Sector 82 is in south-western Gurgaon. One local guide lists Sectors 81, 81A, 84 and 85 as its neighbours. Locality pages describe road access via the Dwarka Expressway Link Road and Vatika Road.

Housing is a mix of apartments, builder floors and plots. Listings also use the neighbouring label Sector 82A. PIN codes shown on portals vary (122004, 122012 and 122001 all appear), so confirm the right one for your registry papers.

One listing for a large Sector 82 development puts the Dwarka Expressway about 3.4 km away. A broker blog says 2.5 km from both the expressway and NH-48. Distances depend on which part of the sector you are in, so measure from the specific project.

The Dwarka Expressway is about 29 km long and built by NHAI. A 99acres explainer says the Delhi section was inaugurated on 17 August 2025. Other sources give different opening dates, so treat timelines loosely. One 2025 source expected parts of the service roads to stay unfinished until 2026. I could not confirm their current status.

Sector 82 has no direct metro link, according to NoBroker's locality page. A Square Yards guide says the nearest working stations for parts of Sector 82 are on Delhi's network across the border. I could not verify a named station or distance, so check this on a map.

The Yellow Line ends at Millennium City Centre in Gurgaon. A listing puts Gurgaon railway station about 16 km away.

Project listings put Delhi's IGI Airport at roughly 28–30 km by road. Actual travel time depends heavily on traffic.

• स्कूल: Delhi Public School (about 0.8 km per one guide, 2.6 km per another), Yaduvanshi International School, St. Xavier's High School, Knowledge Tree World School and Euro International School. A 99acres page puts the last two within about 3 km.
• अस्पताल: Miracles Apollo Cradle (about 1.2–2.7 km depending on the source), Aarvy Healthcare (roughly 3.7 km from Sector 82A), and SRS Hospital (about 4.3 km). Larger hospitals are well beyond the immediate area.

Water. Gurgaon's supply has struggled to keep pace with demand. A Tribune report said GMDA supplied about 570 MLD in a recent summer against demand near 700 MLD. I could not confirm Sector 82's current status. Ask the resident association about tanker use and supply hours.

Drainage. A recent True Asset Consultancy article says the Dwarka Expressway sectors 81–95 are newer, but their drains are still catching up. Visit after heavy rain and look at how the project sits relative to the road.

Power. Portal descriptions are positive, but they are anecdotal. Ask what backup covers (lifts only, or water pumps too).

Approvals. For any project, check the HRERA registration, licence validity and occupancy certificate. Portal data can conflict. For Mapsko Royale Ville, one site lists RERA ID 99 of 2017 and ready-to-move status. Another lists a different HRERA number and a November 2027 possession date. Verify on the official HRERA register.

Litigation and stalled projects. I found no verified source on disputes or stalled projects within Sector 82 itself, which is not a clean bill of health. Search court and HRERA records by builder and project name. In nearby Sector 78, HRERA once restricted sales in Raheja Revanta over delays, which shows why this check matters.

• Gurugram Metro (GMRL): a 28.5 km elevated loop from Millennium City Centre to Cyber City with 27 stations, plus a 1.85 km spur from Basai village to Sector 101, per Ghar.tv. Phase 1 is under construction, with trial runs targeted for early 2027. Phase 2 was at tender stage in 2026. Another source expects full completion around 2028–29. The spur ends at Sector 101, not Sector 82.
• Inter-state bus terminal: Wikipedia mentions one planned at NH-8 and the Dwarka Expressway intersection. I found no confirmed date or status.

Sector 82 may suit buyers who want a developed pocket of New Gurgaon with schools, clinics and retail close by. It also suits those comfortable relying on road transport for now. It is less suited to anyone who needs a metro station within walking distance today.

• Check the registration, occupancy certificate and conveyance deed.
• Test the commute at peak hours, not just on a map.
• Ask about water source, sewage treatment and maintenance charges.
