About Bhopal

Overview of Bhopal

Bhopal is the capital of Madhya Pradesh and is known for its lakes, government offices and public institutions. The city sits around the Upper Lake and Lower Lake, with the older city to the north-west and newer planned areas such as MP Nagar, Arera Colony and Hoshangabad Road to the south and east. This guide is for home buyers and tenants and gives no price claims.

Several bodies are involved. The Bhopal Municipal Corporation (BMC) runs civic services. The Bhopal Development Authority (BDA) plans and sells land; its own website lists Misrod, Aerocity and Rajabhoj among its residential schemes. Many private colonies and apartment projects sit alongside. Popular rental and residential areas named by a listings portal include Hoshangabad Road, Ayodhya Bypass Road, Bawadiya Kalan, Arera Colony and Kolar Road. Kolar Road is described as an emerging outer residential zone, and Bawadiya Kalan is said to see demand because of nearby IT parks. These are portal descriptions and not official classifications.

The master plan is unsettled. The planning area was proposed to expand from 601 sq km (2005 plan) to about 1,017 sq km in the 2031 draft. A Free Press Journal report of 26 September 2026 says a fourth draft in roughly 20 years has been released after the Supreme Court allowed publication for objections, and the final plan needs the court's approval. Until it is final, zoning questions can be hard to answer, so check land use with the authority.

Connectivity

LinkDetails
Bhoj Metro, Orange LineThe 6.22 km priority section (about 8 elevated stations from Subhash Nagar to AIIMS, including MP Nagar, Rani Kamalapati and Alkapuri) opened around 20-21 December 2025. A July 2026 report said it ran only nine trips a day at first, with a plan for about 20. The full line is planned at about 15 km and 16 stations, with an underground part near Bhopal station and Nadra Bus Stand still being built.
Blue LineBhadbhada Square to Ratnagiri Tiraha; pillar construction under way in March 2026.
Rani Kamalapati stationFormerly Habibganj, redeveloped under a public-private model and inaugurated on 15 November 2021. A second major station serves the city.
Raja Bhoj AirportAbout 15 km from the centre; 35 to 50 minutes from MP Nagar depending on traffic (travel-site figures). About 1.33 million passengers in 2023-24 per AAI data cited by ixigo. We found no confirmed new terminal in 2026.
Bhopal-Indore expresswayProposed: a roughly 160 km, six-lane greenfield road, with alignment details differing across reports. It is not built.

Today the metro serves only a short central stretch, so most daily travel is still by bus, auto, two-wheeler or car. Check how far a flat is from the stations and from the road you will take to work.

Schools, colleges, hospitals and shopping

Education

  • Schools often named: Campion School, Carmel Convent School, Delhi Public School and St. Xavier's School.
  • Higher education: MANIT (NIT Bhopal), IISER Bhopal, SPA Bhopal and AIIMS Bhopal's teaching programmes, plus private institutions such as Chirayu University.

These come from directories, so check admissions and distances with the institutions.

Hospitals

AIIMS Bhopal, set up under a central health scheme in 2012, is the best-known public institute and now has a metro station at the end of the priority corridor. Other hospitals include Hamidia Hospital and Bansal Hospital; we could not verify details of these in the sources, so confirm services and distance yourself.

Shopping

MP Nagar, New Market and Arera Colony are long-standing commercial areas, and the city has several malls. We did not verify specific mall details, so use a site visit instead.

Property market on ADiHomes

ADiHomes has no live listings or projects in Bhopal yet (as of October 2026). You can see new projects in Bhopal and flats for sale in Bhopal for updates when listings are added.

From the sources found, the city has a mix: BDA plotted schemes, private plotted colonies and villas on outskirts such as Kolar Road, gated apartment complexes along Hoshangabad Road and Bawadiya Kalan, and older independent houses in the central areas. We give no prices, rates or appreciation claims.

Civic matters

  • Water supply: In May 2026 the BMC said surface supply capacity is 514 MLD against consumption of about 450 MLD, and that it would stop using 111 of 247 tube wells, citing lessons from Indore's contamination case. Upper Lake storage was reported as stable until the monsoon.
  • Kolar dam risk: A July 2026 report said that, seven months after part of the Kolar (Kerwa) dam was damaged in November 2025, only 20 per cent of restoration was done and water for the Kolar area could be tight by summer 2027. The municipal engineer said current storage is enough for now. This matters if you look at homes in Kolar Road.
  • Pipeline leakage: A report in October 2026 mentions about 7,000 pipeline leakages in the city.
  • Lakes: A July 2025 assessment put Upper Lake in Class B, and untreated sewage entering lakes is a major cause. Avoid plots that are very close to lake edges without confirming rules.
  • Union Carbide site: Hazardous waste was moved out in 2025 for disposal at Pithampur. In March 2026 the High Court gave the state five weeks to submit a plan to assess and clean soil and groundwater at the site. Earlier tests found contamination near the old plant. If you look at homes in the old city near the site, ask about the water source.
  • RERA: Madhya Pradesh has a Real Estate Regulatory Authority with a public project search.

Infrastructure underway or planned

  • Metro: remaining Orange Line sections, including an underground stretch for which boring machines were being prepared in March 2026, and the Blue Line pillars. We found no opening dates.
  • Master plan: a fourth draft awaiting objections and court approval.
  • Kolar dam restoration: about 20 per cent done as of July 2026.
  • Bhopal-Indore expressway: proposal stage.
  • Union Carbide site remediation: court-monitored plan pending.

Pros and cons

Pros

  • Lakes, greenery and a capital-city job base.
  • AIIMS, MANIT, IISER and other institutes.
  • A new metro stretch and a redeveloped rail station.

Cons

  • Metro is still short and infrequent.
  • Master plan not final; zoning uncertainty.
  • Kolar dam damage and leaking pipes; lake pollution.
  • Union Carbide site clean-up still unresolved.

Who Bhopal suits

Bhopal suits government employees, students and faculty at the institutes, and families who prefer a calmer city with green space. It is less suited to those who need a mature metro network right now, or who want to buy in a spot whose zoning is not settled.

Pre-purchase checklist

  • Search the project and promoter on the Madhya Pradesh RERA website (rera.mp.gov.in).
  • Confirm the layout approval and land use with the BDA or the municipal corporation, given the unsettled master plan.
  • Check title, mutation and any dispute or litigation.
  • Ask which pipeline or source supplies water, and for Kolar Road, how the dam repairs are progressing.
  • Stay clear of lake edges and low areas without a drainage check; visit in the monsoon.
  • Do not buy near the Union Carbide site without asking about groundwater testing.
  • Do not rely on future metro or expressway dates.
