Where Pi is and how it is laid out

Pi is a residential sector in Greater Noida, Uttar Pradesh (PIN 201310). It is split into two parts, Pi I and Pi II, according to 99acres. Square Yards places it in the Greater Noida East micromarket, near Omicron III, Sector 36, RHO I and Delta I. It is not the same area as Greater Noida West (Noida Extension).

The sector is mostly high-rise group housing. 99acres lists Purvanchal, Eldeco and Unitech among the developers with projects here. It names BSF Road and Unitech Horizon Road as internal roads. The same portal estimates that about three-quarters of apartment supply is 3 BHK. Treat that as a portal estimate, not an official figure.

On ADiHomes as of October 2026, there are 4 live projects in Pi. The median asking price is ₹6,625 per sq ft, based on 4 properties. Of the 4 projects, 2 are under construction and 2 are ready to move. You can browse them under new projects in Pi or flats for sale in Pi.

Connectivity

Metro

Pi has no station of its own. The nearest is on the Noida Metro Aqua Line, which runs 29.7 km with 21 stations, from Noida Sector 51 to Depot Station in Greater Noida. It has operated since 25 January 2019. At Sector 51 you can change to the Delhi Metro Blue Line.

99acres gives these approximate distances. They are portal estimates, so check them on a map:

• Delta 1 station: about 2 km from Pi (listed for Pi 1).
• GNIDA Office station: about 3 km from Pi 2.
• Pari Chowk: about 4 km from Pi 1. It is also the junction that leads to the expressways.

One portal lists Aqua Line timings as 6:00 am to 10:45 pm Monday to Saturday and 8:00 am to 10:00 pm on Sundays. Confirm current timings with Noida Metro before relying on them.

Roads

99acres puts the Noida–Greater Noida Expressway about 5 km from Pi 2. It also describes access to the Yamuna Expressway. Square Yards lists Alpha Sector Road, Surajpur Kasna Road and the Greater Noida West link road as access routes for a project in the sector. Residents quoted by 99acres mention frequent traffic jams on some stretches.

Airport and rail

Noida International Airport at Jewar was inaugurated on 28 March 2026. Reports say commercial flights began on 15 June 2026. Phase 1 is described as a 12 million passengers a year facility. I could not verify a reliable road distance or drive time from Pi, so test the route yourself. I also could not verify a nearby railway station, so check that separately.

Schools, hospitals and shopping

I could not verify named schools, hospitals or malls near Pi, or their distances, so I have not listed any. Check these on a map and visit them before you decide.

The Knowledge Park area has many institutes. They include Galgotias College, GNIOT and Mangalmay Institute near Knowledge Park II metro station. 99acres describes Knowledge Park 1 and 3 as employment hubs 3 to 9 km from Pi 2.

Civic matters to check

Water

Greater Noida Authority has been rolling out Ganga water, mixed with groundwater in places. A report from roughly early 2025 said 52 of 58 sectors were covered. The six still waiting did not include Pi, but that report is old, so ask the society for the current position. Groundwater in the Bisrakh block, which includes much of Greater Noida, is classed as overexploited. That makes the reliability of piped supply a fair question for any society. I could not verify power-cut records for Pi.

Approvals, litigation and stalled projects

Pi is under the Greater Noida Industrial Development Authority (GNIDA). Check each project's UP RERA registration, the approved plan and the occupancy or completion certificate.

• Parsvnath Palacia: sources disagree. Some portals list it as ready to move. Square Yards (updated June 2026) lists it as on hold. It reports that Migsun took over in 2022 and that a consumer commission ordered refunds in November 2025. It also reports that Parsvnath has announced a relaunch with Opaa Realty, with GNIDA co-development approval. Completion is uncertain. See the Parsvnath Palacia page and ask for documents.
• Unitech Cascades: portals describe it as ready to move since about December 2018, under RERA ID UPRERAPRJ11104. I could not verify the developer's current legal position, so check it before paying. See the Unitech Cascades page.

Infrastructure underway or planned

• Noida International Airport, Jewar: Phase 1 was inaugurated on 28 March 2026. Commercial operations began on 15 June 2026. One guide expects the airport to grow to 70 million passengers a year by 2040. That is a projection.
• Aqua Line extension: GNIDA approved a 15 km Phase 2 extension on 4 December 2018. It would link Noida Sector 71 to Knowledge Park 5 with nine stations, at an estimated ₹2,602 crore. It serves other parts of the city, not Pi directly. I could not confirm its current status, so check with NMRC.

I found no verified, dated project specific to Pi itself.

Who Pi suits and what to check

Pi may suit buyers who want an established Greater Noida sector with Aqua Line access. It may also suit people who work in Knowledge Park or Noida. Buyers who need certainty on delivery should be cautious with stalled or disputed projects.

• Verify RERA status, sanction plans and the completion certificate.
• Ask for the registry (sale deed) position, and for any dues owed to the authority.
• Test the metro and expressway commute at peak hours.
• Ask about water source, power backup and maintenance charges.
• For under-construction flats, compare the promised possession date with RERA filings.
