Dwarka at a glance

Dwarka is a planned sub-city in South West Delhi. DDA (the Delhi Development Authority) is its civic agency, and most homes here are flats in cooperative group housing societies. On ADiHomes as of October 2026, there are 85 live projects in Dwarka, and all 85 are ready to move. You can browse them on the flats for sale in Dwarka page. This guide gives no prices, because we hold no verified price data for it.

Dwarka sits in the west of Delhi, with postcodes 110075, 110077 and 110078. DDA's zonal plan for the area (Zone K-II) says the structure plan provides for 29 sectors. The same document says layout plans for sectors 1 to 26 were already approved. That document is old, so confirm the current status of any sector with DDA.

The planning zone is bounded by the Delhi–Rewari rail line on the east and the Najafgarh drain on the west. DDA planned it for about 13 lakh people, and Wikipedia puts the population at around 12 lakh.

Sectors differ in age and feel. ADiHomes lists societies such as Shri Ram Apartment in Sector 4, Sapna Ghar Apartments in Sector 11 and New Rajput Apartment in Sector 12. For a closer look at one pocket, see the Dwarka Sector 12 guide.

मेट्रो और रेल

The Blue Line runs through Dwarka. Going west, the stations are Dwarka Mor, Dwarka, Sector 14, 13, 12, 11, 10, 9, 8 and the terminus at Sector 21. Dwarka Mor is also called Sector 15 and is the nearest station to Netaji Subhas University of Technology. The Sector 12 station is described as the busiest in Dwarka, with City Centre right in front of it.

I found no station named for Sectors 4 or 6. If you are looking there, check the real distance from the society to the nearest station.

Sector 21 is an interchange with the Airport Express Line. It sits near the Dwarka ISBT bus terminal and Bijwasan railway station. The Airport Express was extended in September 2023 to Yashobhoomi Dwarka Sector 25. At that time DMRC said the ride between New Delhi and Dwarka Sector 21 took about 19 minutes.

Roads and airport

The Airport Express connects Dwarka Sector 21 to IGI Airport (Terminal 3). I could not verify road distances to the airport, so check them on a map.

The Dwarka Expressway (NH-248BB) starts at Shiv Murti, Mahipalpur, and ends at Kherki Daula in Gurugram. One property portal reports its Delhi section opened on 17 August 2025. Another report says an airport tunnel link to Terminal 3 and UER-II is working. The expressway mainly links Delhi and Gurugram, so check how your sector reaches it.

I could not verify specific schools or hospitals, or their distances, from reliable sources for this guide. Check the nearest ones on a map, and visit them at peak hours. A property portal lists Vegas Mall and Pacific D21 Mall as major malls near Dwarka, but I have no distances. The DDA Sports Complex is in Sector 11. Sector 12 has a cluster of schools, banks and the City Centre area around its metro station.

Water is the most reported problem. In May 2026, one report said Yamuna levels fell and supply cuts of up to 25% hit parts of west Delhi, with Dwarka among the worst affected. A local news site in June 2026 listed shortages in Sectors 24, 21, 18, 14, 13, 9, 8 and 7, and parts of 2 and 16. A resident of one society said theirs had no shortage.

Dwarka's treatment plant depends on a canal from Haryana. A canal breach in July 2023 stopped supply for days. Experience varies by society, so ask residents about summer supply, tanker costs and borewell or storage arrangements.

I could not verify area-wide electricity details. Ask the seller for recent bills and the sanctioned load.

Approvals, titles and litigation

Many Dwarka flats were built by cooperative societies on DDA-leased land. Conversion from leasehold to freehold is possible for such flats, but only after dues such as ground rent are cleared. Check whether the flat has been converted and who holds the title.

A news item archived in a residents' forum describes an earlier dispute. Delhi's cooperative registrar and DDA reviewed flat allotments for several Dwarka societies after a High Court order and a CBI probe into society land allotments. That article is undated, so treat it as history. Ask for the society's allotment, possession and approval papers. I found no verified list of currently stalled projects.

• Airport Express to Yashobhoomi (Sector 25): open since 17 September 2023.
• Blue Line extension from Sector 21: one broker blog places it in a 2026–27 window. I found no official confirmation, so treat it as unconfirmed.
• DDA International Sports Complex, Sector 19: a football stadium and other facilities are planned on a 62-acre site. I could not confirm a completion date.

Dwarka suits buyers who want a planned layout, metro access and a society-style home. It may not suit anyone who cannot tolerate water uncertainty. Many listings are in older societies, so check the following:

• Freehold or leasehold status, and the conveyance or conversion papers.
• The society's dues, ground rent, and any pending DDA matters.
• Water supply in summer, and what residents spend on tankers.
• Real walking distance to the metro, and the commute at peak hours.
• The age and upkeep of the building, lifts and parking.
