YEIDA Plot Scheme: Eligibility, Draw, Payments and Building Rules

Contents

A YEIDA plot scheme is a government allotment, not a normal property purchase. You apply online, pay a refundable booking amount, and wait for a computerised draw. If you win, strict payment and construction deadlines start running. This guide explains each step, using the most recent scheme, RPS10/2026, as the working example.

Schemes change from one launch to the next. Treat every figure here as a guide, and read the brochure of any scheme you apply to.

What a YEIDA plot scheme is

YEIDA is the Yamuna Expressway Industrial Development Authority. It was set up in 2001 under the Uttar Pradesh Industrial Area Development Act, 1976. It sells residential plots in planned sectors along the Yamuna Expressway. If you are new to this corridor, our Yamuna Expressway guide covers the area itself.

The latest residential scheme, RPS10/2026, ran as follows:

  • Location: Sectors 15C, 18 and 24A.
  • Plot sizes: 162, 183, 184, 200, 223 and 290 sq m.
  • Allotment by draw of lots, with a UP RERA registration number on the brochure.
  • Applications opened on 6 April 2026 and closed on 6 May 2026. The draw date was 18 June 2026.

Is a scheme open right now?

Not that we could confirm. As of 9 October 2026, one review of YEIDA’s residential page found no active scheme, although earlier reports had mentioned two Sector 5A schemes for Navratri.

Reports say YEIDA’s board approved about 4,000 plots in Sector 5-A, to be split into two separate schemes. Sizes mentioned are 40 sq m for a Low-Income Group scheme and 162 to 300 sq m for a general scheme.

Plot count, price, application dates and the brochure were still unconfirmed in those reports. Some outlets quote different numbers, so treat all of it as unverified until YEIDA publishes a notice. Check the official YEIDA website before paying anything.

Who can apply

These are the RPS10/2026 conditions. Later schemes may differ.

  • You must be 18 or older and an Indian citizen who is not barred from buying immovable property in Uttar Pradesh.
  • You can apply for only one plot.
  • You are ineligible if you, your spouse or your minor dependent children were earlier allotted a residential plot or flat by YEIDA.
  • Joint applications are allowed only with immediate family, and you need proof of the relationship.
  • Only individuals can apply. HUFs are not eligible.
  • If both spouses win plots, one must be surrendered within a month. Otherwise both allotments are cancelled and the registration fee on the cancelled plot is forfeited.

For future schemes, YEIDA is reportedly considering barring anyone already allotted a residential plot by Noida Authority, Greater Noida Authority or YEIDA. This is not final.

Quotas and reserved categories

Some plots are set aside before the general draw. In RPS10/2026:

  • Farmers, 17.5%: people whose land was acquired or purchased by YEIDA, or taken for the Jewar airport, with unhindered possession taken before the scheme closed. They must have received full compensation.
  • Functional industrial units, 5%: industries allotted an industrial plot or premises by YEIDA on or before 31 March 2026.
  • Persons with disabilities: 5% of plots, including 1% for visually impaired applicants, according to a 99acres summary.

Secondary sources disagree on the exact quota split. Some list the farmer share as 5%, not 17.5%. The brochure text we could check shows 17.5%, so use the brochure as the final word.

Reserved-category winners also face a lock-in. They cannot transfer the plot for 5 years.

How to apply

  1. Read the brochure. It lists plot sizes, rates, charges and rules.
  2. Apply online only. Applications go through the official YEIDA website. Offline applications and payments are not accepted.
  3. Pay the application fee. The form fee was ₹600, paid online. It is non-refundable.
  4. Pay the registration (booking) amount and upload your documents.

The booking amount is 10% of the plot premium for general applicants. For SC/ST applicants it is half of that. For example, the brochure shows ₹3,62,600 for SC/ST and ₹7,25,200 for others on a 200 sq m plot.

There is a financing option too. Applicants could finance the registration amount through select banks. In that case, refunds go through the financing bank.

What each plot costs: RPS10/2026

The base premium was ₹36,260 per sq m. Multiplying by plot size gives the figures below. The 162 sq m and 200 sq m prices match published listings, and the others follow the same arithmetic.

Plot size Plots offered Premium (approx.) Booking amount, general (10%)
162 sq m 476 ₹58.74 lakh ₹5.87 lakh
183 sq m 4 ₹66.36 lakh ₹6.64 lakh
184 sq m 4 ₹66.72 lakh ₹6.67 lakh
200 sq m 481 ₹72.52 lakh ₹7.25 lakh
223 sq m 6 ₹80.86 lakh ₹8.09 lakh
290 sq m 2 ₹1.05 crore ₹10.52 lakh

Plot counts for 162, 183, 184, 200 and 223 sq m come from a listing site that reproduces the brochure. The 290 sq m count of 2 comes from BusinessToday.

Extra charges that raise the premium

  • Preferential location charges (PLC): 5% each for park-facing or green-belt plots, corner plots and plots on roads of 18 m or more, capped at 15% of the premium for any one plot.
  • Rate revisions: Rates may rise before the allotment letter is issued, and allottees also share any higher land-acquisition cost set by a court or the government.
  • GST, where applicable, on top of the premium.

Rate revisions have happened before the draw. Early reports said ₹35,000 per sq m, but the brochure said ₹36,260.

The draw

Allotment is by draw of lots, with a separate draw for each plot category. The RPS10/2026 draw was held on 18 June 2026 at the India Expo Centre and Mart in Greater Noida and was live-streamed.

The scheme was heavily oversubscribed. It drew 1,10,034 valid applications for 973 plots. That is roughly 113 applications per plot overall. Real odds differ by category and plot size, so treat it as a rough picture, not a forecast.

There is no published winners list. YEIDA shows results only through a search by application number on its Allotment Check page.

If you do not win:

  • The registration money comes back. The ₹600 application fee does not.
  • The 2024 scheme terms said the refund carries no interest if paid within a year of the draw. After a year, simple interest at the SBI savings rate applies.
  • Actual timing has varied. One report says 3 to 6 months in practice, so confirm the refund clause in the brochure.

After allotment: payment

RPS10/2026 had no long instalment plan. You pay 100% of the premium, with your registration amount counted in, within 60 days of the allotment letter. Older schemes are described in dealer FAQs as having instalment options, so check what a new brochure offers.

  • The deadline can be extended by at most 30 days, at 13.5% a year compounded half-yearly on the outstanding amount.
  • Paying late beyond the due date leads to automatic cancellation.

Deadlines can shift. One legal explainer reports that the RPS-10 payment deadline was extended to 29 September 2026, citing a local news report. We could not verify that against a YEIDA notice, so rely on your own allotment letter.

Worked example: 200 sq m plot, no PLC

Item Amount
Premium (200 × ₹36,260) ₹72.52 lakh
Booking amount already paid (10%) ₹7.25 lakh
Balance due within 60 days ₹65.27 lakh (plus GST if applicable)
Lease rent (10% of plot cost), before lease deed ₹7.25 lakh
Running total, before GST, stamp duty and PLC about ₹79.77 lakh

If you used the full 30-day extension, interest on the ₹65.27 lakh balance would be roughly ₹72,000. That is a simple-interest estimate and ignores GST. A 5% PLC would add about ₹3.63 lakh to the premium.

Lease, lease rent and stamp duty

These plots are leasehold, not freehold. The lease runs 90 years from the date of the lease deed. Some sites call the plots freehold, but the brochure terms say lease.

Lease rent is 10% of the total plot cost, paid as a lump sum before the lease deed is executed. Budget for this on top of the premium.

Stamp duty and registration are separate costs. One legal guide reports 7% stamp duty plus a 1% registration fee in UP, with a 1% rebate for women on property up to ₹1 crore. We could not confirm how this applies to a YEIDA lease deed, so ask the sub-registrar’s office for the exact figure.

Possession and lease deed timeline

Possession does not follow immediately. Under RPS10/2026, YEIDA offers possession after development is complete, which the brochure says may take up to about five years from the allotment letter, and only after all dues are paid. Other websites quote shorter timelines, so plan for the longer one.

Stage Deadline If you miss it
Pay premium 60 days from allotment letter Up to 30 days more at 13.5% a year; after that, cancellation
Lease deed and possession Within 180 days of the possession offer 1% of the total premium for a one-year extension; further delay leads to cancellation and forfeiture
Build and get occupancy certificate Three years from lease deed execution Extension charges (see below)

Building rules after allotment

Construction must follow YEIDA building regulations, and the occupancy certificate must be obtained within three years of the lease deed.

Missing that window gets expensive. The brochure’s extension charges are:

  • Year 1: 4% of the plot premium. Year 2: 5%. Year 3: 6%.
  • After three years: 4% of the sector rate per sq m, per year.
Delay beyond the 3-year window (200 sq m plot) Rate Charge (approx.)
Year 1 4% of ₹72.52 lakh ₹2.90 lakh
Year 2 5% ₹3.63 lakh
Year 3 6% ₹4.35 lakh

Beyond year 3, the charge is 4% of the sector rate per sq m each year. If the sector rate were ₹36,260, that would be about ₹1,450 per sq m, or roughly ₹2.9 lakh a year on 200 sq m. The sector rate may differ, so this is only an illustration.

We could not verify floor limits, ground coverage, setbacks or similar design rules from the sources available. Get these from YEIDA’s current building regulations and your lease deed before hiring an architect. The authority also issues a dimension plan with the plot. You need it, the lease deed and the possession certificate before submitting building plans.

Practical checklist

  • Use only the official YEIDA website. Brokers and look-alike sites should not collect your booking money.
  • Check the scheme’s RERA registration on the UP RERA portal, since each scheme has its own.
  • Keep the full premium, lease rent, possible PLC and GST ready before you apply. The 60-day deadline is tight.
  • Budget for construction on top of the plot cost, and plan to finish within three years of the lease deed.
  • Do not assume quick resale. Reserved-category winners are locked in for 5 years, and development may take years.

If a plot draw feels too uncertain, you can compare other options. Browse new projects in Yamuna Expressway, or use the all-projects page to filter by city and builder. Nearby Greater Noida is another place to compare.

Frequently asked questions

Is any YEIDA residential plot scheme open right now?

We could not confirm one. A review of YEIDA's residential page on 9 October 2026 found no active scheme, and the reported Sector 5A schemes had not been officially notified in the sources we found. Check the official YEIDA website for the current status.

How much do I pay to apply for a YEIDA plot?

In RPS10/2026 you paid a non-refundable ₹600 application fee and a registration amount of 10% of the plot premium for general applicants. The registration amount is adjusted against the premium if you win, and refunded if you do not.

How long do I have to pay after winning the draw?

RPS10/2026 required 100% of the premium, including the registration amount, within 60 days of the allotment letter. A 30-day extension was possible at 13.5% a year, and further delay meant automatic cancellation.

Is a YEIDA plot freehold or leasehold?

The RPS10/2026 terms describe a 90-year lease from the date of the lease deed, with lease rent of 10% of plot cost paid as a lump sum. Some websites call these plots freehold, so rely on the brochure and lease deed.

Can I apply with my spouse or family member?

Joint applications were allowed only with immediate family members, with proof of relationship. If both spouses were allotted plots, one had to be surrendered within a month, or both allotments were cancelled.

How long do I have to build on a YEIDA plot?

Under RPS10/2026 you must complete construction and get the occupancy certificate within three years of the lease deed. After that, extension charges apply at 4%, 5% and 6% of the premium for years one to three.

Do I get my money back if I lose the draw?

Yes, the registration amount is refunded, but the application fee is not. Past terms say no interest is paid if the refund comes within a year of the draw, and SBI savings-account interest applies if it takes longer.
