Sector 49, Central Faridabad: property prices, projects and homes

Sector 49 is a residential pocket in the NIT side of Faridabad, Haryana (PIN 121001). It sits among older, established colonies rather than in a newly built-up sector. This guide uses published sources and says where they disagree or where I found nothing. Check every distance and approval yourself before paying a token amount.

Portals describe the sector's position differently. NoBroker calls it south-east Faridabad. Square Yards places it in the southern part of the city and says it is close to the Aravalli hills. Treat "Central Faridabad" as a loose label. Sector 49 is better thought of as the city's southern edge on the NIT side.

Its neighbours are Sainik Colony, Aravali Vihar and IP Extension 2, according to NoBroker and 99acres. YoMetro puts Sainik Colony about 1.1 km away. The housing is a mix of builder floors on plots and gated apartment or villa projects. Several of those are around Kalindi Hill.

The two roads named most often are the Faridabad-Gurgaon Road and the Badkhal-Pali Road. A Gharpe listing for Achievers Status Enclave puts the Gurgaon-Faridabad Road about 1 km away and Mathura Road (NH-2) about 5.7 km away. Check these on a map for the specific address you are considering.

The nearest Delhi Metro stations are on the Violet Line, and sources disagree on which is closest:

• Neelam Chowk Ajronda: about 3.9 km (99acres) to 4.3 km (YoMetro).
• Bata Chowk: about 4.3 km (YoMetro) to 5.7 km (99acres). NoBroker says about 5 km.
• Old Faridabad: about 4.7 km (YoMetro) to 6.7 km (99acres).

The range is roughly 4 to 6 km, so expect an auto, cab or feeder ride rather than a walk. Faridabad railway station is about 3.5 km away per NoBroker and about 5 km per 99acres. Faridabad New Town station is about 6 to 7 km away.

NoBroker lists Indira Gandhi International Airport at about 38 km by its measure. Travel time depends heavily on traffic.

Justdial's listing for Achievers Status Enclave names DAV Public School (Sector 49) at about 1.6 km and Shanti Niketan Public School at about 2.7 km. These are distances from that project, not from the whole sector.

For shopping, YoMetro lists Eros EF3 Mall and Eldeco Station 1 Mall at about 4.4 km, Ansal Crown Plaza at about 4.5 km and SRS Shopping Mall at about 4.8 km.

I could not verify specific hospitals with distances for this sector, so I have not named any. Look up the nearest emergency-capable hospital and its drive time at peak hours yourself.

This is the main issue to investigate. The Tribune reported that the Haryana Human Rights Commission ordered free government water tankers, on an interim basis, for nearly 500 families of Achievers Society, Kalindi Hill, Sector 49. The complaint said the society had lacked a public water network for more than 20 years. The commission asked the Faridabad Municipal Corporation and the FMDA for reports, so the matter is unresolved.

An earlier Tribune report on city-wide summer shortages listed Sainik Colony among areas that often depend on tankers. It also said the city's supply fell well short of demand. That article's date is not clear in the version I saw, so check current conditions. Ask residents and the society about the water source, tanker spend and borewell dependence.

I found no reliable source on outages or load limits specific to Sector 49. Ask the society about backup, the sanctioned load and the electricity bills.

Approvals and disputes

Portal data on registrations is inconsistent. Square Yards lists HRERA 660/2017/307 for Achievers Status Low Rise Floors. NoBroker lists RERA-PKL-649-2019 for an Achievers project in the sector. Homes247 and Gharpe show no RERA number for Achievers Status Enclave. Possession dates for Enclave also vary between portals, from 2014 to 2019. Confirm each project's registration on the Haryana RERA website.

I found no reports of stalled projects in Sector 49. That is not a clearance. Ask a lawyer to check title, the occupation certificate and any pending cases.

• Gurugram-Faridabad-Noida Namo Bharat (RRTS) corridor: In March 2026, Swarajya reported that Haryana had approved the alignment. It said about 16 km would run in Faridabad from Sainik Colony to Badshahpur, with stations including NIT-3, NIT-1 and Bata Chowk. On 12 October 2026, Urban Acres reported that a joint team had inspected the Faridabad stretch for utility conflicts. It said a final approval was expected at a ministry meeting, and that no schedule had been confirmed. One secondary source says construction could start from December 2026, but I could not confirm that officially.
• Gurugram-Faridabad metro: Amar Ujala reported in March 2025 that the Haryana budget approved the Bata Chowk-Gurugram intercity metro. The project's history includes long delays. I found no confirmed start date or opening date.

Both projects are at approval or planning stage. Do not assume dates for either.

Sector 49 may suit buyers who want an established neighbourhood in the NIT area. It also suits those comfortable with a 4 to 6 km link to the metro and those who accept that Faridabad is far from central Delhi. Square Yards itself says peak-hour travel to Delhi can be tiring.

Before buying, check these points:

• Water source, tanker dependence and the outcome of the Human Rights Commission case.
• RERA registration, title, the occupation certificate and the sanctioned building plan.
• The real drive time to the metro station, schools and a hospital at peak hours.
• Maintenance charges, power backup and who runs the society's services.
