Booking a DDA flat online takes minutes. What follows takes months, and most cancellations in DDA schemes happen after booking, not before: a missed payment deadline, documents uploaded late, or a loan that was not ready in time. This guide covers the stage after you have booked a flat in a DDA scheme: the demand-cum-, the payment windows and penalties, home loans and mortgage permission, the documents for possession, taking physical possession, executing the , and the rules on selling. It uses the terms of DDA’s 2026 schemes, including the Awaas Nivesh Yojana 2026 for LIG flats in Narela and the Karmajeevi Awaas Yojana 2026. Each scheme has its own brochure, so treat yours as the final word.
The sequence at a glance

| Physical possession | Possession slip from the field engineering division | Within 60 days of the possession letter |

Booking amount and the demand-cum-allotment letter
In the 2026 schemes the booking amount depends on the category. Under the Karmajeevi Awaas Yojana 2026 it was Rs 10 lakh for a 3BHK, Rs 4 lakh for a 2BHK and Rs 50,000 for a 1BHK; under the Awaas Nivesh Yojana 2026 it was Rs 1 lakh for each LIG flat. The booking amount is adjusted against the price, but it is non-refundable and is forfeited on surrender, cancellation or non-payment of the remaining demand. It can be paid from anyone’s bank account.
The DAL is issued online and DDA sends an intimation, but the brochures say plainly that non-receipt of a physical copy, SMS or email is not a ground for relief. Log in to the DDA Awaas portal (eservices.dda.org.in) every few days after booking and download the DAL yourself.
Paying the price: the deadlines that cause cancellations
- Day 0 to 60: pay the demanded amount interest-free.
- Day 61 to 90: a grace period, with simple interest at 10 percent a year on the unpaid amount for the days beyond 60.
- Bank holidays: if either deadline falls on a bank holiday or non-working day, it moves to the next working day.
- After 90 days: the allotment is liable to be cancelled and the booking amount forfeited. A delay of up to two working days beyond the final due date is condoned automatically with 10 percent interest. Beyond that and up to 90 days more, restoration is possible only with the Vice-Chairman’s approval, penal interest at 14 percent, restoration charges, and provided at least 25 percent of the price has been paid as per the DAL. After that window, cancellation is automatic and final.
- No surrender after full payment. Once you have paid the full disposal price as per the demand schedule, DDA will not accept a request to surrender the flat.
The disposal price in the brochures excludes conversion charges for freehold property, where applicable, and a water connection charge of Rs 2,000. Maintenance is demanded separately with the DAL; the Karmajeevi scheme, for example, combined a one-time maintenance corpus with monthly charges per square foot.
Home loans and mortgage permission
DDA allows allottees to mortgage the flat for a housing loan to listed categories of institutions, including nationalised banks, cooperative banks, banks and institutions controlled by the RBI or the Government of India, and RBI-recognised housing finance companies, without prior approval. DDA keeps the first lien until all its dues are recovered, and the mortgage must be intimated to the housing branch. You must apply for “home loan intimation” through the Awaas portal, preferably within 30 days of the DAL. DDA states it is not responsible for bank delays, and any late-payment interest falls on you.

Practical loan timeline
- Get an in-principle sanction before you book, especially for a 2BHK or 3BHK where the balance is large.
- Upload the loan intimation request immediately after the DAL is issued.
- Give your bank the DAL, the intimation letter and the scheme brochure; ask for disbursement well before day 60.
- Pay your margin money first; keep the bank statement, which is also a possession-stage document.
Documents for the possession letter
After full payment, apply online for the possession letter within 90 days. If you miss this, DDA levies watch-and-ward charges at prescribed rates for the period beyond 90 days until documents are complete. The 2026 brochures list:
- A consolidated affidavit-cum-undertaking covering citizenship and age, category declarations, agreement to form and join the RWA, and an undertaking not to make additions or alterations except permitted amalgamation of adjacent flats.
- One identity proof and one address proof matching the application.
- PAN cards of the allottee, any co-allottee and spouse (if the spouse has a PAN).
- The loan sanction letter attested by the bank, if applicable, and the bank statement showing margin money paid to DDA.
- For PwBD applicants, the disability certificate and any guardianship certificate.
- The certificate, if TDS was deducted on the purchase.
Taking physical possession
Once the possession letter is issued, collect the possession slip from the field engineering division and take physical possession within 60 days. After 60 days, watch-and-ward charges apply. Inspect the flat with the division’s staff, note meter readings and keep a copy of the possession slip.
Know what DDA will and will not do. The 2026 brochures offer flats “as is where is” and state that DDA will not entertain complaints about price, design, construction quality, materials, workmanship or other defects, nor requests for additions or alterations. Inspect before you pay the full price if the scheme permits a site visit, and budget for repairs.
Every allottee must also become a member of the RWA registered for the housing pocket under the DDA (Management and Disposal of Housing Estates) Regulations, 1968, before possession. The RWA handles day-to-day upkeep of common areas, lifts and common electricity; internal maintenance of your flat is your responsibility.
Conveyance deed: when the flat becomes yours
All allotments are on freehold basis, but title passes only when the conveyance deed is executed and registered before the sub-registrar. The process in the 2026 brochures:
- After taking physical possession, request the conveyance deed papers online.
- Buy e-stamp paper of the required value and upload a copy before reserving a date.
- Reserve the execution date online.
- Attend on the date with all original documents for verification and complete registration.
and registration costs are borne by the allottee. The Delhi Revenue Department sets stamp duty on sale, conveyance and gift deeds at 6 percent for a male buyer and 4 percent for a female buyer, and a of 1 percent plus a Rs 100 pasting fee, on the consideration or circle-rate value, whichever is higher. Lender guides report 5 percent for joint male-female ownership; the department’s page does not state a joint rate. Check how the value is assessed for your DDA deed when you buy the e-stamp.
If the original allottee dies before the conveyance deed, the deed is executed in favour of the legal heirs under DDA’s guidelines.
Selling or renting: the restrictions
- Before the conveyance deed: you cannot transfer or part with possession of the flat. DDA will not recognise such a sale and can cancel the allotment. Do not sign an agreement to sell or a for a DDA flat before the deed is registered.
- After the conveyance deed: DDA’s 2026 FAQ says the allottee is free to transfer the property.
- PwBD hire-purchase allotments: where a person with benchmark disability opts for hire purchase (25 percent upfront and the balance in over 15 years at 10 percent simple interest), the flat cannot be alienated before 15 years from possession or full payment with interest, whichever is earlier, and the conveyance deed carries this clause.
Common mistakes after a DDA allotment
- Waiting for a printed DAL instead of downloading it from the portal.
- Assuming the bank will disburse within 60 days without filing loan intimation early.
- Paying from an account that cannot be traced to the allottee or the lender when proving margin money.
- Missing the 90-day possession-letter window and paying watch-and-ward charges.
- Letting a relative or buyer occupy the flat before the conveyance deed.
- Not budgeting for e-stamp, registration and maintenance corpus on top of the price.
As of October 2026
The terms above are taken from DDA’s 2026 scheme brochures and FAQ. Older and future schemes may differ on booking amounts, interest rates and timelines. Always follow the brochure and DAL of your own scheme.
