Where Sector 89 is and how it is laid out

Sector 89 is in New Gurgaon, in the western part of Gurugram. Square Yards describes it as sitting on the Dwarka Expressway and Pataudi Road corridor, with Sectors 88 and 90 close by. Wikipedia notes that the Pataudi Road highway (NH-352W) has a newer alignment. It meets the Dwarka Expressway between Sectors 88A and 88B.

The area is still being built. Housing is a mix of high-rise societies, low-rise builder floors and a few villa or plotted pockets. Wikipedia's New Gurgaon entry says Sectors 88 and 89 are planned as commercial and business hubs. Treat that as a planning intent, not a finished reality.

Portals use different names and pin codes for the area (89, 89A, and codes such as 122505, 122004 and 122011). Check the exact sector and address of any home you consider.

Roads and expressways

The Dwarka Expressway is the main route. 99acres reports that the Gurgaon stretch opened in December 2022 and the Delhi section, including the airport tunnel, opened on 17 August 2025. Pataudi Road links the sector to NH-48 on one side and towards Manesar on the other. Portal estimates of the distance to the expressway range from 2 to 5 km, so measure from the specific project.

Square Yards also reports that a road joining Sectors 88 and 89 has been cleared for construction. I could not confirm its progress, so ask the builder or authority for the current status.

मेट्रो और रेल

I found no operating metro station in Sector 89. A Square Yards guide updated on 3 August 2026 says the Dwarka Expressway has no station of its own yet. It adds that a spur towards Sector 101 is in civil construction. It says there is no confirmed opening date, and that the targeted 2027 window could slip.

For now, the closest Delhi Metro link mentioned in that guide is Yashobhoomi Dwarka Sector 25 on the Airport Express Line. I could not verify a driving distance for it.

For rail, NoBroker lists Garhi Harsaru Junction about 2.2 km away. Propsur puts Gurgaon Railway Station at roughly 12 km, and another portal gives 12–16 km.

The Dwarka Expressway leads towards Delhi's IGI Airport. Portals only offer rough drive times, often 25–30 minutes, and these vary with traffic. Test the drive at your own commute hours.

Schools, hospitals and shopping nearby

Distances below come from property portals. They differ between sources, so treat them as approximate.

• स्कूल: Lotus Rise World School (about 0.8–1.1 km), RPS International School (about 1–2.7 km) and St. Xavier's High School (about 1.8 km). Delhi Public School in Sector 84 is about 2.7–4 km away.
• उच्च शिक्षा: NoBroker lists Gurugram University among nearby institutions.
• अस्पताल: Aarvy Healthcare in Sector 90 (about 2–3 km) and Genesis Hospital (about 3.7 km). Medanta is cited at roughly 16 km, so it is not a quick emergency option.
• खरीदारी: 99acres lists Sapphire 90 and New Town Square malls at about 5 km. Resident reviews on Square Yards say large malls are missing inside the immediate area.

Reviews on 99acres also say schools, shops and healthcare within the sector are limited. Plan on short drives for most services.

Water is the first thing to ask residents about. An older Tribune report on Gurugram's newer sectors, including Sectors 81 to 95, said many depended on groundwater or tankers. It also said builders arranged supply as a stopgap. Another Tribune report described city-wide demand reaching about 700 MLD against 570 MLD supplied one summer. It said a 100 MLD addition at the Basai plant had its deadline pushed back more than once. That article is undated, and I could not confirm the plant's current status.

Ask the builder or the residents' association how water arrives today. Find out whether it is from the GMDA network, borewells or tankers, and what it costs.

बिजली

Electricity is supplied by Dakshin Haryana Bijli Vitran Nigam (DHBVN). Some resident reviews mention power fluctuations and road upkeep problems. These are anecdotal and not official data. Ask about power backup and billing for common areas.

Check each project's registration on the Haryana RERA website, its licence and its approved layout. Compare the promised possession date with the RERA record.

Sector 89 has at least one well-known delayed project, Greenopolis. A property-agency write-up says HARERA passed an order on 23 July 2018 directing the developers to register the project. It says the project was still not fully delivered in 2026. I have not independently verified this, so read the HRERA orders yourself before buying anywhere near a troubled project. The wider Dwarka Expressway belt has also seen HRERA compensation orders for delayed possession elsewhere, for example in Sector 109.

• Metro: The Gurugram Metro Rail Limited loop and the Sector 101 spur are under construction. Square Yards says GMRL targets 2027 but there is no confirmed date (3 August 2026).
• Hospital: A 883-bed public hospital for the Dwarka Expressway belt is delayed. The Tribune reports that its construction deadline is now 31 December 2026. The operator tender's bid opening is listed for 30 October 2026. A residents' association wrote to the minister about it on 17 October.
• Link road: The Sector 88–89 road mentioned above is described as cleared for construction. I could not find a completion date.

Sector 89 may suit buyers who want a newer, still-developing area with Expressway access. It may also suit people who can accept some gaps in shops, transit and civic services for now. It is less suited to anyone who needs a metro station within walking distance, or fully settled services from day one.

• Visit at peak hours to test traffic, water pressure and power.
• Verify the RERA registration, approvals and any pending HRERA complaints.
• For ready homes, ask for the occupancy certificate and the maintenance and water arrangements.
• For under-construction homes, compare the promised possession date with actual site progress.
• Do not rely on future metro or road openings when deciding. Their dates may shift.
