About Indore

Overview of Indore

Indore is the largest city in Madhya Pradesh and a major commercial centre of the state. It has been named India's cleanest city in the national Swachh Survekshan for eight years in a row, up to the 2024-25 edition. This guide is for home buyers and renters; it is not a ranking of areas, and it makes no price claims.

Several bodies shape development. The Indore Municipal Corporation runs civic services. The Indore Development Authority (IDA) plans and sells land under numbered schemes. Scheme 172 and Scheme 176 on the Super Corridor are two of its residential schemes, and an August 2026 report says IDA is planning an Aerocity of about 25 acres near the airport under Scheme 172. Private builders and licensed colonies make up much of the rest. The last master plan expired in 2021, and press reports say the state has held new Indore and Bhopal plans back while it moves towards metropolitan region planning. We could not confirm the plan's current status, so check it with the authority.

The areas buyers hear about most include Vijay Nagar, the Super Corridor, Palasia, Rau, Bhawarkuan and the AB Road belt. Descriptions of each differ by source, so visit before deciding.

The Super Corridor, a road of about 12 km running from the airport towards Vijay Nagar, is described in a planning guide as an IT and mixed-use zone. IDA's plans for it also mention a sports complex, a medical hub and a convention centre alongside housing. Treat these as intentions; ask what has actually been built near the plot you are viewing.

Connectivity

LinkDetails
Indore Metro (Yellow Line)16 stations, about 17 km. The first section (5 stations, Gandhi Nagar to Super Corridor-3) opened on 31 May 2025. The second section, 11 stations to Malviya Nagar Chauraha (Radisson Square), opened in early September 2026. Reports give 9 am to 7 pm service every 15 minutes at the start; check current timings.
Metro extensionRadisson Square towards Indore Railway Station and the Airport is under construction, with one report giving end-2030 for completion. The full line is planned at about 33.5 km with 29 stations.
Devi Ahilya Bai Holkar AirportAbout 8 km west of the city. It handled about 4.2 million passengers in 2025-26. A renovated Terminal 1 opened on 29 March 2026.
Indore-Ujjain six-lane highwayReported about 80 per cent complete in August 2026, linked to the 2028 Simhastha fair.
Bhopal-Indore expresswayProposed. Reports describe a roughly 160 km, six-lane greenfield road; the alignment and length differ across reports and it is not built.

The metro currently serves a limited corridor, so most residents still depend on two-wheelers, cars, autos and buses. Check how far a flat is from a metro station and from the road you will use daily, rather than assuming the extension will arrive on schedule.

The airport's renovated Terminal 1 is designed for 1.5 million passengers a year and lifts the airport's total capacity to about 5 million a year, according to a trade report. Annual traffic in 2025-26 was about 4.2 million, so capacity matters for the longer-term terminal plans described below.

Schools, colleges, hospitals and shopping

Education

  • Schools often named: Daly College, Indore Public School, Delhi Public School and Kendriya Vidyalayas.
  • Higher education: IIT Indore, IIM Indore and Devi Ahilya Vishwavidyalaya (DAVV). Indore also has many private universities such as Medi-Caps, Symbiosis University of Applied Sciences, Renaissance and Sage.

These names come from general guides and institution pages, so check admissions, boards and distances yourself.

Hospitals

HospitalNote
Maharaja Yashwant Rao Hospital (MY)Large government hospital.
Choithram Hospital, Manik Bagh RoadPrivate; one source gives 350 beds.
Bombay Hospital, AB RoadPrivate; one guide describes it as a 600-bed hospital.
CHL ApolloPrivate multi-speciality hospital.

Shopping

Malls include Nexus Treasure Island on MG Road (opened 2005), C21 Mall in Vijay Nagar and Phoenix Citadel, which has about 10 lakh sq ft. Older markets such as Rajwada are also in daily use.

Property market on ADiHomes

ADiHomes has no live listings or projects in Indore yet (as of October 2026). You can see new projects in Indore and flats for sale in Indore for updates when listings are added.

From the sources found, the city has several kinds of housing: IDA-planned residential schemes on the Super Corridor, apartment projects in Vijay Nagar and surrounding belts, older independent houses in central neighbourhoods, and private colonies at the edges. We give no prices, rates or appreciation claims.

Civic matters

  • Water: The city relies heavily on the Narmada. The fourth phase of the Narmada project, under AMRUT 2.0, includes a 1,600 MLD intake well at Jalud, new connections and overhead tanks, with reports varying on its target years and cost (about Rs 2,800 crore in one source).
  • Water contamination: In December 2025 sewage entered drinking water in Bhagirathpura after a leak in a main pipeline. The official toll was disputed: a government audit linked 16 deaths while locals claimed about 30. The High Court set up an inquiry commission in January 2026. We found no outcome. In older areas, ask who supplies water and how old the pipes are.
  • Sewage: The mayor's office says capacity is to rise from about 420 MLD to nearly 800 MLD by 2028; this is an official claim, not an audit.
  • Illegal colonies: The mayor has linked the master plan delay to unauthorised colonies. Check that a colony is approved before paying.
  • Ageing pipes: Reports on the contamination case said some supply lines in parts of the city are 40 to 50 years old, with drainage lines laid over them. We found no reporting on a city-wide replacement programme.
  • Cleanliness: The city's repeated Swachh Survekshan rankings are a genuine strength, though the contamination case shows that ranking does not guarantee every neighbourhood's pipes.
  • RERA: Madhya Pradesh has a functioning Real Estate Regulatory Authority with a public project search and complaints section.

Indore's land and housing supply is also affected by how quickly the authority releases new schemes and approves layouts. We have not found current data on how many plots or flats are available in any IDA scheme, so ask IDA directly or check its official portal for scheme status and eligibility.

Infrastructure underway or planned

  • Metro extension to the Railway Station and Airport: under construction, one report says by end-2030.
  • Airport: a new terminal was reported for completion by end-2028 and a runway extension from 2,800 m to 3,400 m was planned, per a December 2024 announcement. We found no later status.
  • Indore-Ujjain highway: reported 80 per cent done in August 2026.
  • Bhopal-Indore expressway: proposal stage; one report mentions 2028-29, which is unconfirmed.
  • Narmada Phase IV and sewage plants: in progress.

Pros and cons

Pros

  • Strong rankings for cleanliness, with a growing metro.
  • Good access to hospitals, colleges and large malls.
  • Airport with sizeable passenger traffic.

Cons

  • Metro covers only a portion of the city so far.
  • 2025 water contamination case and ageing pipelines in parts.
  • Master plan uncertainty and unauthorised colonies.
  • Several highway projects are still proposals.

Who Indore suits

Indore suits working families who want a large city with strong schools and healthcare, students and young professionals, and people who commute along the metro corridor or the Super Corridor. It is less suited to buyers who want guaranteed rail-based commuting everywhere in the city, or those who would rely on projects that are still on paper.

Pre-purchase checklist

  • Search the project and promoter on the Madhya Pradesh RERA website (rera.mp.gov.in).
  • Confirm the land is in an approved layout or an IDA scheme and that approvals match the plan.
  • Check title, mutation and any pending litigation.
  • Ask which pipeline supplies water, its age, and whether any contamination complaints were registered nearby.
  • Confirm the distance to the metro station and the date it opens, using official announcements.
  • Look at the area during the monsoon and in the evening to see drainage and traffic.
  • Do not rely on a future expressway or extension when judging a purchase.
