Authority office, designated banks, a mobile app, kiosks and ECS mandates.
Deadlines, rebates and arrears
Guides give 31 March as the annual due date. If that holds, the FY 2026-27 payment would fall due on 31 March 2027. Check the portal, because we found no official notice.
Rebates are the least reliable part of the online guides. One lists senior-citizen concessions, early-payment and online-payment rebates but says to verify each on the portal. Another notes that on-time rebates some sources cite are Authority-dues terms, not tax rebates. Ask before claiming one.
On late payment, one source says roughly 1–2% per month interest on delayed Authority dues. Another repeats that range. It is not an official rate we could confirm. The risk goes beyond interest: persistent default can lead to legal action or even lease cancellation.
What arrears might look like
This is an illustration only, assuming simple interest. Say ₹40,000 stays unpaid for six months:
| Assumed monthly interest | Calculation | Extra cost |
|---|---|---|
| 1% | 40,000 × 1% × 6 | ₹2,400 |
| 2% | 40,000 × 2% × 6 | ₹4,800 |
The real figure depends on the Authority’s rule for your property. Clear dues before a sale, because buyers will find them.
What the registry office and Authority ask for
Registration happens at the Sub-Registrar’s office. Book a slot on the official website and carry originals and photocopies. The Sub-Registrar is mainly checking the sale deed and stamp duty. Dues and transfer permissions sit with the Authority, so you often need Authority paperwork first.
Checklists vary by property type, and we found no single official list. Commonly mentioned items:
- Identity and residence proof, prior ownership entries, a no-dues certificate and the allotment letter.
- Recent property tax receipts showing no dues.
- An NOC from the Authority confirming no outstanding dues or objections to the sale.
- An encumbrance certificate. One guide says it can be applied for and downloaded from the IGRSUP portal.
- A TDS challan showing 1% TDS on properties above ₹50 lakh.
For the Authority side, Noida Authority lists dues calculation, no-dues certificate, transfer deed and mutation letter among its property services. On resale, you will usually need Authority permission. One firm says this involves the transfer charge, also called TM charge. A transfer to a blood relative attracts only 50% of the transfer charges.
Do not stop after the Authority paperwork. Getting a transfer-related document does not by itself complete registration or mutation. After registration, mutation needs a copy of the registered transfer deed. Without it, bills, notices and arrears may stay linked to the old owner’s record.
An older page on the Authority’s online site says once a transfer is approved, the transferor’s liabilities up to the transfer date pass to the transferee. The page is dated, but the practical lesson holds. Get written dues clearance and keep it.
Registry costs at a glance
Property tax is separate from registry costs. Stamp duty is 7% for male ownership, 6% for female and 6.5% for joint holders with at least one woman. Registration is 1%. The 6% rate for women applies to property worth up to ₹1 crore. Check current rules before you register.
| ₹1 crore flat | Stamp duty | Registration (1%) | Total |
|---|---|---|---|
| Male buyer (7%) | ₹7,00,000 | ₹1,00,000 | ₹8,00,000 |
| Female buyer (6%) | ₹6,00,000 | ₹1,00,000 | ₹7,00,000 |
| Joint, with a woman (6.5%) | ₹6,50,000 | ₹1,00,000 | ₹7,50,000 |
These figures exclude any transfer charge, which can apply to resale.
One Greater Noida change matters for new flats. Stamp duty becomes payable at booking, once 10% of the price is paid and a registered agreement to sell is signed.
A practical checklist
- Ask the seller or builder for the property ID and the latest receipt or demand notice.
- Look up the property on the official portal yourself. Do not rely on a screenshot.
- Ask which body assesses your property, and whether your bill is tax, lease rent or a service charge.
- Get written no-dues confirmation from the Authority before you pay the final instalment.
- Apply for mutation after registration, and keep all receipts.
What we could not confirm
- An official residential rate schedule for Noida or Greater Noida.
- A single answer on whether the Authority or a Nagar Palika bills each sector.
- Current rebate and late-fee terms.
- The current status of the circle-rate revision.
- Property tax rules for YEIDA areas.

Where do I pay Noida property tax online?
Guides point to the Noida Property Information System at pis.mynoida.in and the Authority site noidaauthorityonline.in. You need your property ID, which appears on previous receipts or demand notices.
What is the last date to pay Noida property tax?
Several guides give 31 March each year. We found no official notice, so confirm the date on the portal.
How is Noida property tax calculated?

What happens if I don't pay on time?
One source says roughly 1–2% monthly interest on delayed Authority dues, and that persistent default can lead to legal action or lease cancellation. This is not an official rate, so check your own notice.
Do I need a no-dues certificate to register or transfer a property?
Guides list a no-dues certificate among the documents for registry and Authority transfer. Noida Authority lists no-dues certificates among its property services.
Is circle rate the same as assessed value for property tax?
No. Circle rate is the minimum value for sale and registration, and it drives stamp duty. Assessed value is what the Authority uses for any annual tax. Guides link the two, but we could not confirm how from an official source.
