Ghaziabad vs Noida: Where Does Your Home Budget Go Further?

Contents
If you have a fixed budget and a job somewhere in Delhi NCR, the Ghaziabad vs Noida question comes up quickly. Both cities are in Uttar Pradesh. Both have metro links to Delhi, and both have a mix of ready societies and new launches. The difference shows up in how many square feet you get, how you commute, and how easily you can sell later.
This guide uses published 2026 data. Prices on portals are asking rates and vary a lot by source, so treat every number here as a starting point. Check live rates for the exact project before you commit.
Ghaziabad vs Noida at a glance
| Factor | Ghaziabad | Noida |
|---|---|---|
| Typical portal rate | About ₹7,500 to ₹8,500 per sq ft overall; Indirapuram near ₹9,950 and Raj Nagar Extension near ₹6,900 (mid-2026 portal data) | Average around ₹8,300 to ₹8,700 per sq ft, with sectors ranging from about ₹3,600 to over ₹20,000 |
| Main rail links | Namo Bharat (Delhi–Meerut) plus Delhi Metro Red Line interchange | Aqua Line, plus Delhi Metro Blue Line extension |
| Stamp duty and registration | Same UP rates in both cities | |
| Stalled-project exposure | 31.1 million sq ft of unsold stock, 11.9 million sq ft of it linked to stalled projects | Check project by project |
| Rental yield (portal estimate) | About 3% to 3.5% | About 3% to 4.5% |
Price per sq ft: the averages overlap more than you think
Many articles say Ghaziabad is simply cheaper. That is true at the cheaper and mid-priced end. But the headline averages overlap. Ghaziabad’s overall band of ₹7,500 to ₹8,500 sits close to Noida’s average of ₹8,300 to ₹8,700.
The real gap is in Noida’s better-located sectors. ANAROCK’s Q1 2026 report put Sector 150 in Noida at about ₹14,600 per sq ft. It put the NH-24 corridor in Ghaziabad at about ₹7,000 and Raj Nagar Extension at about ₹6,750.
Greater Noida West, often called Noida Extension, sits in between. One comparison puts new launches at ₹7,500 to ₹10,700 per sq ft, with an average transaction rate near ₹7,757. It is listed under Greater Noida, not Noida proper, so check which authority governs the project.
Be careful with single big numbers. One August 2026 report put Noida at ₹25,805 per sq ft and Ghaziabad at ₹9,210, with Ghaziabad down 17% year on year. That is far above most portal ranges. Reports differ in what they count, such as launch prices versus all transactions, so compare like with like.
On price movement, Knight Frank-based data for the first nine months of 2026 showed annual price rises of 14% in Ghaziabad, 11% in Greater Noida and 7% in Noida. That describes the past. It does not tell you what prices will do next.
Worked example: what ₹80 lakh buys
Say your total outlay is ₹80 lakh, and you are a male buyer paying stamp duty and registration. UP charges 7% stamp duty on the higher of market value or circle rate, plus a flat 1% registration fee. That is 8% in all, so the property price itself can be about ₹74.07 lakh (₹80 lakh ÷ 1.08).
Dividing that by sample rates from the bands above gives rough saleable area. These are illustrations, not quotes for any project.
| Micro-market | Rate used (₹/sq ft) | Approx. area for ₹74.07 lakh |
|---|---|---|
| Raj Nagar Extension, Ghaziabad | 6,900 | About 1,070 sq ft |
| Greater Noida West (average transaction) | 7,757 | About 955 sq ft |
| Ghaziabad overall | 7,500 to 8,500 | About 870 to 990 sq ft |
| Noida overall average | 8,300 to 8,700 | About 850 to 890 sq ft |
| Indirapuram, Ghaziabad | 9,950 | About 745 sq ft |
| Sector 150, Noida | 14,600 | About 505 sq ft |
The same money can buy a roomy 2 BHK in one place and a compact one in another. Rates are usually quoted on saleable (super) area, so ask for the RERA carpet area too. Two flats with the same size on paper can differ a lot inside.
Transaction costs are the same, so budget for them
Moving from Ghaziabad to Noida will not change your stamp duty. Noida, Greater Noida and Ghaziabad all follow the standard UP rate structure. The rates are 7% for male buyers, 6% for sole female ownership and 6.5% for joint male-female ownership.
On a ₹75 lakh property, one calculator shows stamp duty of about ₹5.25 lakh and registration of ₹75,000, a total of about ₹6 lakh. Women’s rebates are described differently across sources. Some mention an extra 1% for homes up to ₹1 crore, and others mention a flat ₹10,000. Confirm the current rule with the sub-registrar’s office or the IGRS UP portal before you rely on any of them.
Remember that duty applies to the higher of the agreement value or the circle rate. If a cheap-looking deal is priced below the circle rate, you pay duty on the circle rate. Other costs, such as GST on under-construction homes, maintenance deposits, brokerage and interiors, are extra.
Connectivity: two different rail stories
Ghaziabad
Ghaziabad’s biggest change is the Namo Bharat rapid rail. The first section opened in October 2023, and the full corridor was completed in February 2026. Daily ridership was reported at about 108,000 in September 2026. The Ghaziabad station connects to the Delhi Metro Red Line at Shaheed Sthal.
This helps areas near the stations most. Many large Ghaziabad townships are on the NH-24 and Raj Nagar Extension side, so check the actual distance and road access from your project to a station. A listing that says “near metro” may mean a long auto ride. One example of how distances vary: a comparison lists Vaishali Metro station at 4.6 km from Indirapuram.
A proposed Ghaziabad–Jewar rapid rail link is not yet a sure thing. Wikipedia lists its detailed project report as still awaiting approval, with a 2028 target. Treat that as unconfirmed.
Noida
Noida has a mature metro grid. The Aqua Line runs 29.7 km with 21 stations across Noida and Greater Noida. It carried about 63,000 passengers a day in early 2026. Delhi Metro’s Blue Line extension also serves Noida, for example at Sector 52.
More is on the way. Listings show the Union Cabinet approved a ₹2,254 crore Aqua Line extension in February 2026, and L&T won its civil contract in August 2026. The Greater Noida West metro is less certain. The same tracker reports the Centre asking for a fresh project report earlier in the year, and a possible Cabinet nod being discussed in September 2026. If a Greater Noida West project is priced on a future metro, remember it is not approved.
The airport
Noida International Airport at Jewar is now reported to be open. It received its aerodrome licence on 6 March 2026, was inaugurated on 28 March 2026 and began commercial flights on 15 June 2026. It is far from central Noida and closer to the Yamuna Expressway belt. Check the route and time from your target sector before assuming it saves you anything.
Civic upkeep: look at the society, not just the city
City-level cleanliness rankings are a rough guide. They also use different population categories, so do not read them as a head-to-head result.
- In Swachh Survekshan 2024-25, Noida ranked first in the Super Swachh League for cities of 3 to 10 lakh people.
- Ghaziabad ranked 11th among cities above 10 lakh in the same survey.
The latest results we could verify are for 2024-25. Check whether the 2025-26 results have been published before you quote any ranking.
Your daily experience depends more on three things:
- Who maintains the area. Ask which authority handles roads, drains and waste for your sector or township.
- The society. Ask the resident welfare association about water supply, power backup, lift reliability, dues and maintenance charges.
- The builder’s handover. Check whether the project has an occupancy certificate and whether the society has been formally handed over.
A visit on a weekday evening and a weekend morning tells you more than any ranking. Look at the roads, the garbage points and the parking.
Resale liquidity: no clean answer, so check the project
We could not find a reliable published figure comparing resale turnaround times in the two cities, so we will not claim one. What the data does show is the following.
- Noida accounted for 36% of NCR housing sales in the latest quarter covered by one report, second only to Gurugram. A deeper market usually means more buyers to approach.
- Knight Frank noted that new launches in Q3 were concentrated in corridors including NH-24 in Ghaziabad and the Yamuna Expressway. More new launches near you means more competition when you sell.
- Ghaziabad’s stalled stock, mentioned above, can drag down sentiment in affected areas. It does not make every Ghaziabad project hard to sell.
In practice, a ready-to-move flat in an occupied society, with a registry done and a lower price per sq ft, tends to be easier to resell than a delayed project with a premium price. Smaller 2 BHK homes in mid-priced societies appeal to the widest pool of buyers. Do not buy only to resell, because any price gain is not guaranteed.
Which city fits which buyer?
- You want maximum space for the money. Ghaziabad’s Raj Nagar Extension and NH-24 belt, or Greater Noida West, give the most square feet at the rates above. Compare under-construction against ready stock carefully.
- You work in Noida’s sector offices or along the Aqua Line. Living in Noida can save commute time and cost. You pay more per sq ft for it.
- You commute to central or east Delhi. Compare door-to-door time from the actual project to the Red Line, Blue Line or Namo Bharat station.
- You are risk-averse. Pick a ready home in an occupied society. Check the project’s registration on the UP RERA portal and its completion records.
A quick checklist before you decide
- Fix your all-in budget first, with about 8% for stamp duty and registration.
- Convert it to area at three nearby projects, using actual quotes, not averages.
- Time the real commute at peak hours, including the last mile to the station.
- Check RERA registration, the occupancy certificate and the status of any builder dues.
- Ask residents about water, maintenance charges and handover.
- Look at recent resale listings in the same society to see how long flats stay on the market.
Explore homes in both cities
Read our Ghaziabad locality guide and our Noida locality guide to compare neighbourhoods. If Greater Noida West is on your shortlist, see the new projects in Greater Noida West. You can filter by city and builder on the ADiHomes projects page.
Neither city is the right answer for everyone. The better one is the one where your actual shortlist gives the space, commute and paperwork you need within your budget.
Frequently asked questions
Is Ghaziabad cheaper than Noida?
Usually yes in mid-priced areas, but the overall averages overlap. Mid-2026 portal data put Ghaziabad at about ₹7,500 to ₹8,500 per sq ft and Noida's average at about ₹8,300 to ₹8,700, with premium Noida sectors well above that.
Is stamp duty different in Ghaziabad and Noida?
No. Both follow the standard Uttar Pradesh structure of 7% stamp duty for male buyers, 6% for sole female buyers and 6.5% for joint male-female ownership, plus 1% registration. Check the current women's rebate with the sub-registrar's office, as sources describe it differently.
Which city has better metro connectivity?
Noida has the 29.7 km Aqua Line and Delhi Metro Blue Line links, with an Aqua Line extension approved. Ghaziabad has the Namo Bharat rapid rail, fully operational since February 2026, and a Red Line interchange. The best choice depends on where your project and workplace are.
Where is it easier to resell a flat?
We found no reliable published data comparing resale times between the two cities. Ready-to-move flats in occupied societies with clear paperwork are generally easier to sell than delayed projects, in either city.
Is Greater Noida West part of Noida?
It is commonly called Noida Extension, but portals list it under Greater Noida, not Noida proper. Check which authority governs the project before you buy.
Does the Jewar airport affect home choices in Noida?
Noida International Airport is reported to have begun commercial flights on 15 June 2026. It is most relevant to the Yamuna Expressway belt and Greater Noida, so check the real travel time from your sector.
How do Ghaziabad and Noida compare on cleanliness?
In Swachh Survekshan 2024-25, Noida ranked first in its 3 to 10 lakh category and Ghaziabad ranked 11th among cities above 10 lakh. The categories differ, so these are not a direct comparison.
