About Rajdarbar Realty

Rajdarbar Realty is the real estate arm of the Rajdarbar group, which also has interests in hospitality, finance, dairy, trading and IT services. It used to trade as Global Realty, and its residential brand Rajdarbar Spaces was formerly Global Spaces. The website calls the company Rajdarbar Realty Limited, but its footer names Rajdarbar Realty Creations Private Limited. It gives its office as 303, Global Foyer, Golf Course Road, Sector 43, Gurugram. MCA-based data lists a Rajdarbar Realty Limited (CIN U45400UP2007PLC068140), incorporated on 30 July 2007 with its registered office in Agra, but shows its status as "amalgamated". The legal entity behind current sales is therefore unclear, and other group companies may hold individual projects.

Where it builds

Rajdarbar's NCR work is commercial and in Gurugram: Global Foyer on Golf Course Road (Sector 43) and Global Foyer Palam Vihar. Most of its housing is outside NCR, in Hisar, Sirsa and Karnal in Haryana, Agra and Mathura in Uttar Pradesh, and Jaipur. ADiHomes lists one Rajdarbar project: Global Foyer, Sector 43, Golf Course Road, shown as ready to move. It is an operating office-and-retail building, and the company runs its own office from it.

Track record

The website lists delivered residential projects in Kosi, Mathura and Karnal, including Narsi Vihar, Kusum Vatika and Global Spaces Karnal Phases 1 and 2. It gives the number of delivered projects as both "11+" and "17", so the count is unclear. All of these delivered projects are outside NCR. The website lists both Global Foyer Gurugram and Global Foyer Palam Vihar under "ongoing", even though Global Foyer Sector 43 is occupied and leased. This may mean unsold or unfinished parts remain, but we could not confirm it. We found no completion date or occupation certificate for either building.

Legal and regulatory matters

• Corporate status: the main company in MCA data is marked as amalgamated. We could not confirm which company it merged into or when.
• Insolvency: we found no insolvency proceedings against Rajdarbar companies in the sources reviewed. We could not check NCLT records directly.
• RERA: Global Foyer does not appear in HRERA Gurugram's published list of registered projects, which runs to early 2021. HRERA Gurugram's online complaint search was not working when we checked in October 2026, so we could not review complaints or orders.

What to check before booking

• Which Rajdarbar company holds title to the unit and will sign the sale deed.
• The occupation certificate for the building and the unit, and whether any part of the project is still being built or sold as new stock, which would need RERA registration.
• For pre-leased units, the lease deed, tenant, lock-in, escalation and security deposit, and whether rent is actually being paid.
• Maintenance arrangements, dues and the agency running the building.
