Neharpar Faridabad: A Buyer’s Guide to Greater Faridabad Sectors 75-89

Contents
Neharpar Faridabad is the part of the city that lies across the Agra Canal from the older town. It is also called Greater Faridabad. Buyers like it for newer layouts and a wider choice of apartments, builder floors and plots. They are cautious about metro access, daily commute and uneven civic services.
This guide is written as of 20 October 2026. It covers the sector layout, what prices look like, what is built and what is still on paper, and how to check a builder. Where we could not verify something, we say so.
What Neharpar covers
The Faridabad Master Plan 2031 earmarks Sectors 66 to 89 as a self-contained sub-city, according to The Tribune. Sectors 75 to 89 are planned mainly for housing, and Sectors 66 to 74 are for industry. So when people say “Neharpar Sectors 75-89”, they mean the residential belt.
Property portals describe the area as a mix of apartments, builder floors, plotted development, schools, hospitals and commercial areas. It is not one uniform locality. Sectors were developed at different times, so quality and services vary from one sector to the next.
Sector map: how the residential belt breaks down
We could not verify an official sector-by-sector map, so the table below groups sectors the way portals and local guides describe them. Treat it as a starting point and check the actual plot or tower on a map before you visit. Prices are portal estimates, not transaction prices.
| Sectors | What portals say | Indicative price signal |
|---|---|---|
| 75-76 | Square Yards places both in “Neharpar Phase 2”. It describes a mix of apartments, builder floors and plots, with NH-19 access mentioned for Sector 75. | Sector 75: about ₹6,200 per sq ft (99acres). Sector 76: about ₹3,450 per sq ft (Square Yards), a figure that includes plots, so it is not comparable with flat-only rates. |
| 77, 80, 83 | We found no reliable sector-level data for these. | Check each one individually. |
| 78-79 | Older 99acres coverage links Sector 78 with the Delhi side and the bypass road. Sector 79 is described as a commercial district. | A plot dealer’s blog quotes about ₹1.40-1.80 lakh per sq yard. This is a seller’s claim, so treat it as unverified. |
| 81-82 | Part of the main residential cluster in Prooperty’s guide. | The same dealer blog quotes plots at about ₹1.25-2.10 lakh per sq yard. Again unverified. |
| 84-86 | Also in the main cluster. One review put Sector 86 at about ₹7,100 per sq ft in a large township. | 99acres shows Sector 86 at about ₹7,350 per sq ft. |
| 87-88 | Square Yards places Sector 87 in “Neharpar Phase 1”. | Sector 87: average sale about ₹6,000 per sq ft. Sector 88: about ₹5,150 per sq ft (Square Yards). |
| 89 | Reported to fall along the planned FNG Expressway alignment (see below). | We could not read a reliable figure from the sources we found. |
Prices: Neharpar vs old Faridabad
There is no single Neharpar price. Portals disagree widely:
- NoBroker shows an average range of about ₹5,319 to ₹6,648 per sq ft.
- Square Yards shows about ₹7,950 per sq ft for apartments, with listings from ₹5 lakh (likely small plots or similar) to ₹2.7 crore.
The gap is partly method. Some portals average asking prices, some average sold or registered values, and some mix plots with flats.
Sector 87 shows how much this matters. Square Yards lists an average sale price of ₹6,000 per sq ft. It lists a market asking price of ₹7,450 per sq ft for June 2026, up from ₹6,000 in March 2026. For a 1,100 sq ft flat, that is ₹66 lakh at ₹6,000 and ₹81.95 lakh at ₹7,450. The difference is ₹15.95 lakh on the same sector, depending on which number you use.
Old Faridabad comparison: We could not find a reliable, current, like-for-like per-sq-ft figure for the older sectors. We would rather not invent one. Compare them yourself using this method:
- Pick two listings of the same type, such as a 3 BHK in a gated society of similar age.
- Compare price on the same area basis (super area or carpet area, not a mix).
- Ask for recent registered sale deeds in both areas, not only listings.
- Add the cost of any longer commute, which for some buyers outweighs a lower price.
Our Central Faridabad guide is a useful baseline for the older city. Compare it with the Neharpar (Greater Faridabad) guide.
Infrastructure: what is built and what is not
| Item | Status as we could verify it | What to check |
|---|---|---|
| Delhi Metro (Violet Line) | Running. Escorts Mujesar opened on 6 September 2015, and the line reached Raja Nahar Singh (Ballabhgarh) on 19 November 2018. There is no station inside the Neharpar sectors. | Distance from your sector to the nearest station, and how you would cover it daily. |
| Metro spur to Neharpar | HMRTC’s page says DMRC did a techno-feasibility study of a spur for the Neharpar sectors and submitted terms of reference for a DPR. We found no evidence of an approved or funded project. | Do not price in a metro station that has no sanction and no construction. |
| Gurugram-Faridabad metro / Namo Bharat link | Proposed. Reports describe a plan to run metro services on the Namo Bharat alignment, with a Bata Chowk interchange. DPR evaluation was still ongoing in those reports. | Treat as a proposal. It would not by itself reach Neharpar. |
| FNG Expressway | Haryana’s approval was reported on 22 March 2025, after years of delay. It includes a 600-metre Yamuna bridge near Lalpur village, with the cost shared equally by Haryana and Uttar Pradesh. Reports on how much of the Faridabad stretch is built are inconsistent. | Ask the authority or the builder for dated, documented progress, not a percentage from a brochure. |
| Hospitals, schools, retail | Wikipedia lists Amrita Hospital (inaugurated 28 August 2022), well-known schools and Omaxe World Street in the area. | Confirm the distance and travel time from the specific tower. |
The FNG matters because commuters to Noida and Ghaziabad now route through Delhi’s Kalindi Kunj road. Haryana’s urban local bodies minister said over one lakh people make this trip daily. Treat any promised FNG travel time as a projection until the road is open.
Everyday issues residents report
99acres’ locality page lists complaints you should weigh against the brochure:
- Unauthorised parking and jams on the bypass road.
- Unscheduled power cuts in Sectors 80 and 89.
- Potholed internal roads.
- Waterlogging after heavy rain.
- Limited public transport after sunset.
One tenant review on NoBroker mentioned salty groundwater damaging appliances in Sector 87. That is a single review, so check water quality and supply at the project you are considering. Visit at different times, including after rain.
Commute from Neharpar
Prooperty’s guide gives approximate distances from the central residential sectors:
- Bata Chowk metro: about 4-8 km.
- Neelam Chowk Ajronda: 5-9 km.
- Old Faridabad: 6-10 km.
- Sector 28: 8-13 km.
These are rough, and the same guide says Neharpar may not suit people who need easy metro access. An older 99acres article put the area about eight km from the Delhi-Badarpur border.
Test your own route. Drive or take a cab from the exact tower to your workplace at the hour you would travel, on a weekday. Do not rely on distance alone.
Builder and project checks
Haryana RERA has two benches. The Gurugram bench covers Gurugram district only, and the Panchkula bench covers the rest of the state, including Faridabad. Search the Haryana RERA portal (haryanarera.gov.in) and choose the Panchkula authority. Here is a checklist:
- Registration number: Search by project name, promoter or registration number. Confirm the status is active and not expired.
- Phase-wise registration: One review noted that a large township brand marketed across Sectors 75-89 was registered with HRERA only for Sectors 82-89. Verify the exact phase and tower you are buying, not the brand.
- Completion date: Compare the date on the RERA record with what the sales team tells you.
- Progress updates: Builders are expected to post quarterly updates. Read the last two.
- Escrow: Guides say 70% of buyer money must sit in a project-specific account. Ask for the account details.
- Sanctioned plan and land title: Ask for approvals, the layout plan and the title chain. Have a lawyer review them before you pay a booking amount.
- Possession evidence: For ready homes, ask for the occupancy or completion certificate and visit the site.
- Complaint history: Search the promoter on the same portal.
Ready-to-move homes cut delivery risk but not title or maintenance risk. Check society dues and who runs maintenance.
Buying costs: a worked example
For urban property in Haryana, several 2026 guides list stamp duty at 7% for male buyers, 5% for female buyers and 6% for joint male-female ownership. They quote registration at about 1%. The cap on registration is reported differently: one source says no cap, others say ₹50,000. Confirm at the sub-registrar office. Stamp duty is charged on the higher of the circle rate or the agreement value.
Take a 1,200 sq ft flat. At NoBroker’s range of ₹5,319-6,648 per sq ft, the price is about ₹63.8 lakh to ₹79.8 lakh. At Square Yards’ ₹7,950, it is ₹95.4 lakh. Now take a ₹70 lakh agreement value, assuming the circle rate is lower:
| Item | Male buyer | Female buyer |
|---|---|---|
| Stamp duty | 7% = ₹4.90 lakh | 5% = ₹3.50 lakh |
| Registration (1%, uncapped) | ₹70,000 | ₹70,000 |
| Registration (if capped at ₹50,000) | ₹50,000 | ₹50,000 |
| Total, uncapped | ₹5.60 lakh | ₹4.20 lakh |
These figures exclude brokerage, GST on under-construction homes, parking, club membership, maintenance deposit and interiors. Ask for a full cost sheet before you sign. Also confirm that Neharpar falls within municipal limits, as the urban rate depends on that. A Municipal Corporation Faridabad map and one local guide place Sectors 75-89 within the corporation area.
Who Neharpar suits, and who should wait
It may suit you if you want newer buildings and a wider choice of layouts, and you have a car or a reliable commute plan. It may also suit you if you can compare prices carefully rather than going by the first quote.
Think twice if you depend on the metro for a daily commute, or you are counting on an unsanctioned metro spur or an unfinished expressway to deliver value. Nobody can promise price rises or rental returns here, and the sources we read do not support any.
